Hunters Horncastle:If you are looking for an EA who keeps you updated and informed then I would NOT use Hunters, if you want the privilege of paying for doing your own work then by all means use this EA, also if you want to feel as though the EA is acting on behalf of the buyer instead of the seller… this is the one for you!!! They say the right things to get the initial business and then offer bad advise and never any follow up or conversations about the state of the market during contract period, even when requested. Also emails and WA messages were ignored. Worst Estate Agent I’ve ever used. It seems that Katherine (who did the viewings) and Susan (admin) seem to hold them just above water and do all the donkey work. Just my honest opinion!! Would have given zero rating if possible

I was buying a house through hunters

I was buying a house through hunters, wasn’t the best experience in the world. When it came to getting the keys from the bishop Auckland office, I was told to wait outside in the cold for 15 minutes, then presented with 1 key by itself, there was no congrats on your first home or any welcome gifts or anything, just here’s your key, see you later 👍🏼😂 got into the house, it wasn’t clean, the kitchen had been flooded which warped all the kitchen floor which I then had to pay to get it sorted. They should have done a check once the owners were out the house in order to make sure it was in a fit state and as seen on the viewings. I’ve since rented out houses around that area and stayed well clear of hunters, I would never use them again after the experience I had with them.

I could write pages about how awful my experience has been with Hunters, but here’s just a taste of my last year with them: - Rude, condescending and unhelpful staff at all levels of the branch. They blatantly lie to you too - we were mislead about the tenancy deposit scheme at the beginning. At the end of the tenancy we were not returned the undisputed amount of the deposit for over 2 weeks. When I contacted them they assured me it was sent when they claimed it was, but I later got a receipted dated the day I reminded them. - Appalling communication even with their own online maintenance site. Contractors will arrive unannounced and let themselves into the property (complaining about this doesn't stop them repeatedly breaking the contract). - Contractors visiting several times to fix seemingly simple issues (such as replacing a blind) only to conclude they're without the correct tools for the job. We had the same contractor visit 3 times to clean the back garden upon our arrival (pictures provided) only to realise that he had no power washer, and then the next time realise there was no outside tap. This issue never got resolved (pictures provided), and then Hunters tried to take a £70 fee for cleaning the garden out of our deposit at the end of the tenancy. Our dispute on this matter succeeded as it was clearly evident to anyone except Hunters that the work was never completed. Other simple issues such as damaged chairs (see picture) didn't get sorted for 6 months or longer. - Cleaning staff who cannot clean. When we moved in, a "professional" cleaner attended for several hours (according to them, 10 hours) for the house to still be in a grimy, disgusting state. This was so bad that the Tenancy deposit scheme largely removed Hunters cleaning fee as the property was in such a bad state. We viewed the property in a nice condition. I've attached some additional pictures of the property when we arrived. - Remove your access to their online maintenance request system at the end of the tenancy so you cannot use anything from there as evidence in deposit disputes. If that wasn't enough to make you avoid this company, here is one of many awful experiences we have had with Hunters: When we arrived, the hob was cracked (see pictures). When we viewed the property, the hob was not in this state. It appeared a previous contractor had glued the hob back together. That alone should raise some serious health and safety concerns. Hunters' documents state they should take no longer than 3 months to attempt to resolve issues. After 3 months from our report, we finally got a new hob quoted for and installed. This new hob was induction, so none of our pans worked. Amazingly they had the hob swapped out again the next day for an electric one. Weeks later, the hob tripped the fuse and then refused to turn back on. It turns out that the electric hob they installed was not rated for the socket it was plugged into. According to the person replacing it with a second induction hob, our house could have burnt down. All of this happened because they refused to buy a cheap £30 pan set on Amazon, which they ended up doing anyways on top of 2 extra hob replacements. I hope anyone foolish enough to rent through Hunters does not experience the hell we have gone through over the past year. Sadly, I don't think they will change their ways based on the responses I have got from raising my concerns with this branch's staff. My comments on Mr Clegg's response: I do not consider the independent inventory clerks report thorough at all: they stated two of our fire alarms were not working during the midterm report, which I concluded to be in perfect working order when I checked 30 minutes after receiving the report. They also failed to record that Hunters left us with no batteries in the fire alarms at the start of the tenancy. I informed your staff that the cleaners made an extremely poor effort at cleaning the property at the start of the tenancy. They never bothered to act further on the issue. I suggest you read my long email history.

Hello Bradley, I am very disappointed to hear that you have any form of negative experience whilst renting through ourselves. I think it is worth saying from the outset that we act on the landlords behalf and that we are obliged to put forward the deposit deductions that they wish to propose to you. These do not always correspond with our own personal opinions on the deductions requested. We get independent inventory clerks to confirm the start of tenancy condition with a very thorough report and then to write a list of changes that have happened during the tenancy which they compile upon your vacation of the property. The Tenancy deposit Scheme (TDS) have an adjudication team to resolve and dispute between landlord and tenant and rightly so it sounds as though they also agreed with you over the gardening. Unfortunately the student cycle does not allow for any gap between tenancies. We are therefore at the mercy of the vacating tenants as to how they leave the properties at the end of their tenancies and we endeavor to rectify any areas that are below standard as quickly as possible and believe we had the cleaners out to the property as soon as we were aware that the standard of the property fell below the standard required, as there was no evidence to support the standard of cleaning carried out at the start of the tenancy the TDs only apportioned part of the money for the end of tenancy clean that was required after you vacated. In regards to the hob, again we have to act upon the landlords instructions and rely on external contactors to complete any works carried out to a good standard, where we are made aware that works have not been completed correctly we do everything we can to resolve this as quickly as possible. Where contractors fall below our standards we choose not to work with them again. We are always keen to explore areas where we can improve and would be very grateful if you contact me at your convenience to give me the opportunity to make changes to improve services for all. Luckily I was never a tenant with Hunters, but I have had the misfortune of seeing their staff in action through a friend who was a tenant with them. Their staff were rude to me when I was present in the property. Their staff have also been repeatedly condescending and rude to my friend both in writing and verbally. Hunters also maintained the property horrendously, and the contractors appeared utterly useless whenever I was present too. I would never recommend anyone to use this company as a tenant. Edit: since receiving this response I emailed Mr. Clegg. It's now 9 days later and I've not received a response. I think this summarises my friend's experience. - They will pretend to care in the public view but in reality they don't. Edit 2: Upon seeing my edit, Mr Clegg has responded the next morning, stating that he had been very busy recently.

I had a great and successful experience of renting a nice flat through hunters, as international tenant the process usually takes longer time than usual but it only took 2 working days which was brilliant and I’m really glad about it!! hunters team were all professional from the beginning, arranging the viewing, suggested flats and tenancy process, Many thanks and appreciations to Abbie who professionally handled the whole process and overcame all the struggles we faced , explained clearly all the possible solutions and dedicated a lot of her time and did her best to finalize the tenancy agreement the soonest by working extra time out of the working hours, the system of the maintenance looks easy, time-saving and convenient to use👍🏼

Last year in November i sold my house…

Last year in November i sold my house with Hunters. Due to reasons beyond my control the sale process was not as easy as anticipated however the reassurance and professionalism from hunters where outstanding. I went with hunters theough word or mouth and i have already recommended Hunters to friends who i know are selling or thinking of selling their property. They are an amazing team and so friendly. Just don't use this Estate Agent

Just don't use this Estate Agent. And really don't use them to do an Inventory. They made so many errors we had to almost redo it ourselves. They missed the Fridge Freezer. Washing machine and Dishwasher in the Kitchen. They said there was a white wooden wardrobe in the bathroom, there isn't I could go on and on. I have asked for a refund but of course not heard anything!

Their inefficiency made me lose a living place

This is how I kept urging the agent to follow up & how their inefficiency made me lost a living place in Sep.I viewed the flat on 4th Aug and paid holding deposit on the same date. My offer was accepted on 7th Aug. When Hunters and Homelet spend more than one month for my reference check and preparation of lodger agreement, I kept asking them when I can sign the contract and so I can transfer 6 month upfront rent and deposit.On 7th Aug, I tried to enter my details of reference check on the same date. However, the system had bug. Hunters staff helped me enter the details with their internal systems in the following day, although there are some typo of my job and address reference.Perhaps because of the miscommunications among 2 parties, Homelet refused to do reference check for me as they have not yet got the approval from Hunters. With numerous e mail I requested Hunters to fix it, Homelet started sending e mails to my manager and current landlord for reference check on 15th Aug.On 17th Aug, Hunters staff asked me to pay 6-month upfront rent and deposit by e mail without sending me the lodger agreement. I promised them to make the payment when they send me the contract and contract is signed.On 25th Aug, I received the lodger agreement finally after several requests. I raised some questions in the e mail in order to shorten the time for them to answer me during our future meeting of contract signing.On 6th Sep, another Hunters staff invited me to go to their office and sign the contract on the following day. I gave her my questions again for her better preparation. On 7th Sep, that staff said meeting date had to be changed. She answered my questions very briefly. Perhaps she is not familiar with the letting issues of the flat, I simply said I will ask others when I move in. I tried to ask when we meet and sign the contract. She did not reply.On 8th Sep, another Hunters staff told me that the landlord decided to accept another offer. The studio is no longer available in the market. He asked me to state my bank details and they will refund the holding deposit. I once thought the landlord must keep bidding for a higher rental price.I must move out before 23rd Sep as official move out notice was given to the current landlord. During resume of finding rental place, I found the flat in Zoopla again with rental price unchanged.Later I found the staff of the landlord and told the landlord what’s really happening. The landlord felt so sorry & decided to give me viewings of 3 other studios. However, the size and location do not suit my need.

Since becoming a landlord in the Winchester area, Hunters Southampton are the fourth managing agents I've employed. Their service has been exemplary and they have dealt with maintenance issues, the check out of tenants and finding replacements all in an efficient and professional manner. Although I have yet to meet any of the team in person, their email communications have always been such that I feel I'm getting a full and honest appreciation of each situation as it arises. I can, with full confidence, recommend their services to anyone thinking of letting a property in the Southampton/Winchester area.

Rude and unprofessional

I had a viewing arranged and nobody could give me a meeting point for a large apartment building with several entrances. Spent nearly 20 minutes at the location wondering around and trying to reach the person that was supposed to show me around, all calls declined. Office couldn’t get through to her either and when she finally calls me is to rudely tell me off for not showing up at a different entrance when she never told me where to go, speaking to me in an angry tone and then hanging up.

We have taken our flat off the market following 2 failures by the agents in Filey. All seemed well to start with,enthusiastic staff produced good pictures etc. We had a viewing, a few days later we had the good news that the lady was to purchase. 3 weeks later, we were informed that she was indeed NOT buying our flat, but another in our block, still not sure where the responsibility for this lies. The second occasion, we had a second viewing from a few months ago, so were really excited. 5 minutes after the appointment we were informed the gentleman didn't even have his property on the market !! Apparently, we should have stipulated we only wanted people who are in a position to proceed. Never have we heard such stupidity, thought agents sold properties !!??

Electing Not to Evict Violent Tenant which Assaulted Another Tenant with a Knife

I am compelled to write this review to express my deep concern and disappointment with the lack of action taken by Hunters in response to a serious safety incident within one of their managed properties.Recently, I was assaulted by one of their tenants who not only brandished a knife but also forcibly entered my apartment and injured my cat. This shocking and dangerous incident has left me and other residents in the building feeling vulnerable and fearful for our safety.Despite the severity of the situation, and their tenant pleading guilty to assaulting another tenant, the response from Hunters has been shockingly inadequate. Instead of promptly addressing the issue and taking steps to ensure the safety of all residents, the management has refused to evict the responsible tenant. This decision is not only a blatant disregard for the well-being of other residents but also a failure to uphold the basic standards of tenant safety and security.It is deeply disheartening to see a property management company neglect its responsibility to maintain a secure and peaceful living environment. The safety of tenants should be paramount, and it is unacceptable that Hunters is allowing such a threat to persist within the community.Prospective tenants, please be aware of the lack of security and prioritization of tenant safety at properties managed by Hunters. In the face of a serious security breach, the management's inaction speaks volumes about their commitment to the well-being of those who entrust them with their housing needs.I urge Hunters to reconsider their stance and take immediate action to ensure the safety and security of all residents in their managed properties.Michael Ryan

Had Hunters out to value my property…

Had Hunters out to value my property for sale but got really bad vibes from the valuer. Found them to be unprofessional so went with another agency (who were amazing)Unfortunately a property I liked was up with Hunters. Tried to negotiate a deal on the property but the communication through Hunters was not good. I don’t think it was the process rather the person handling it. When negotiating you would expect them to act as professional intermediaries however they were disinterested and as cold as a wet fish. I would have been better dealing directly with the homeowner and we may have been able to make a deal. I left my offer on the table but I have no idea if that was ever passed onto the homeowner. I’m sure there will be some great Hunters branches out there but I’ve not come across one yet. My heart sinks a bit now if I see a property up with Hunters. I just don’t want to deal with them ever for a purchase.Edit.We did end up buying a house through a Hunters branch. Although I did do the deal directly with the homeowner in the first instance we agreed on how to proceed and then we went to the agent. They were actually very good so I guess it’s pot luck which branch you use.

Totally disgusted

Totally disgusting practices. This company are selling a detached property next to my home. They say it’s impossible not to include a photograph of the full frontage of my house as well. I requested the photo be cropped or changed. For a few days I regained my privacy but again the original photo has returned and is all over the internet. They say they can’t show their clients garage without my house being in the picture. Absolute garbage as the garage is on the other side of the house being sold not next to my house!!! It’s obvious they are using my home to paint a picture of a nice residential road. It’s 100% possible to take a photo showing the house , driveway and garage of their clients property without including my home. Awful just awful.

If I could give a negative score I would

S. YORKS. If I could give a negative score, I would. What an absolute bunch of useless w-----s. As a tenant we, get 6 monthly inspections, not a problem at all. The problem is, they hardly ever do the work needed & when they do, they employ the most r------d & incompetent person possible & the quality of the work is ALWAYS s--t. When you complain, they do nothing about it. For people using them as an agent: they are letting your properties deteriorate while charging you the earth.
