A never ending nightmare with Little Estates Agents. I am a year into a nightmare with this agency that is not ending any time soon. Going into the 5th month the tenant the agency found not paying rent because “they haven’t been paid”, tenant not leaving my home because “they haven’t been paid” so basically, they won’t leave because they would have to pay rent at the next rental, so why leave if they can continue to live rent free in my home. The nightmare started in the process of finding a tenant, a tenant moved in 4th of March had CCJs and had agreed to pay 6 months upfront plus guarantor, they would have to be re-referenced for a new contract from the end of the 6 months. A home inspection was done June 18th, tenant had removed all the carpets in all 4 bedrooms upstairs, lounge and dining room. Had put paneling in most of the rooms and also painted the cream banister black. Tenant fully violated the contract terms, when I pointed this out to the agency, they responded that “the tenant had made the house nicer and had promised not to do it again”. Then as per agreement at the start, the agency had to re-reference the tenant so I could get rental insurance, tenant continued to fail referencing as they had picked up more CCJs during that 6 month period. At this point I informed the agency to serve the tenant 2 months notice for Section 21 from the end of their tenancy. Over 19 plus emails, Nicola flat out refused to serve the Section 21, giving all sorts of reason including that the rental rights act was about go into law and I would not be able to use Section 21, that rental rights law is going into effect May 2026, this was in August 2025. Additionally, the tenant after the 6 months ended, stopped paying rent, said they didn’t have money to pay, that was October 2025. Eventually having gone nowhere with Nicola I escalated to Jonathan to get the section 21 served, this was eventually done in October 2025. A section 8 was also served after the 2 months rent missed, that i also had to beg Little Estates Agents to do. Tenant still hasn’t paid a penny of rent because “they haven’t been paid”, tenant also not leaving my home because “they haven’t been paid” so basically, they won’t leave because they would have to pay rent at the next rental, so why leave if they can live rent free in my home. I finally got Solicitors to start the section 21 process, had to beg Jonathan to ask Nicola to provide the required information to my solicitor. After Little Estates Agents had obviously also not been paid because the tenants were not paying, they then served me with a bill covering the period upto January 2026 for which the tenant had not paid rent. I barely heard from Nicola from November, until January when she sent a series of emails including the request for agency fees. The Tenant she said had not been responding, except when tenant finally contacted her to say there was an issue with the boiler it must have taken her 0.5seconds to email me about it. Same thing when the tenant contacted her that the oven was not working, she was diligent in contacting me to find out when I would install the new double oven that cost me £1200. Zero contact from agency on the days tenant missed paying rent. If only Little Estates Agents put as much energy into supporting the tenant as they do into supporting me who is paying them to support the tenant. The court process to get possession of my home is ongoing and it will probably be another 3-4 months before I can get bailiffs to evict these horrible people, at that point tenant will be owing over £13000 in rent arears which they clearly have no intention of paying. I am sure every month until then Little Estate Agents will be demanding their payment for god knows doing what. I can’t wait for the day these horrible tenants leave my home, and I never have to deal with Little Estate Agents. That day will come eventually; I just have to take one day at a time. To whichever landlord will have the unfortunate pleasure of having these tenants in their home I have nothing but sympathy.

Hi Milimo, We are sorry to hear how distressed you feel about the current situation and appreciate how difficult prolonged rent arrears and possession proceedings can be for any landlord. From the outset, we acted transparently regarding the tenant’s referencing position and the agreed terms under which the tenancy proceeded. As discussed at the start, the addition of rent protection was subject to successful re-referencing at a later stage. When this was revisited, the tenant was unable to proceed on their own due to changes in his personal financial circumstances. A suitable guarantor was subsequently identified, which would have allowed the referencing to proceed; however, we were later advised that alternative arrangements had been agreed directly between yourself and the tenant, and as a result the process did not move forward. With regard to re-decoration, the tenant did make alterations without consent. As with all tenancies, a security deposit is held specifically to address such breaches at the end of the tenancy and remains the appropriate mechanism for reinstatement where required. Our comments at the time were intended to acknowledge the standard of work carried out, not to override the terms of the tenancy. Throughout the tenancy, we acted in line with current legislation and best practice, serving the appropriate notices promptly when instructed and liaising with third parties as required. There were periods where we were unable to obtain responses from either yourself or the tenant, which made it necessary to request settlement of outstanding costs and invoices already incurred on your behalf, including notice fees, compliance, and contractor matters. While we understand your frustration, issues such as rent arrears, possession timescales, and tenant behaviour, these matters ultimately sit with the tenant and the courts rather than the managing agent. We regret that this experience has led you to feel dissatisfied and are sorry for the stress caused. We remain available to continue supporting the tenancy as far as legally and practically possible and hope for a swift resolution through the court process. Kind regards, Little Estate Agents

Incredibly unprofessional. Nicola is the most unprofessional person iv ever delbt with. When asked for her managers email to file a formal complaint with, I got ignored twice. Littles then thought it was professional for Nicola to investigate the complaint about herself. The whole setup is comical its that bad. I even had to tell them the length of the agreement I had after they wrongly informed me it was six months. Avoid like the plague!! Iv edited this review to give the public a better idea of some of the issues I have faced with this esatate agent. I have left the original above. When arranging a visit for a epc survey to be carried out I made Nicola aware I wasn't comftable with having people in the property with out me being present. Nicola didn't seem to understand this as it took around 30+ emails to eventually arrange the 10 minture appointment at a reasonable time that didn't disrupted my working day. During these emails Nicola implied I was in breach of the tenancy agreement and started to send me quotes out of the contract, I was not in breach or even close to breaching any of the clauses mentioned. Nicola tried to use this an intimidation technique in order to make her life easier instead of trying to meet the reasonable requests of one of her customers. There is a full email paper trail of this. If this is how you encourage your staff to do their job, then I am starting to understand where your staff get their toxic behaviour from. I was then contacted around a month after this to arrange a property inspection. This wasn't due for another 2 months. Nicola informed me it was due as I had a 6 month agreement. This is incorrect, I have a twelve month agreement. This shows a complete lack of basic management skills. When I asked Nicola for contact details to file a formal complaint, she first requested I went through herself and then ignored me. I felt the need to do this as her behaviour is becoming borderline harrsement and i need a paper trial incase this contuines. Again I'm starting to understand where the culture of brushing it under the carpet comes from. It took a public review to get response from somebody other than Nicola. I can only leave a poor review for the meantime as you seem to see no issue In this kind of behaviour so it will continue.

Following your formal complaint to myself on Monday I am sorry that you feel the need to leave a negative review. Nicola and I have looked into this and I can also confirm that I am satisfied with the formal response that Nicola cc’d myself and Ryan into today. It was agreed Nicola will respond to this complaint as she is responsible for managing and directing the lettings side of the business. You only emailed Nicola late last week, she has responded in a reasonable time. Upon review of the complaint, I can confirm there has been no wrong doing on Nicola’s side, she has simply been acting on behalf of your landlord to book compliance work in and address concerns in line with your tenant obligations. Given the context of your emails to herself and other staff, she is just doing her job ensuring that the house is complaint and looked after on behalf of the landlord, and this does include house inspections & contractor access, along with new keys when you change the locks. Whilst I appreciate people needing access to the house can be frustrating, it is requirement when you are in a tenancy agreement. I cannot find any evidence to suggest any wrong doing from us as an agent, or any issues regarding response emails sent from Nicola herself. Your formal complaint was responded to in a prompt manner & I am satisfied with the response. In regard to the tenancy length, it is not unheard of for agents to do inspections 3 months in, however yours should have been scheduled at 6 months in, please accept our apologies for the office booking this in 2 months early, but again this could have been a simple email, not the response we received. Having a negative review is not something that we attract, and I am sorry that you feel the need to leave this review. As advised on your response letter, you may respond to the complaint letter and we will attempt to alleviate any further concerns that you may still have. I can honestly say,littles estate agents have made such a difficult time for me,selling my mum and dads property so much easier, From dan giving me a valuation,i had 3 valuations in all and just knew straight away his valuation was spot on,he was friendly and very professional at what he did, From the minute it went up for sale it had lots of viewings ,tracy ,danielle and Olivia did the viewings, Danielle and Olivia were always there to give me feedback from the viewings, Johnathon,is such a genuine man,he gave me some really good advice ,I cant praise this team enough I really cant, I would highly recommend,from the first day to completion,they went above and beyond, Thank you.

Couldn't thank Little Estate Agents enough. From the initial phone call to Jon and the sound advice given, to the dealings with Olivia who was always there to sort sometimes frustrating areas of the process. She's a gem, has that balance of being a total professional and also being empathetic and reassuring. Danielle was also great and I always felt reassured after speaking to her. You have a great team . I remember Jon saying " for every problem there is a solution" and they certainly put that into practice. Thank you for all your help. So glad we picked this agent.

If you want to get top offers, then Jonathan is your best friend. I got almost 30k more compare to the local market leaders. I'm so grateful for Jonathan's and Rachel's time and professional support. They ensured me everything will be ok when it all got extremely stressful due to many unpleasant moves of the buyer. I was constantly on the phone to the office and sending the emails which was responded and replied to straight away. What I appreciated the most was the fact that I was treated with respect and the owner was always willing to help if needed. Also one person was handling the case so she knew what was going on. Danielle was very helpful in communicating with the seller's and seller's solicitors and promptly answered any questions I had. From booking the initial appointment with Olivia, to Jon's help negotiating the purchase, we have been nothing short of delighted. I had an offer accepted for a property that The Little Estate Agents were advertising The survey I had arranged found that there was an active leak from the roof so I suggested my roofer goes and has a look before fixing it, the seller then went AWOL for 2 weeks whilst keeping me in the dark ! at which point I pulled out to avoid potentially massive expense WOW Thankyou - The Little Estate Agents, Well done (not)

A had a very positive experience buying my first house with the team at Little Estate Agents. The whole process was seamless and I didn't encounter any issues. I dealt with a few different agents in the process but the communication was always on point and as a team they always knew where I was up to in the process. I have rental properties with Little Estate Agents which are fully managed by Nicola and Emily. I am always kept up to date if there are any issues that need to be resolved with any of the properties or any updates. They have a wealth of competent contractors that are able to fix/repair/replace anything that needs to be sorted out. Highly recommend Little Estate Agents for anyone looking for a smooth, reliable rental experience or a landlord moving properties over to them.

Personally I think little estate agents is the best people and company we have gone through , we wanted a home perfect for myself and my partner and Nicola really did that for us , she made us feel so welcome always kept us in the loop for every little thing , was the quickest process and everything was so easy and no messing about. I enquired about a house for sale through the website and received no reply. I phoned the next day to be told that there were several offers on the house and that the buyer may have been taking no more viewings, but my details were taken to let me know what was happening. No contact was received back after a couple of days so I sent a direct email to the business address stating my interest in the house, as I would have hated a simple error to have lost my chance at a very nice property (first time buyer). As of four days after the email I have still heard nothing back. This property was ideal for me and I would have otherwise had no issue making an offer given the chance (full deposit, mortgage in principal, no chain, etc.), however Little Estate Agents have unprofessionally failed after several attempts to make contact. I get the impression no one cares now that someone has earned their commission, and the frustration is that I would have liked my details passed on to give me a chance in the case that the sale does not work with the current buyer.
