Once ths sale was underway, Gemma from aftercare kept me ipdated with progress and paperwork. As a begdance was invaluable. I now feel confident about building a portfolio with Alesco's help.

I just had a reply to my bad review of them… let me clarify to you Alesco … we purchased a flat in Carnaby place, 6yrs ago… you work with crooks that are source developers now in administration, and Ackroyd’s appointed lawyers, also crooks. You have all absolutely thrown at least 500 plus minus apartment purchasers out of pocket, loosing all of our deposits… you are an absolute disgrace likewise all those associated with you. Zero help from you yet you sold us this flat… all smiles 6yrs ago and still a complete and utter shambles

Alesco is a huge disappointment

A huge disappointment with Alesco! We applied to them for Mill conversion project. They changed the date of the project two times after they took our money. The project was not delivered on time and clashed with my husband’s visa extension period and he could not take mortgage as he does not have visa result which is still in process for 8 months. This was a buy to let project and we would pay through mortgage. Also we learned that high street lenders do not lend for this project which we were not informed at the beginning. When we said we had to cancel as we can not have mortgage due to visa processing time, they told we can not have any of our money back. We paid 31.000 GBP at the exchange of contract. I will try all legal remedies to get my money back but please do not trust this company.

VERY CHEAP Real Estate agent-DON'T USE ALESCO for any investment

The developer and Alesco are working for same. The reservation was done on 30th Jan and there was 28 days cancellation period but still Alesco is not refunding the money. They did sell the property of lease hold buy giving the wrong information of shares of freehold and the exchange docs can't be incorporated. The tried to take your space for their use of service things and they don't offer and change the cotract accordingly. ALESCO IS VERY CHEAP and LOW GRADE ESTATE AGENT ONLY. It would’ve shame if we called them any investment company- DON'T USE ALESCO for any investment. Sharing my further experience after escalation and complaints with Alesco Director who has replied to my complaint even without doing his own home work and due diligence. I had cancelled my purchase well ahead and within in the time Frame of 28 days which was mentioned in their reservation form and asking my refund. He even didn’t seen the his own reservations form and others emails correspondence which I had with his team and he just replied that I my cooling off period was 14 days and cancelled is not refundable. This shows they are not even looking their own docs and just pass the wrong, incorrect information and misinformation and try to make fools to people by manipulating with Paid reviews and TAKE YOUR MONEY. They are far below the bar of working people and dealing with these unprofessional, non educated people and company for any investment or buying should be TOTALLY AVOIDED TO PROTECT YOUR CAPITAL. They are just a cheap estate agent/broker who takes your money. I am sharing my latest experience where they have sold me a leasehold property by saying that property is shares of freehold. Soon I paid my reservation fees and after receiving the exchange docs, I found that this is not a shares of freehold. Also the information on the exchange docs was shown only to protect to developer not to buyer. The layout and specifications was not even known at the time of reservation and there was a lot of discrepancy was notices post reservations which leads because of wrong and incorrect information and misleading to buyer. So I asked to return of my refund they simply lied and refused to return even though they had confirmed to me in writing that my reservation fees are fully refundable in case of not proceeding but they didn't pay and were not willing to return my reservation fees even ALESCO DIRECTOR is acting like a broker. So please be careful with this company. They will mislead, misguide and give you wrong information and will try to push you to buy and do the investment through them so that they can get your reservation, deposit fees and also make a huge commission through developer. But by the time you come to know about reality and facts (only after receiving the exchange docs, specification/Layout) and discrepancy, it's too late for you as they have already taken you money and wouldn't return even though they agreed to do so. They are not any investment company, they work only as estate agents DON’T GO THROUGH ALESCO and avoid them to protect your money. Please check, ask all the exchange docs, specification layout before paying any reservation, deposit or legal fees. There there is no any guarantee that your money or your investment is protected if you deal with them so please be aware of this SCAM and CHEAP UNPROTECTED, UNPROFESSIONAL COMPANY and CHEAT PEOPLE.

Heartless …

They were all very helpful until the money was handed over, then they didn't want to know and suddenly turned into a 3rd party transactor. If they had been stood in front of me when I expressed concerns they would have shrugged their shoulders and walked away, but apparently don't fob people off. PLEASE DO NOT hand your money to these people they are heartless

Large Deposit Lost

I initially inquired about a property in London, but Alesco quickly redirected me to an off-plan development in Liverpool, highlighting higher projected yields. That was three years ago. Construction never started. No money was returned after the long stop passed and the developer is now under a winding-up order, and it appears that I will lose my entire deposit. It was a large amount of money from my retirement savings.

They continue to disappoint! They send out marketing emails and ask you to click a link to be sent more information, but they never send anything. Instead you may or may not get a call a few days later where they just want to find out more about you, rather than simply send you the info they offered and you asked for.

THIS IS VERY VERY IMPORTANT!!!!To anyone out there, who is looking to do business with Alesco, Please make sure you are VERY CAREFUL. I was SOLD a lie when i first came in contact with them.The people that i was dealing with was Gemma and Kith. They both assured me that i can reassign the property in situation where i cannot afford a mortgage. They also promised me, they have a lot of mortgage lenders with good interest rates. Everything was too good to be true at the beginning. They also said, if I decide to exist the contract before completion and reassign the property to another buyer, any profit that is realised from the sales will be my money. So, they will refund my 20% deposit for the property plus the profit that was made on the reassignment (resale) of the property.Because the investment was so attractive and things are so good and attractive to be true, i decided to consult my solicitor for advise. My solicitor advised me to get them to communicate this in writing. I came back to Alesco, and they put everything in writing. I decided to continue on this assurance from them, everything worked well from reservation fees to contract exchange. The team (kith and Gemma) did an amazing job.Unfortunately, everything changed when i signed the contract and did the exchange. everything went down hill from there. They contacted me few months back to get a mortgagee. For this to happen, i need to raise 25% mortgage deposit. I am going through some financial problems which limits my ability to raise the balance 5%. I went back to Alesco, and told them i want to exercise the resale option as i cannot afford the mortgage deposit. They told me this is IMPOSIBLE. i EITHER RAISE THE BALANCE 5% secure a mortgage or loose my 20% deposit.I tried to reach out to Gemma and kith since they gave me the assurance that a resale is possible. No help, support or acknowledgement of my pain.I almost lost my £27500, had it not being for another company which accepted to offer me 20% mortgage, i would have lost all my savings.Due to the agreement i had with them in writing, my solicitor told me we can bring a claim against the company in the event i loose my deposit--however, i see this option as a costly one plus it will take time for this to resolve. I decided to go out of my way to get a comapny who can offer me a 20% mortgage. From what learnt interacting with Alesco, they only care about you in the INITIAL STAGES of the deal, once you sign the contract and exchange takes place, they get PIAD THEIR COMMISSION, they will dump you and forget about you. THERE MOUDLE OF OPERATION IS ALL CENTERED AROUND MONEY MAKING PERIOD!!! Please don't believe everything they say to you.Thank you.

Withheld vital info about construction delays

If you are thinking of becoming Alesco's client ask yourself - would you like to be informed of problems with, and potential delays to, the construction of housing you are investing in before you make significant outlays of your money and time? If the answer is yes, then on my experience you should avoid this company. Here is my experience:I am a first-time BTL buyer. I used Alesco's services in 2023 to invest in an apartment in Liverpool that was due to be finished in Q2 2024. A couple of months after I had made the exchange, I was contacted by the Completions team. They told me there were severe delays of over two years to the building construction. This was the first I had heard about it. Yet, Alesco knew about these issues when selling me the apartment. I was shown correspondence from the developer to Alesco informing of issues with the construction site that went back to before my contact with Alesco. Alesco representatives confirmed they had known that there were issues at the site but they did not know those issues would cause significant delays. Yet, the developers had explicitly informed Alesco, before I exchanged, that no building work was being carried out or would be carried until Q2 2024 at the earliest, that is, the time when construction was supposed to be complete.Alesco's representatives say they pride themselves on openness and transparency with clients. In my case I feel utterly let down at best, and manipulated at worst. Please be careful with this company.

I purchased a couple of properties with Alesco sometime in mid 2021. The entire experience was smooth ad uneventful thanks to Declan who was my agent. His meticulous and methodical approach to the various stages of the purchase made it a breeze for me. He made sure I understood what I'm getting with the property in terms of benefits, "freebies", rental which allowed me ot make an informed decision. I can say this because I hade scouted around with other companies like Alesco which dealt with the same properties and the service from them unfortunately paled in comparison to Declan's.
