Unresponsive and uncaring, at best. One star because the system won't allow me to give them zero. Property I have rented from them had no hot water for 3 days and no heating for 4 days after I moved in. They said it would need "cleaning", but didn't say they hadn't touched it at all in the 9 days between viewing and occupying, that it would be utterly filthy with hair, mould, food and other waste from the previous tenants. They only mentioned need to clean when they contacted me by email the day before my confirmed move-in date, by which time I had already ordered furniture to arrive on the Saturday. Their "solution" to leaks, filth, lack of heating and water, was my giving back my keys, rather than being able to achieve the very basics. I cannot return my keys. Winnard reacts with shock and horror when asked to complete these very basics.

As you have not replied to my email requesting a meeting to discuss this, below is my response to your review: When you viewed the property, you made no mention of wanting the property cleaning and was keen to move in asap. Your application was processed by us and accepted by the landlord and you were offered the tenancy. We then attended to carry out the inventory / schedule of condition and our inspector advised that the property needed cleaning. We emailed you offering to clean the property, but you replied “I will clean the place myself” as you wanted the keys asap. As for the lack of contact and care from the Winnard team, you only reported the issue with the boiler on Sunday morning and Ian from our office attended that day (on his day off!) to try and resolve this for you, he managed to get the hot water working and then arranged for a gas engineer to attend the next day, which they did. We also arranged for a cleaner to attend as we had originally suggested. I am extremely proud of our team here at Winnard Property Group, as shown above they do go above and beyond what would be expected of them for all of our customers. Your review and comments are not only extremely irrational but also unjustified and unfair.

Excellent customer service, which is a rarity nowadays, I am more than happy to recommend Winnard & Brown. I was fortunate to speak with Louise who was extremely professional, knowledgeable, helpful and very patient with me. Nothing was too much trouble for her in helping me understand the new rules and regulations regarding tenancy applications. It is a breath of fresh air nowadays to find a member of staff who is willing to take the time and trouble to be so kind and helpful, Louise is a credit and an asset to the company.

I just wanted to share my experience with Winnard Property Group. I spoke to someone there called Katelyn today as I needed some advice on a property that I let out as I was unsure were to turn. Katelyn was not only extremely knowledgeable on legal matters but she was very sympathetic listening to the concerns I had about the issues with my tenant and she gave some great advice. I won’t hesitate to use their management services in the future should the need arise as well as recommend them to my friends and family.

Winnard and Brown has been my letting agent for 7 years now. I have always found the staff to be courteous, knowledgeable and professional. The level of service and support has been first class, from tenant finding and referencing, to property maintenance and regulatory compliance, to resolving end of tenancy issues. I particularly recommend the full management service which gives me full support and peace of mind, plus the rent in time guarantee is a godsend especially in these more uncertain times.

This is one of the worst estate agents a landlord or tenant can use. I recently lived in one of their managed properties (was not the main tenant on the contract so they won’t have my name on record) and this is a horrible company to deal with. When we lived there, they were so cheap and would not fix hazardous issues that were of safety concerns. They are extremely unethical and is just milking off of people both landlords and tenants. When we moved out they fraudulently claimed things were not clean and just kept making lies and fabricating things including invoices and receipts. They are first class scammers and took so much of the deposit. They are very happy to eat your hard earned money up. Never rent or use this horrible estate agent to manage your properties there are much better estate agents out there that are not cheap and give good services to tenants. Most of the staff in here are also super unfriendly, it seems you have to be some sort of a special person to work here as well. For people who are supposed to be experts and professionals in real estate they surely don’t seem to know anything about the laws and regulations of estate management.

DO NOT USE THIS COMPANY …. Rented a property for the last 6-7 years , damp all over the house , leaking kitchen ceiling , bathroom wasn’t fitted properly and the bath wasn’t even fixed to the floor . Left mold all over the wall for YEARS even though it was reported constantly , when my partner was 9 month pregnant they sent a young lad who knocked all the plaster off the wall in the front room then left to get supplies and never came back , bare brick and hole in wall was left for us to bring home a newborn baby …. Rent goes up every year without addressing problems in property . Finally after YEARS of complaints they finally came to fix the bathroom and then decided to evict us because he’d rather sell the house than fix it …. Now this morning we have woken up with no hot water and 2 young children in the house ….. PLEASE USE SOMEONE ELSE

Disgusting company with no morals or care for tenants. I would strongly advise against anyone using Winnard for the purposes of a rental. Throughout our tenancy we reported issues and we were constantly being gaslit and forced to deal with the issues by ourselves, such as mould due to poor insulation and lack of access to the electricity meter room in our block of flats. As a letting agent, you are paid to manage a property and have a duty of care to tenants. This is something that Winnard Property Group fail to understand. They repeatedly made admin errors such as incorrect information about the end date of our tenancy and lost keys/accusing us of sending the wrong keys upon check out. We vacated the property at the beginning of January 2025 and it is March 2025 and we still have not received our deposit back due to seriously poor organisation by Winnard Property Group and claims that we left the flat dirty which is not true. We had to start an official claim through the deposit scheme to resolve this, which no one at Winnard bothered to respond to, so the case is now about to be dealt with by an adjudicator, further prolonging an issue that could have been resolved months ago. Darren, who is the Executive Director, is a nasty excuse for a man and I sincerely hope that reading this will dissuade others from having to ever deal with him.

Dear Holly, Thank you for taking the time to share your feedback regarding your experience renting a property in Wakefield. We appreciate all customer input, as it helps us to continually improve. We were concerned to read your comments relating to several issues. We do accept there have been delays mainly caused by third party companies beyond our control, and as the Management Company acting on behalf of the Landlord we apologise for any resulting inconvenience. We acknowledge that an automated Tenancy renewal invite was incorrectly emailed to you, but there was never any dispute regarding the Tenancy end date. Regarding the window issue, we instructed a glazing company to investigate the seals and mould around the windows. The glazing company advised that the window seals were not defective, that windows were not leaking and that the issue was likely caused by condensation, that could be controlled by increasing heat and ventilation. Unfortunately, we are merely relating comments made by qualified contractors. Electricity meters in apartment developments are often situated inside communal meter cupboards, or storerooms, that are kept locked by the management companies in charge of the development. These meter store are locked for safety reasons and appointments have to be made with the key holders direct. Unfortunately, this situation is beyond our control. No one ever accused you of returning the wrong keys. Your keys were signed out the inventory company who advised they could not gain access with the keys provided. One of our staff members related the above information, you confirmed that you did not have any other keys, and that was the end of the matter. We note that you disputed claims made in the ‘check out’ report that related to additional cleaning. It was explained at the time that both the inventory ‘check in’ and the inventory ‘check out’ were compiled by an independent inventory company. The same independent company came to their conclusion after comparing written statements, and time dated photographs from the check in. They provided time dated photographs from the ‘check out’ to prove the property was not returned in the same level of cleanliness as it was when you took possession. We understand that perceptions of cleanliness can vary, unfortunately when presented with evidence in the form of a check out report, and photographs from an independent company, a Letting Agent is obliged to address the specified concerns. If a Tenant continues to dispute said independent findings, it is their prerogative to raise a dispute, which unfortunately does take time. Due to delays on our behalf, rather than the finding in the independent report, the deposit has been returned in full. We sincerely apologise if your experience did not meet your expectations. Winnard and brown was definitely my favourite to deal with over an house. Amazing team Standish winnard and brown have got, such polite and helpful staff. However Angela was definitely an angel in my move, from start to finish she was simply amazing. I was going through a tough time and without her I would of fell to bits. She took good care of me and my little boy and ensured all the jobs was completed as quickly as possible before I moved in. She was amazing and so polite. Cannot thank angela enough for all she did for us. She is a real credit to Standish winnard and brown but all the girls are a huge credit too. DO NOT use this estate agents they are corrupt and bullies Darren just been to my property assaulted me pushed me wedged his foot in my door and tried to steal my phone because they are unlawfully trying to evict me I have the videos of it all if anyone is thinking of renting a house with them police are now involved with the matter! My disabled children were in the home absolutely petrified. STAY AWAY FROM THIS COMPANY

Dear Cheryl, Thank you for your review. We act on behalf of the legal owner. You are not a Tenant, you do not have a tenancy agreement with the legal owner and have never paid any rent to the owner of the property. Legal proceedings have commenced to evict you because you are illegally trespassing, also known as squatting, in a property without permission from the owner. Your illegal occupation can lead to 6 months in prison or a £5,000 fine or both. We asked for the Police to attend as part of the eviction process. Your attempt to slander our name does not help your case. Your fraudulent post violate the platforms terms of service and has been reported as such and we will also take legal action against you for slander.

I met Angie at the property in Orrell, which I now rent off Winnard & Brown. Angie was very communitive before I arrived and well presented and friendly when we met at the apartment. Angie showed me around with a pleasant attitude and gave me all the information I needed about the property and how I should go forward to rent it. She was very helpful at all times and great to deal with.

Samantha has been my main point of contact during the start my tenancy journey, and she's been so accommodating and a great communicator. Can't fault their service :)

Absolutely the worst agents for tenants and landlords. When we first enquired about a property the person we were due to meet was late at their office, and still seemed drunk. Once we had viewed the property we said it needed decorating, which these guys said it would be fully decorated. Moved in and there were still food stains on the walls and burn marks on carpets. Called to find out why it hadn't been sorted and was told it was tough because we'd already signed the contract! Landlord came and was ashamed at the state the house had been let in. Then told us that they had charged her for replacing things like plugs...they hadn't and WE bought the plugs. Over the next few years, all inspections completed with no issues although we had kept asking about decorating, crumbling units and stuff left in the attic. Fast forward to June and we had received notice about increase in rent. Didn't want to but said we would if the issues we had raised would be sorted. Received a S21 eviction notice instead! Once we moved, received the exit report. All of the issues we had raised were now in the report as if we had been negligent in looking after the property! When I dropped the keys off one of their staff even stood in the way of the door saying we owed them extra rent! ***Edited*** Had a call from one of the partners at W&B. We discussed the issues raised in my review. Although I stand by what I said, not everybody or everything at W&B was terrible. Inspections were completed regularly, and any major issues were dealt with promptly through their online portal.

This company is so unprofessional, made arrangements to view a property on Saturday 2nd March & guess what they had us waiting 20 mins & never turned up, no phone call nothing. They then had the audacity to contact me today by phone and got their own company name incorrect. They then attempted to push the blame on myself saying they stipulated a different meet time. Absolute joke couldn't manage a you know what & where. Avoid this company if you want a decent outcome to your sale.Total inadequate staff who require training in manners and ediquate whilst dealing with the public. Rant over !!!!

The best letting agency I've ever used! Been renting for 10 years, relocated 3 times, used many agencies. I'm very picky with places I live. I rented two properties from them and both was really good. They always has highest quality houses/flats for very reasonable prices. Staff are very friendly and professional. Quick response to emails as well. Never had any problems if something broken and need to be fixed, everything was sorted straight away. The property I am renting now of this agency is absolutely stunning. Can't be happier with their services. Thank you :)

Awful experience regarding an enquiry about a property. Just sold a property and ready to buy another as soon as I find one I like. Property no longer on the market, attempted to engage in conversation about anything else similar on the market and the lady came across as though she could to wait to get off the phone, awful telephone manner. Negative experience. Enquired online about viewing a property. Waited a week to see if they would email/ ring me to arrange a viewing. Nothing. Then received an email 9 days later to register my details & book a viewing online but despite fitting the income criteria, no adverse credit /ccjs etc - it said registration unsuccessful. I then tried again incase it was an automated mistake & it said " no more viewing times" yet property's been on a month & they've had to reduce it it once. The email also states " access our tenancy application form here" but the link doesn't work. If they're relying on online enquiries instead of human contact then at least make sure forms work . Bad first impression. No excuses really. Such a shame as I had the cash deposit , a flawless credit score & in no chain !

Horrendously unprofessional. Don’t bother wasting your time with these lot. Booked a viewing and the agent didn’t show up, they also double booked so another person was waiting with us. Nobody answered the phones and had the audacity to email us to confirm our attendance beforehand. No apology, no follow up nothing. I spent £20 on Uber to get to this viewing and one week later - nobody has been in touch. Disgusting.

The reason for the cancellation was due to a tenant being introduced prior to your viewing. After an unsuccessful phone call, we followed up with an email to cancel on 5th January. As a landlord, I have used W&B a number of times to find tenants for my properties, and they have been outstanding every time. The customer service from the office team and Angela in particular is second to none. I had a couple of complications with a recent tenancy and Angela went "above and beyond" in order to get the tenant moved in on the day that was scheduled. Nothing was too much trouble and I found her to be really professional, accommodating and helpful and a pleasure to deal with. Horrendous. As a tenant I would advise avoiding this company at all costs. They've kept hold of our deposit for over a month since we vacated the property due to problems at their end, and now they have the cheek to try and charge us for cleaning costs when I broke my back to return the rental in the condition that we received it in, incredibly insulting, spineless and I can't imagine that they would be pleased if a company treated them or their family with such disregard or lack of respect. Still have not had our deposit returned. Many other unprofessional instances throughout our tenancy such as incorrect information about the end date of our tenancy, lost keys/accusing us of sending the wrong keys.
