All the bad reviews are true and I wish I checked them before moving in. The building is in a terrible state; flooding, leaks, damp, broken doors, inaccessible common areas, faulty fob access, faulty lifts, faulty water system. Communication from management is often poor, and compensation isn’t offered despite the very poor living conditions and amenities. If you’re considering moving here, don’t.

This is long overdue. Summing up the Fold in one word would be UNETHICAL. On top of all the communal issues the place is crawling with mould because of negligence and indifference from management at urban bubble and the landlords as well. It took over 100 residents signing a petition for them to hire more than 1 maintenance person in the building to fix hundreds of issues that were threatening peoples livelihood (mould, no hot water, leaks, broken windows/floorboards). The below photos are our flat which started as a small leak and now has spread across 20 floors. Not fixed for now 6 months, no dehumidifiers or mould specialist to stop the spread. The fact that Kim still has a job is beyond me, for the “mould smell” she graciously offered us glade plug-ins as a solution and refused to send anyone to keep an eye on our situation without having to beg weeks on weeks. I hope one day to laugh about this but after losing thousands in damages and having to move urgently for the physical and mental health of my family, I’m still not recovered from my time living in this abysmal dumpster of a building.

Overpriced. Maintenance issues go unfixed for the duration of the tenancy. Lies told to get me to move in. Facilities taken away from residents, with no reduction in rent. Cheap fixtures/fittings. Very poor insulation. No phone signal inside the building. Forced to go down to lobby to get deliveries/guests. Terrible mail room system. Much cheaper and better managed apartments in Croydon elsewhere.

Hi James, I am sorry to read of your issues you have had at The Fold, I have looked further into issues you have raised. Our sky terrace and lounge are all open for all our residents to use and enjoy the view and our co working space is still open for use. Our current EPC level is B and our windows are designed to keep noise out and the heat in. The mail room system has been designed to monitor who is entering to ensure top security. We do ask as part of the house rules that all residents collect deliveries or guests from reception to maintain the security of the building which is detailed in the tenancy agreement. It’s coming up to a year staying at The Fold and it’s been fantastic, so fsntastic that I’ve renewed my lease for 3 more years. My apartment is great, The views are amazing too which came brand new with everything working. Staff have always been pleasant and helpful. Very few isdues and those that were have been resolved swiftly.

I have lived at the Fold for almost two years now and have never experienced anything like it. The hot water is always off, the lifts consistently break down and management do nothing about this other than send emails to people-please. The rent continues to increase with residents having no idea where the extra money is going because nothing gets fixed! If you’re looking to move here, DONT! The viewings will be nice and you’ll be told a bag of rubbish, that you can’t dispose of because there isn’t even a bin chute! If I could rate 0, I would. Only thing that is good is Kevin the maintenance man and Niamh and Ope. Everything else, NONSENSE!!!!!!

The fold is a great place to live. We lived there for an year. Only reason we left was because we were buying a property. Concierge and staff are super helpful. The best feature is the fact that you can book the rooftop area for movie mights or private dining with amazing views. highly recommend it!

Lifts are never running and delivery people are prohibited from bringing up goods to your room, which is especially frustrating if you’re far from the ground floor and you can’t take the elevators cause for always breaking down. Been living here for over a year and lifts have never been fixed

Hi Eric, I am sorry to read of your experience with the lifts, we did have an issue the other day which we had engineers onsite working to get them back up and running, during this time we had one lift which we were able to use to get residents up and down the building. We were successfully able to bring them back online and now they are working. We do not allow delivery drivers to go to the doors of our residents to ensure security of the building and to stop any 'dumping' of parcels. We include all this information as part of the house rules in the tenancy agreement. We attended the promises today after booking a viewing a week in advance and nobody showed up. We were not sure about this property reading the comments but we still decided to give it a shot. We ended up waiting at the entrance received by a receptionist rather unhelpful and without any means to contact the building management (the dedicated phone numbers were not answering). Other people faced the same situation and decided to leave as well. This is pretty much the only experience we will have with this property but looking at what people say about it is probably for the best.

Residential Services Team were out of office for about 3 weeks straight and took 4 weeks to process a move in. They didn’t know to send a contract before asking for a deposit and generally did not care for anyone’s time. Had to pull out of the house before I even got there.

Our process is to receive all move in monies before we are able to execute the contract to safe guard failure to pay when there is a signed contract. The fold is one of the WORST places to live I have ever come across in my life. The staff are extremely unprofessional, unhelpful & unbothered. They ignore the phones majority of the times. Kim the manager has a completely disorganised team who all gossip about her and clearly dislike her management style. Firstly they took my holding fee payment £200 for a 2 bed flat. Only for me to chase them down for 2 weeks asking for an update of the progress of my application - after finally getting ahold of them I was told the property is no longer mine as they forgot to offer the current tenants inside the right to renew & the current tenants have decided to renew for another 3 years. Nadia handled this situation AWFULLY. I am now relentlessly chasing them down for my holding fee deposit back! Yet they are impossible to get a hold of. No one at front desk knows anything & staff members are quitting due to the pressure and lack of organisation. I wouldn’t recommend ANYONE living at the fold. I’m pretty sure they don’t follow legal regulations. They are incompetent & unprofessional. Everyone in that place needs to be fired because the building has such potential but the team RUIN EVERYTHING. If this is how they can treat a potential tenant I can’t imagine how awful they must treat current tenants. Please do not waste your time looking for a property here you WILL REGRET IT!!!!!!!

Paper walls, listening next flat music choice, following upstairs footsteps, lift issue, ventilator system totally faulty as inspector informed, balcony door can be any time jammed. Also management sadly not immediately responding the issues. location is not nice, area is not secure. train strikes, endustrial actions almost every month so effecting your social and working life if you are communicate with London. Traffic sound pollution makes annoying especially after busy day at work! if you are from London you may find more places high professional and close with same price. Also lift always had issue sadly.

I have had a terrible experience since the beginning from our flat contract to moving in without any electricity for 3 days. There have been numerous problems, including issues with the functioning of the elevator and the absence of a 24-hour concierge service as promised. Most of the time, there is no one present at the reception desk. Moreover, we have been waiting for our deposit to be returned for the past three weeks, and despite being assured that someone would contact us, we have not heard from anyone. This is a nightmare!

The building and the apartments are nice but thats not all that matters. People are mostly unhelpful. My stay was unpleasant because of lift issues, exorbitant prices that they charge for heating, poor management and mostly rude staff. When I decided to leave, they failed to return my deposit and ghosted me for more than 2 months! I stayed in a 3 bed so the deposit was more than £2300. When I went in person to meet the resident services team during business hours to enquire about the return of my deposit, although she was present she declined to meet me and hear my concerns because she was “busy”. In general, it was all very dodgy. I disputed this through TDS and got my deposit back. But that was because I was aware of my rights - imagine them doing this to people who are not clear about all of these! It’s shameful and greedy whatever they’re doing. So in short, I’d not recommend living here despite the nice apartment and views because you won’t be able to live in peace.

Horrible management and staff. While everyone is polite and the place is nice nothing gets fixed (waiting for several months on issues). Emails are constantly ignored. Phone numbers are consistently unattended and regular lift issues are there. If you require no maintenance or support then this is a great place to live since it is new. But the moment you need any assistance from staff nothing will get done. Recently there was even an incident where multiple people had to wait at ground floor as lifts stopped working due to fire alarm trigger. The reception and 24x7 line were all unmanned for half an hour while we waited downstairs. Frustrating to live here if any issues, I'd suggest to consider any other place before this one.

Edit: It seems like since there has been some criticism, the staff have started making some changes and being responsive. Great! However, my move in was so awful that I stand by my original review. Before this, I lived somewhere way more central in London (zone 2) where the entire time I was treated with respect and transparency. Initially, I was excited to move into The Fold, and I don't get any pleasure from leaving bad reviews. Unfortunately, there are just a lot of niggling annoying bits and pieces that make living here feel stressful. Hope it improves in the future. ----- Really nice new flats, but the management and staff ruin the experience. They don't respond to your requests or emails (like literally - I sent five emails about an issue and not a single one was answered. even put in a request through the resident's portal and it was just closed with no response. When I first moved in, front desk staff were rude and didn't care about my onboarding at all. When I first went to pick up my key, I rang the bell for reception and one of the women made eye contact with me and then walked away. I had to wait for someone to leave until I was let in. It also left a sour taste in my mouth on one occasion to see a young woman struggling to bring in multiple large packages while the two front desk people just sat doing nothing and watched her. Surely, if you're front desk reception you should try to lend a hand?? Try to hold the door open at least? The only nice people have been one young man I've seen at the desk on the weekends, and another who works later in the evenings. On top of that, the lifts are frequently broken, which is awful when there's like 35 floors and you're near the top. >:[ Overall, I'd stay away from this place and try somewhere else. I'll most likely leave after my year lease is up.

New to the building. Communication around the moving in procedure was non-existent, and I chased multiple times. It led to a miscommunication which resulted in the move in taking much longer and being much more difficult than was necessary. A massive shout out to staff member Nyijah, who realised his management team had failed us and did everything he could to try and solve issues and get us in as quickly as possible. I'll do another review after living here a bit, but on first impressions, communication is really poor. I'll see if I get a reply to my complaint about it. It has earned some stars here because the apartment itself is nice (except for the flooring, which is wood but terribly made and already starting to mark with white showing through the grey colour).

The view is amazing and the apartment is lovely, but upon moving in we had electrical problems which took forever to fix and constant reminders from our side. At times the lifts don't work (without reason) and it's inconvenient, no way you can take the stairs for +30 floors. Some staff members are cheerful and really nice to talk to, but others are grumpy and a pain to interact with. The building is quite aesthetic and has nice shared spaces, but there have been leeks affecting the top floors. Rating three stars and not lower because I really like the apartment.

If they treat residents the way they treated myself when I was looking for a place to live, thats definitely not a place for me! The reception has no human touch and simply behaved as if the was the only place in the world tou could live in and that they would make us a big favor in letting is renting their apartment. It is definitely a shame, as the location is not that bad!

The house is disgusting, the management horrible, the furniture tacky and the paint job was sloppy. The residents need to protest because this is ridiculous. And for Kim the manager, don’t bother answering with the same generic answer you answer everyone else, you’re terrible at your job and you need to be replaced asap.
