The process was overseen by a 3rd party, which made it non-biased. Our vendors D&D were kind and helpful in many ways. Ashleigh was great and as soon as she got information passed it on straight away . I’d viewed a few houses with AB and they always turned up on time and were pleasant so I can’t fault them. The solicitors involved in me buying the bungalow were not so great but that doesn’t reflect on AB.

We recently used Alan Batt Estate Agents to sell my mum’s house. At first, things started off well. Alan himself was very prompt in coming out to give us a quote and assured us that his team would negotiate on our behalf to get the best possible price for the property. The photographer they sent was lovely, quick, and did a great job presenting the house. We also received a good number of viewings early on, which we give credit to Alan Batt for. The only other positive we experienced was their partnership with a company called ASAP, who step in once the sale is agreed. ASAP ensured a smooth transition through to completion, and we had great communication with them throughout. However, the experience quickly began to sour once we were handed over to a staff member named Charlotte for the remainder of the sales process. Communication with her was not easy, and we didn’t feel she was working in our best interests. The house was listed at £475,000. Within a month, we received an offer of £420,000, which we declined. Shortly after, Charlotte advised us to reduce the asking price to £430,000, which felt premature and geared more toward a quick sale than achieving the best price. We refused, but the same buyer was entertained again and again, even booking a third viewing. After this, they claimed the house wasn’t worth more than £430,000, a conclusion that seemed encouraged by the continued engagement from the agent. Later, we received another offer for £450,000, which we also declined. At this point, Charlotte began pressuring us heavily to accept it, saying we’d had many viewings with no higher offers and that due to the time of year (approaching December), interest would soon die down. She even cited a valuation range of £425,000, £475,000, which we had never agreed to or been told. We strongly felt our house was worth the asking price and decided to hold our ground. In the end, we became so frustrated with how Charlotte was handling the sale that we chose to switch estate agents. Ironically, just before the change and before Christmas, we received an offer close to asking price. Once again, Charlotte encouraged us to accept it, but when we pushed her to go back and ask if the buyer would match our full asking price, they did. Our experience left us very disappointed. If you're looking for an estate agent who will truly be on your side and work to get you the best price, I would not recommend Alan Batt. In our case, we felt pressured to accept lower offers, and it seemed like the priority was closing the sale quickly, not negotiating in our best interest.

We used Alan batt last year to sell a property that had been on with another estate agent for months. The service received from AB from beginning to end was outstanding. Alan himself came to do valuation and gave us advice in relation to pricing, advised us what they would do re marketing etc and everything he promised they delivered and more. The house sold within weeks of moving to AB and then once sold AB used a company to do the chasing to ensure that everything was progressing as quickly as it could. This service was unreal. Can't recommend this company enough they have such old school values and it's shows every call answered, any questions answered, and the marketing was above and beyond.

This company are amazing . From my initial telephone contact speaking to Claire to book my valuation . Claire was beyond helpful . She was reassuring ( as selling one’s property can be anxiety provoking ) . Alan came to value my property. He was down to earth , honest and very easy to talk to . I did not feel under pressure to sell the house with him . He gave me no sales jargon . He was efficient and did not waffle . He gave me positive constructive advice about how to make the property more attractive to potential buyers . Nothing that would break the bank . He also explained the theory behind the house market and why he valued my property as he did . This was very helpful . I felt no pressure at all . Alan and Claire were brilliant . I will not be going to any other Estate Agent for a valuation as I completely trusted Alan’s valuation and advice . The fact that Alan the owner is still working grass roots out and about . Genuine review despite the owners bullying reply asking me to remove. Speaks volumes on their character. Many other reviews say the same. Enquired to view a property . Nice lady rang me but couldn't understand her due to language barrier . Definitely had an accent. Definitely not " local" Dont want to embarrass her by naming her as her attitude was polite unlike whoever wrote the response. . We also weren't told it was a block viewing with a few other people . We made an offer same day & rang the office to show our interest. Property then went a few days later . Doubt we were ever put forward. Such a shame as we were the 1st to offer according to the lady doing the viewings, fit all the criteria, in no chain & the house had been on over 2 months then reduced. A phone call would have been appreciated . Not a great first impression. Communication is lacking. It takes a minute to ring or email a potential offer. Only a handful viewed it so no excuse really. Their follow up comment ie denial is as expected.
