Absolutely shocking customer service. Dealt with Annika Perrin who gave no help whatsoever. Bought a house 15 months ago and Gateway have been sending letters to our old address for months threatening court action for non payment of service charge £111, rather than sending it to the house that we bought and that is subject to the charge!!! Not only that, they are charging me 2 late payment charges. Only offered to cancel 1 of these charges, Why??? I am sure this will be a common ploy to get monies of new unsuspecting home owners!!!! I’m a leaseholder with Gateway representing the freeholder for the last 8 years. They have been awful. Any chance of refurbishment they will look to put fees on top of basic works (such as changing carpets) in order to boost their profit. Property is in disrepair as a result. They will be the first to chase money every month for “management fees” yet they do not manage anything. From Property Owner to Customer I would recommend you do not use them.

Gateway property management ltd bought they contract from our old management company . And employed a lot of there employees we had no option they did next to nothing except take our money. We had a boiler vent damaged by them and they charged £350 to replace a £15 vent . The cleaners who came every two week’s looked as if they hadn’t washed for a month and did a ten minute flick round and sat in there van for the rest of the time. If you phone you get a receptionist who asks you what the call is about before your told they aren’t available. This company is useless and I believe management company’s that our closing pass on contracts . They also demand you pay your fees straight away which isn’t the case you don’t have to ….don’t get bullied. But the purpose of this message is you can leave them it takes a time but pursuit they will give you a story of they have just renewed the contact. Have people in your block become director’s and keep on at them and choose your new management company ( locally to you ) it’s about time gateways woke up. I will say it’s world wide management company’s get a way with this as on my travels I spoke to American and Australian people saying the same. Hope this helps you and maybe Gateways realise there greed and stupidity.

Absolutely awful, £378 for a sales pack if you want to sell a house that thsse guys 'manage' the estate areas of, £45 +vat for up to 5 questions from your solicitor. They really have you by the balls. Awful, overcharging simply because they can. Shameful.

Martin & Adam who work for the grounds team attended outside my property to do some tree maintenance work they did a first class job they were both very informative, professional and very hard working they did a lovely job and are a credit to Gateway.

My husband and I pay nearly £2000 a year to Gateway, but I feel in absolutely no way are we getting any value for money from their services. My main complaint is in regard to property damage. A tree surgeon employed by Gateway broke my baby son's sandpit with a broken branch. I contacted Neil Harmsworth from Gateway, who was extremely rude, accusing myself of "installing it without permission" (it is a plastic tray that can be moved back and forth), and without a witness there would be "no recourse". Even after I said there was a witness, his response was very dismissive, saying "I doubt they'll take responsibility". The sandpit was £20, but even with the thousands of pounds we are paying to Gateway, they refused to pay this miniscule amount back to us for damage. In the end, Neil fobbed me off to somebody else, who I have yet to hear back from. I wonder if this other person even exists to be honest. I have heard from other neighbours that when a window was broken due to vandalism, Neil also said it wasn't their problem. I wonder what Gateway actually does with our money, if not look after the buildings???!! Neil said that I should get rid of my son's sandpit anyway for hygiene reasons, but there was a far more concerning issue of hygiene I reported to him months prior which he did not sort out. There is dog mess constantly scattered around the gardens, and I asked him if he would send a letter out to residents. Again, he was reluctant to help with the situation, saying "there aren't many dog owners there" and if I saw anyone committing the offence, he'll write to them individually. Now, I do not witness who is doing it, so I couldn't possibly say to him who to write to, and I live here, and know that there are plenty of dog owners in the area! Apart from a bit of hoovering and mowing the lawn, I do not see any value for money provided from Gateway. We are particularly struggling to afford this ridiculous sum of money every year, and I feel the services we are provided with do not warrant it. I know very well that none of the residents in my area are happy with Gateway either, and have had nothing but negative experiences with them. If I could offer any advice to people buying a property which is a block of flats, if they are run by Gateway, I would steer well clear. I am already looking at other properties, and feel that it is such a shame that I am considering moving home because our Facilities Management Team are so poor.

Awful service on estate. Even worse customer service. As soon as you query anything then you are threatened with legal action. Customer service staff are argumentative and aggressive. Invoices are sent randomly due to their accounting being wrong, so they make the difference up when required. Work is being carried out to have this company removed from working on the estate.

Im a new tenant at checkline house. I have been asking for a fob for the carpark and main door for over a month now. Initially, i was told that the managing agency or landlord would need to contact them and order this. A month after the agents did this, and after several chasing atempts, they informed my agents that its the tenant’s responsibility to order this. I have asked someone from gateway to inspect an issue with my window. As the landlord and managing agency have tried to remedy the issue by changing the window handle. This has not worked. This should be dealt by you, as the issue is within the mechanism itself. Which was build in by YOU. If someone does not resolve these issues asap, i will continue leaving reviews every day on different portfolios. Thanks

I only gave them 1 star as I had to give them something, if 0 was an option I would give that as my score. This is by far the most ruthless and unethical company I have ever experienced, and that's saying something. Zero integrity and a business merely designed to seemingly squeeze every penny they can out of honest people while offering sub standard and almost nonexistent services they hugely over charge for (I heard only 20% of our funds roughly paid go into our development and they pocket the rest, I may be wrong and hopefully I am there). On our development they continually claim to have sent letters that people haven't received, conveniently the next letter you actually see carries a bogus late charge of at east £30 at a time. Mine was two letters (never received), once I made them aware I had not seen them their response was "not our problem, your late fee's remain on your account". Not one person in a similar situation to ourselves has had anything better than resistance on these bogus charges, if this isn't a sly and dishonest attempt to squeeze money out of honest people I don't know what it actually is or it's purpose actually is for Gateway. On challenging them on my own late fee's, their threat was to continue issuing them until I basically played ball with them. They try and bully residents with the threat of more late fee's and "credit control process", so people just fold taking the hit as my next letter they have threatened to send for example holds a fee of £60 added to my account! Even though we are in talks by e-mail now and have been for a few weeks, on their most recent e-mail they again threatened this additional letter would be sent to me with an additional £60 unless I basically agreed to what they proposed. I am constantly telling them I want to pay the full amount, give me an affordable payment option that clears the balance and they just stick rigid and say "pay or don't". If you can't pay it in the way they want, they will just continue late charging you until the matter is resolved (by that I mean just pay as they want and accept any late fee's remain). Their most recent late fee will push me £120 for this one invoice, the services for the year only cost £191. They are not far away from doubling my service charge in late fee's, even though I have made it clear we cannot afford where things are to date over and over again and all I want is a reasonable resolution to get this situation sorted. Claire, Credit Control Manager, has no integrity whatsoever and most of the threats on adding additional fee's and making our families situation financially worse unless we play the Gateway game has come from her directly by e-mail. It's a sad state of affairs and sad times companies like this exist, I am sadly but a drop in the ocean as well. I would say stay well clear, but it doesn't seem like people have must of a choice which is where I assume the ruthless arrogance and lack of any integrity comes into play. They make me want to sell my home just to be rid of them, awful company who clearly hires like minded people to work there.

I would like to thank Nick for all his help after Gateway took over our estate. It's never an easy day since he has over 400 houses on this estate that all want different things. So it can't be easy. He has picked up where the developer left it and is making real movement on bringing the estate up to standards. He is always at the end of a phone or an email away. He always gets things sorted asap.

Not that I ever considered leaving Gateway a 5* review but since early this year we have a new property manager who is by far the best we have had over the past 4 years. This review reflects the direct service I received dealing with Jason the new property manager. Jason Lucas has been replying to all queries swiftly, is professional and above all seems to be genuinely trying to help and keeping clients like myself informed to the best of his ability.

I have waited a long time to write this but finally I'm able to do so after finally selling my flat and escaping the clutches of Leasehold. Gateway Property Management are an absolute disgrace and pretty much sum up perfectly the term 'Fleecehold'. I can only echo the comments of what many others have said. Exorbitant service charges of which most of the cost is swallowed up by management fees, with very little money going towards the general upkeep of developments. The communal areas of the Kensington Way development in Leeds are an absolute embarrassment, and there was talk of tenants having to stump up in excess of 2k to remedy the situation. My question to Gateway would be - why aren't the service charges contributing to the upkeep of those areas like they should? I think those of us who know Gateway all know the answer, going into Directors back pockets. Even at the last their greed knows no bounds, having to stump up £480.00 'Sales Pack' fee for what amounted to 5x pdf's, they just have to have their share of the pie. When I saw a summary of the money they have had from me over my tenure it amounted to nearly 20k, I felt sick, literally nothing to show for it. I was very naïve when I entered into Leasehold but my advice to anyone is do not get involved with it at all if able, it's a licensed scam. But recognise that affordability makes it only possible for people to get a flat where it is unavoidable. If you have no choice and are buying Leasehold, walk away where Gateway are involved - unless you want to be treated like dirt by aggressive, rude staff and have to part with large sums of money where you have no control on your costs, could forfeit your lease if you don't pay therefore giving you no recourse to challenge unfairly high charges. Thank God I'm out of it. I also get the impression they are a hateful company to work for given the turnover of Property Managers in my time dealing with them. They are borderline criminals facilitated by out of date legislation. Avoid or get out ASAP!!! And if buying Leasehold research the Property Management Company thoroughly!
