These guys found our tenants in one day. And nice tenants they are too!Very impressive!They handled everything well, the only reason to drop one star is the processes were sometimes complicated by dealing with several people at once. Otherwise full marks for professional and friendly service. I will use them again.

A thoroughly positive experience As the title suggests, we were very impressed with our experience of selling through GJM. Everyone who we dealt with was polite, friendly, and professional. We had other estate agents value the house: Mark won me over with his knowledge of the local market and honest pricing: we had other agents value the property but from ridiculous suggestions on the asking price, to very high commission. The sorts of estate agents who inflate the price, get you to agree to a higher commission on that basis, and then after a few months on the market drop the price to the more realistic level, but with higher commission. It was a tough market and GJM got lots of people through the door. When we accepted an offer, which was lower than we'd expected, GJM didn't tell us to take it immediately (I've experienced previously estate agents pushing us to take low offers for an easy sale; £20k more for an offer doesn't make much difference re an estate agent's commission). We were advised we should be able to get more, and indeed turned down a higher offer for a chain free buyer. Nicki managed much of the process and was superb too: it was meant to be a simple chain and then became complicated when we thought we were near exchange. She persevered and pushed it through, calmly assuring us throughout. I've mentioned Mark and Nicki: the rest of the team, who were all involved in some way, at some point, were great too.

Surprisingly absent throughout the moving process

Myself and my partner have rented properties for many years and never before have we encountered such an absent and unreliable estate agency service. We had to follow up several times on almost every query, speaking to a different member of staff each time and having to re-explain every situation and question.During our move we encountered many hurdles and felt largely unsupported by Gareth James staff, which was very surprising to us considering we had to pay considerable agency fees. Communication was extremely poor and left us with a huge amount of personal belongings left in the property from before our tenancy, which we had to arrange removal of. It’s also worth mentioning that their cleaning staff left all of the gas hobs on for our arrival which was a lovely welcome!It wasn’t all bad, however, we personally found Esther to be helpful and polite, which is a shame considering we were passed around so frequently and weren’t given one sole contact who was responsible for our case.

Renting a small flat in Bermondsey with three other people (we are all students studying in central London). The rent is extortionate but we can expect that for the location (£2700 p/m), for a small, poorly ventilated, unfurnished flat. Anyway, that's not the problem. The problem is with the way the whole thing is handled, we requested to be able to pay rent in lump sums, for our loan etc, but was told it's not an option for one reason or another, never been an issue with other agencies. We have problems with fittings in the property and contacting them about this is next to impossible, but they are very quick to get to us when we are late by a day for rent. The customer services department is shocking, after being sent through three different people via email and phone calls to try and talk to someone regarding a broken door fitting (the door warp since the ventilation is so bad in the space), but 9 months into our tenancy and still no reply. An absolute joke of an agency and will not be recommending them to anyone or continuing my affiliation with them after my tenancy agreement terminates. Pity really.

We received a thoroughly excellent service from start-to-finish. Gareth James really does know the Peckham area, and the property within it, back-to-front. Moreover, they provide really dedicated and proactive assistance. Our purchase was entirely put together from nothing and Gareth James really exerted itself to ensure that the long chain of sales and purchases that had to be put together so that we could buy our house went through without a hitch. Me and my fiancée cannot recommend the firm (with particular reference to Tony Hayward) highly enough. If you're looking to move to Peckham (or, I imagine, East Dulwich and/or Nunhead) I would recommend that you first go to Gareth James.

Wow, having read this review, and finding ARLA membership a lie, I find this hard not to share! "Awful state of house when tenants moved in. by Unhappy Guarantor (Tenant) 01/10/2015 I am currently completely unimpressed with Gareth James as a letting agent. It would appear that they think student tenants are fair game for shoddy treatment. I have never seen a house as dirty, poorly maintained and poorly decorated as the house my daughter and her friends have just rented. I have emailed in to complain and have not even had the courtesy of a reply from their Peckham Branch. They also claim on their website to be a registered member of ARLA. ARLA have confirmed to me today that they are not members, so I have reported this matter to Trading Standards in Peckham. Caveat Emptor."

Absolute sharks. Overpriced, and you are given the impression that 1) they are a company that do not understand how to do their jobs, and 2) that even if they did, they still wouldn't because they care so little about the tenants that they house. Incompetent at even the most basic tasks - they repeatedly used the excuse that they emailed the old tenants when failing to inform us of various work they did to the house. If you choose to rent from them, you will have to ask various members of staff for a task to be carried out, you will be told that your property has a different manager on a regular basis, and to top it all off, they will have the temerity to charge you for things that were either broken when you moved in (and subsequently reported to them), or were installed under their supervision to such a low standard in the first place that they were broken from the start. I was charged for a broken bed which was broken when I moved in - quite aside from having to sleep on it the entire year, I was livid when they said that I was responsible for this. They installed a new front lock midway through our tenancy, only to tell us that we had broken it (it was defective when they installed it - maybe they should think about not taking the cheapest option every time?) In short, shocking service. Bad customer interaction, terrible property management, over-inflated prices, and the best thing of all? They told us to get a cat in response to our chronic mice problem, despite their tenancy agreement explicitly stating that we were not allowed pets. The hilarity of it all.
