GoogleRecently I went through the process of renting with Space Lettings in St Albans and they were great, particularly Erin, from the very beginning (putting in a contact request and being alerted of properties) to the very end (managing all the documents and admin my partner and I had to do). Erin specifically was very quick in her responses throughout the whole process, very helpful when I needed clarification on something, personable and professional, and I felt went the extra mile (e.g., telling me where there was available parking prior to viewing the properties). When trying to find somewhere to rent under a time pressure, this was a godsend and I would recommend Space Lettings.

GoogleThis is what you might call a dodgy estate agent, in my view.
We made an offer to rent a property through them, which was accepted by the landlord and we then passed all the referencing checks. However, they then sent us their "standard" tenancy agreement, which contained several unusual, unfair and potentially illegal terms (we have been renting for years with other agents without problems, so have a good idea of what a normal tenancy agreement looks like). When we questioned any of the terms, we were strung along for about a week and were then suddenly told we could no longer rent the property, even on the original weird terms.
It feels like they are knowingly (or recklessly) putting forward unfair and potentially illegal terms to tenants, in the hope that people will agree to anything just to get a home to live in. If they are willing to do that, who knows what else they are doing to tenants who don't know of their legal rights and might get taken advantage of in many other ways?

I am sorry that you are disappointed but for clarity it was the landlord who decided not to proceed. We were prepared to accept the suggested amendments to the tenancy agreement as none of the clauses were contentious in our opinion and none had ever been referred to or had resulted in any actions in other tenancies in any case. We are amending and updating our agreements as per the changes coming into play on 1st May 2026 and as already advised we are taking your points into consideration during this process.
We hope that you can find another property which suits you and am sorry that our client landlord would not permit us to proceed with the let on this occasion.

GoogleVery poor service overall. I rented a property through Space and was not given a clear understanding of what the property contained. I am still to receive my deposit after a full month after the hand over of the property and am not able to contact anyone for assistance. Worse still, the person responsible Laura Kidd is MIA when I call them up to follow up. Stay away from this agency - especially for properties in Art School Yard. This is the third property I have rented in and around London and by far this review reflects the relatively poor performance of this agent relative to other experiences in London.
