Use H&W, its a no-brainer!

A H-U-G-E thanks to  Wayne & Joe for their tireless work on out our recent despite some crazy challenges including a national conveyancer getting hacked and shutting down for 2 weeks!  "Just hang in there" they said, and boy were they right. They also did an amazing job weeding out the tyre kickers.  So glad we didn't opt for one of the lower-priced online options where you have to show people around yourselves.  Hythe & Waterside were extremely professional, extremely diligent, easily covered their fee and then some, a very wise investment on our part, we achieved far more than we expected.Let's hope we can find a Wayne and Joe in Devon where we are moving to should we even need to move again in the distant future.

We have recently let a house through…

We have recently let a house through Hythe and Waterside. We had changed Agents due to a bad experience with our former tenant and Agent. Darren was extremely careful to ensure that the new tenant was carefully matched to our property and was in place very quickly. An external agency is used to conduct the inventory which is extremely detailed and unbiased. Darren went above and beyond the level of service we would have expected which was so useful as we live quite a distance from the property. He even undertook a maintenance issue himself to help us out. Would really recommend using them.

Amazing Team

Joe and his team have been second to none. They are polite and friendly, nothing is too much trouble for them. They have been so open and honest with us from start to finish with the sale of our property. Joe and the team were very helpful from start to finish. He did the negotiating on our behalf when it came to our sale and took the stress away. He was even able to advise what a sensible offer would be on our new property which was helpful. And when everything had gone to the solicitors, Joe was able to find out information for us that the solicitors hadn't yet told us and kept in regular contact throughout. I had a very stressful experience with my place that I let during Covid. I went to Hythe & Waterside lettings and spoke to Zoe who was so nice and really helpful, and immediately felt reassured that it would be possible to get the house re-let. Both Zoe and Elizabeth have been so helpful throughout and the thing I’ve really appreciated is that if I’ve had a query they’ve come straight back to me, at longest by the following day. Dear Lynne,We have been Landlords trusting the renting out of our family house in the hands of Hythe & Waterside lettings (H&W) since 2014. This has enabled us to embrace retirement, without worrying about the day to day legalities and responsibilities of renting out our home. After a lot of soul searching, we recently decided that it was time to sell our home as the end of our current tenancy agreement was approaching. We telephoned the H&W office and spoke to Zoe Arnold, who we believe joined the business in October 2019. Zoe fully explained the correct process and together we planned the timeline. She then issued the relevant documents in good time, to give notice to the tenants to vacate the property at the end of the fixed term.Once notice had been issued, we worked with Wayne and Richard in H&W sales to get the property marketed for sale. Within a few days we received and accepted an offer for our house and started the legal ball rolling. To help enable the sale of our property and the smooth vacation of our tenants, Zoe showed our tenants properties for rent.Then the Coronavirus struck and turned the world upside down, with emergency legislation being issued to extend the required notice period and stopping house repossession actions, the courts were suspended, essentially the housing market stopped etc.... Zoe has been (and remains) exceptionally supportive throughout this turbulent period. Her knowledge and guidance of the rental sector has been, and continues to be, invaluable to us and her prompt attention has made this situation much easier to work through.Throughout these incredibly difficult and sensitive times, it is so reassuring to know that Zoe has our best interests at heart. So often in this day and age, criticism and complaint are common place, with good service rarely being commented upon. We would like make you aware of our most sincere appreciation of Zoe, in gratitude and recognition of her high level of customer service, knowledge and aptitude, as we endeavour to continue our quest to regain possession on our property and complete our sale. Years of a positive experience

We chose H&W as our managing agent for our rental as we had a great experience with them when they sold our first home to us.. 7 years on and they have (after deligently vetting applications) put our first tennants in and will be managing the property for us. I know we will be in safe, professional hands. H&W feels less corporate and more like a family run business with a personal touch, which we prefer. I look forward to continuing to work with them. Do not do business with the Lettings side of this company, they cannot be trusted. We viewed a house on Christmas Eve that we fell in love with, the same day we paid the £150 “holding fee” and referencing fees in order to secure the property with an agreed move date in one months time due to notice being due on our existing rental. At this stage we were both happy and looking forward to moving into our new place despite the rent being slightly higher than market rents in the area for similar properties and the house not having white goods that we were prepared to buy. There was even a discussion about a possible upcoming sale of the house by the landlady (who is strongly associated with Hythe and Waterside, a director of Hythe and Waterside?) after 6 months rental which would have suited us down to the ground. As you can imagine this was overall an exciting prospect. However, this is where it turned sour as we received a phone call on 27 Dec whereby we were asked if we could move in at much earlier date than we agreed. This meant us having to pay rent on our existing place and on the new place for the same month which as you can imagine is not ideal and went against what we had agreed when we paid the “holding fee”. This really wasn’t much of an option for us and we were upset Hythe and Waterside had gone back on what we agreed and paid for. However, we were reasonable and came to the earliest possible date we could do (only 7 days after the day they wanted). This stretched us financially but we could do it. This was subsequently rejected by Hythe and Waterside and the lies came thick and fast. The only option according to Hythe and Waterside from this point on was to refund us the money and lose the house. We were told various different stories by various different people but on Sat 29 Dec a member of staff let slip the property had been let to someone else. Absolutely disgusting behaviour, and I would urge anyone to seriously consider the trust worthiness of this company before parting with any cash.
