Im a new tenant at checkline house. I have been asking for a fob for the carpark and main door for over a month now. Initially, i was told that the managing agency or landlord would need to contact them and order this. A month after the agents did this, and after several chasing atempts, they informed my agents that its the tenant’s responsibility to order this. I have asked someone from gateway to inspect an issue with my window. As the landlord and managing agency have tried to remedy the issue by changing the window handle. This has not worked. This should be dealt by you, as the issue is within the mechanism itself. Which was build in by YOU. If someone does not resolve these issues asap, i will continue leaving reviews every day on different portfolios. Thanks

I only gave them 1 star as I had to give them something, if 0 was an option I would give that as my score. This is by far the most ruthless and unethical company I have ever experienced, and that's saying something. Zero integrity and a business merely designed to seemingly squeeze every penny they can out of honest people while offering sub standard and almost nonexistent services they hugely over charge for (I heard only 20% of our funds roughly paid go into our development and they pocket the rest, I may be wrong and hopefully I am there). On our development they continually claim to have sent letters that people haven't received, conveniently the next letter you actually see carries a bogus late charge of at east £30 at a time. Mine was two letters (never received), once I made them aware I had not seen them their response was "not our problem, your late fee's remain on your account". Not one person in a similar situation to ourselves has had anything better than resistance on these bogus charges, if this isn't a sly and dishonest attempt to squeeze money out of honest people I don't know what it actually is or it's purpose actually is for Gateway. On challenging them on my own late fee's, their threat was to continue issuing them until I basically played ball with them. They try and bully residents with the threat of more late fee's and "credit control process", so people just fold taking the hit as my next letter they have threatened to send for example holds a fee of £60 added to my account! Even though we are in talks by e-mail now and have been for a few weeks, on their most recent e-mail they again threatened this additional letter would be sent to me with an additional £60 unless I basically agreed to what they proposed. I am constantly telling them I want to pay the full amount, give me an affordable payment option that clears the balance and they just stick rigid and say "pay or don't". If you can't pay it in the way they want, they will just continue late charging you until the matter is resolved (by that I mean just pay as they want and accept any late fee's remain). Their most recent late fee will push me £120 for this one invoice, the services for the year only cost £191. They are not far away from doubling my service charge in late fee's, even though I have made it clear we cannot afford where things are to date over and over again and all I want is a reasonable resolution to get this situation sorted. Claire, Credit Control Manager, has no integrity whatsoever and most of the threats on adding additional fee's and making our families situation financially worse unless we play the Gateway game has come from her directly by e-mail. It's a sad state of affairs and sad times companies like this exist, I am sadly but a drop in the ocean as well. I would say stay well clear, but it doesn't seem like people have must of a choice which is where I assume the ruthless arrogance and lack of any integrity comes into play. They make me want to sell my home just to be rid of them, awful company who clearly hires like minded people to work there.

I would like to thank Nick for all his help after Gateway took over our estate. It's never an easy day since he has over 400 houses on this estate that all want different things. So it can't be easy. He has picked up where the developer left it and is making real movement on bringing the estate up to standards. He is always at the end of a phone or an email away. He always gets things sorted asap.

Not that I ever considered leaving Gateway a 5* review but since early this year we have a new property manager who is by far the best we have had over the past 4 years. This review reflects the direct service I received dealing with Jason the new property manager. Jason Lucas has been replying to all queries swiftly, is professional and above all seems to be genuinely trying to help and keeping clients like myself informed to the best of his ability.

I have waited a long time to write this but finally I'm able to do so after finally selling my flat and escaping the clutches of Leasehold. Gateway Property Management are an absolute disgrace and pretty much sum up perfectly the term 'Fleecehold'. I can only echo the comments of what many others have said. Exorbitant service charges of which most of the cost is swallowed up by management fees, with very little money going towards the general upkeep of developments. The communal areas of the Kensington Way development in Leeds are an absolute embarrassment, and there was talk of tenants having to stump up in excess of 2k to remedy the situation. My question to Gateway would be - why aren't the service charges contributing to the upkeep of those areas like they should? I think those of us who know Gateway all know the answer, going into Directors back pockets. Even at the last their greed knows no bounds, having to stump up £480.00 'Sales Pack' fee for what amounted to 5x pdf's, they just have to have their share of the pie. When I saw a summary of the money they have had from me over my tenure it amounted to nearly 20k, I felt sick, literally nothing to show for it. I was very naïve when I entered into Leasehold but my advice to anyone is do not get involved with it at all if able, it's a licensed scam. But recognise that affordability makes it only possible for people to get a flat where it is unavoidable. If you have no choice and are buying Leasehold, walk away where Gateway are involved - unless you want to be treated like dirt by aggressive, rude staff and have to part with large sums of money where you have no control on your costs, could forfeit your lease if you don't pay therefore giving you no recourse to challenge unfairly high charges. Thank God I'm out of it. I also get the impression they are a hateful company to work for given the turnover of Property Managers in my time dealing with them. They are borderline criminals facilitated by out of date legislation. Avoid or get out ASAP!!! And if buying Leasehold research the Property Management Company thoroughly!

Left our garage door non functional for weeks, left dead rats in the walls for months, charges us for flytippers. Doesn’t fix broken fire alarms. Just overall not a great service to use. Update: Left fire alarms blaring in our underground carpark and extractor fans in entire building for 10+ hours, it’s still ongoing. I think we’re going to start a petition to fire this management company from our buildings. Never had a worse company manage 4! Blocks of flats and get away with charging so much.

Left speechless by their sheer lack of customer service. Their team are rude, sarcastic, and will gaslight you until the cows come home. Feel like banging my head through a wall after every unpleasant interaction I’ve had with them. No customer service, no other form of service, grounds are a total mess. They’ll take your money and make you cry - hard avoid 🙃 they’ll also reply to your negative review saying your not a customer or “we can see this issue has now been resolved”. Cockamamy, gaslighting nonsense. A simple apology can go a long way in this day and age, do better for your customers Gateway. My review is one of 10’s if not 100’s of similarly worded reviews - do better.

I called up gateway and spoke to Louise regarding a payment. She was nothing but helpful on the phone and via email. She dealt with my issue immediately and sent over all the appropriate documents via email. Fantastic service from first point of contact all the way to the issue being resolved. The most dodgy, money grabbing, awful company I've ever come across. Do not move into a property managed by this company because you will regret it. We are paying extortionate yearly management fees for someone to come into our block of flats and hoover once a month. They do nothing else and take months to fix anything. They use any excuse to send random bills for random amounts of money throughout the year (not deducted off of our yearly bill). Very recently received a bill for nearly £400 including a late fee supposedly from 2021, called them to question it and was told "oh sorry that was an accident don't worry about it". Very expensive accident? Thank god we didn't pay it.

Sian has gone above and beyond to help with issues that took forever to try and sort with another member of staff who I am told is no longer working for Gateway. I am now only thanks to her to finally sell my flat. She was primarily very apologetic for the fact that I was getting no where with the issues that needing resolving. Despite me paying for the Management Pack a few months ago, there were further Solicitor questions. She also made it clear that she was aware of my frustration and said that if I had any further questions she would be available to help. That she has proved to be the case today. A big thank you to a very kind and understanding woman. Thank you

My sister just purchased a flat in managed by gateaway. They sent her first bill which includes £800 for communal electricity. There is no communal electricity. We called the emergency line, the engineers came and said there is no connection and the wiring is so bad that has to completely be redone. Talking to neighbours, the oldest neighbour have lived in the building for 8 years despite complaining numerous times they gave up. There has been no electricity, no light bulb, no connection whatsoever for at least 8 years, yet there is a £800 charge every year. There is a leaking pipe, mould in the stairway, the carpets have not been changed in many years and yet there is £1000 charge a year for maintenance. £500 charge a year for surveying. Surely that hasn’t been done either otherwise it wouldn’t have passed the minimum criteria. Gateaway either has to refund all the money for electricity and maintenance so the residents can get it done themselves or do something about it.

Avoid at all costs! I've had an incredibly frustrating experience with Gateway Property Management. Their handling of my account and additional charges has been nothing short of appalling. Despite raising multiple maintenance issues and requesting clarifications on overspend, they were slow to respond (if at all), and the issues went unresolved for months. Even after asking for a breakdown of the costs and a deferment of payment while awaiting answers, they continued to impose late fees and even threatened court action. Their lack of transparency, poor communication, and unwillingness to address valid concerns are unacceptable. The management team never respond to email and even if you escalate to higher management no one bother to respond. I have emailed several times the COO Christina Williamson expressing my concerns, however she has never replied to my emails. If you're looking for a management company that values customer service, avoid Gateway Property Management at all costs.

Jodi Callaghan has responded back with the figures and provided a a very professional response and answers to all the questions I had. My experience with this management company has been extremely disappointing. Since the beginning, our community have faced numerous issues, including unexpected charges without clear justification, late fees, and consistently poor communication. It seems that many residents in the estate share similar frustrations. Unfortunately, we have not encountered any aspect of their service that has met expectations. We are eagerly awaiting the estate handover, as we plan to advocate to change this management company as soon as possible.

David White is excellent - I rang first thing in the morning explaining that I needed the management pack urgently. Within 10 minutes I was sent all details on an email and within 24 hours the whole management pack was sent to my solicitors. Very fast service considering I was told it can take up to 10 working days. Thank you again David.

The man who works in Aylsham willow park estate currently (I can’t remember his name) does an amazing job (especially considering he’s on his own at the minute) and cleans up after. He’s also so polite and friendly. Which is a lot better than the previous gateway people who left mess everywhere.

I'm impressed with the Gateway service. Recently, I encountered a missed payment fee, but upon contacting customer service and speaking with Zoe, the issue was swiftly resolved. Despite the oversight being unintentional, their understanding and prompt action made a significant difference. It's reassuring to receive such excellent customer support, especially during busy times when mistakes can happen. Thanks to Zoe and the Gateway team for their professionalism and understanding.

I am reading these reviews and I said what do we have here. We are new to this company, and they are already charging £30 for a reminder letter, this is outrageous! Firstly where is the proof that the customer received the first letter sent by you. Secondly, if you were sending a reminder correspondence use recorded post to ascertain the customer got your reminder letter, then you inform them that they would be charged £30 if they did not make a payment within a stipulated date before you take action, if the customer did not receive the first letter why should the second letter apply £30 surcharge immediately. Thirdly, why in the world would Gateway Property Management charge £30 per correspondence! Finally, in this day and age would they not just email the letters except for people who opted out in relation to online bills or is this a £30 trap? Whoever is in charge of property management companies should look into Gateway Property Management Company, something is not right here, this is concerning with all these bad reviews, this should not be happening in the United Kingdom.
