GoogleShane and his team at Casey Kennedy have managed our rental property for the past ten years. As we live abroad, it was very important to us to have a responsive, efficient and professional property manager and Shane has proved himself to be that. Both we and our tenants have always been very happy with the service he has provided. We recently decided to sell the property and appointed Casey Kennedy as our selling agents. From our initial conversations regarding selling the property to its final conclusion, Shane kept us informed and there were no surprises. Shane knows the property market well and recommended we do some refurbishment work before market launch. Having agreed a budget, the refurbishment work was completed on time, on budget and to a high quality standard. Shane and Ralph achieved outstanding results for us and we were very pleased with their excellent execution of the sales process. GoogleAVOID AT ALL COSTS. I have been a tenant of a property managed by this company, but I am also a landlord so I see it from both sides. This company's representative has been rude, obnoxious and abrasive from day one. Has refused return of deposit unless we resolve issues that existed before our tenancy and as each of his requirements are fulfilled, invents new ones. We even found them replacement tenants when we were leaving, but then they increased the rent, so we had to do it all over again. An absolute disgrace . Rebuttal to owners response: I broke the lease at 5 months- my obligation & entitlement was to assign the remaining 7 months. You insisted on a new 12 month lease and 100 euro per month rent increase, in excess of your rights. You have twice stated that the landlord is withholding the rent - but then criticised me by email for contacting him directly. You requested I confirm closure of utility accounts upon leaving . You are not entitled to this as they're in my name, but I did it anyway and provided you evidence. You're still holding the deposit after I exceeded your requests. You have since attempted to impose further conditions related to the remediation of issues which predated my tenancy and which I can prove. 10 days is not standard and has no legal basis. There is no way it takes 10 days to organise a payment. Quit stalling and hand back my money. Let's see what the RTB and PSRA say for starters.
Dear Jim, You moved out of the property on Saturday the 14th of July. On that day it was made crystal clear to your obligations as an outgoing tenant and that as soon as these obligations where met your deposit would be returned to you in full. As of your message on Friday the 20th of July same had not happened. It was made clear to you also the Casey Kennedy Estate agents do not hold your deposit rather your Landlord does. This is company policy. There has been absolutely no undue delay with deposit return, 10 days is standard industry practice. We will remind you that you were only involved in securing a new tenant as you broke your 12 month fixed term lease after 5 months. We will be in contact with you through email shortly in regards to your deposit return. Sincerely, Casey Kennedy Estate Agents -------------- Reply to "Rebuttal to owners response" Dear Jim, Your deposit was returned to you on Tuesday the 24th of July when you finally met the Landlords criteria, not your own. As a new lease was being put in place it was perfectly within the Landlords right to increase the rent by €100 or 4% as is the letter if the law. The Landlord is perfectly entitled to hold your deposit until proof of ALL utility payments is provided. 10 days is absolutely an exceptable time-frame.
