Would not recommend at all

Would not recommend based on our ~12-month tenancy managed by Frank Harris & Co. In the first weeks we had a toilet leak and a ceiling electrical fault that took roughly a month to resolve. This was followed by a mouse infestation (we later found a pre-existing trap hidden under the kitchen units) and, in November, an overheating/burnt fuse on the boiler that posed a fire risk. Mould reported in February was still unresolved when we moved out in July, almost 5 months later. Contractors missed appointments, and updates only came after persistent chasing on our part. We have had multiple property managers with no visible hand offs taking place when people overseeing our case were on annual leave - leading to further delays in resolving issues. Since vacating, we've also faced ongoing delays getting our deposit released - over 5 weeks with no resolution, which has led us to raise formal complaints with both The Property Ombudsman and the TDS.

Highly recommend Madeleine Ashby!

I've been a tenant at a Frank Harris property for over a decade(!), so I've certainly had my fair share of experience and it must be said that not all property managers are created equal! I've recently been fortunate to be in touch with Madeleine Ashby who has been fantastic - she has been easily contactable, incredibly friendly and understanding and sorted and actioned issues within a matter of hours! She is an excellent property manager who is a credit to Frank Harris and I feel very reassured that she is my point of contact. A special mention as well to Renesa Zeka who always is a very bright light when she visits us for our property inspections.

I would not recommend this letting…

I would not recommend this letting agency based on my experience as a tenant. Throughout my tenancy, I found communication to be slow and, at times, obstructive. Maintenance issues were not addressed within a reasonable timeframe, with some taking several months to resolve. On multiple occasions during the winter period, I was left without heating or hot water, which caused significant inconvenience. As I am now leaving the property, I have also experienced attempts to apply charges that I believe are not in line with current regulations. Overall, I found the service to fall below expected professional standards, particularly in relation to responsiveness, maintenance, and tenant support

Although we had bad experience with one senior employee of this company as our email were completely ignored, Bailey jump in and she helped us massively to resolve our issues in the flat much quicker and in a very professional way. I definitely recommend Bailey, not the all agency unfortunately. Now that Bailey is ooo no one of the agency is getting back to us, as it happen at the beginning of our contract, as explained above. This is frustrating and we are unhappy with the service provided and we definitely don't recommend this agency for future rentals.

I recently was helped by Frank Harris to move into a property and I cannot rate the service enough. Denny - Denny showed us around the property and was available to answer any questions we had, at any time. He remained constantly in contact throughout the process, and was patient when working around our work commitments. I am confident that we wouldn't be in our lovely flat if it wasn't for his help. Ronni - Ronni took over the process in the lead up to the move in. His level of customer care was exceptional. Even when we had difficulty with getting the keys on the weekend, he waited in the office, hours past his work hours, to make sure he was there to sort the issue. Moving is stressful but Ronni went above and beyond to make sure we were settled in the flat when we needed to be. Thanks to both Denny and Ronni, I will be going back to Frank Harris if I ever need to move again.
