How does Hyman Hill ever manage to sell properties if they put so many blocks on potential purchasers. I have in the past tried to view but told no, wasn't on the market. Now we are on the market but no again we don't have an offer.God help people trying to sell with them.Appalling attitude.NegativeQuality, Professionalism
Thank you for your feedback. But unfortunately due to government guidelines estate agents have been advised to only carry out viewing to proceedable applicants.

I would not recommend Hyman Hill. I recently chose them as the agent to sell my property and after a very disappointing experience, I would like to share it with any potential future customers of theirs. Christian from the Shoreham branch came to my house and breezed over the contract, failing to explain aspects which I later found out were key and should have been discussed clearly to ensure my understanding. After feeling unhappy during the first week of him marketing my property due to the fact he failed to draw up a floor plan, include photography of all the rooms and describe key selling points of my house, I decided to exercise my right to leave within the '14 day cooling off period' and give another agent the opportunity to do a better job. When I explained I wanted to leave the contract within the '14 day cooling off period' I was told by Christian that due to him marketing within that period, I had no right to leave without incurring a fee of £180. After discussing this matter with a solicitor I was given the following advice which agents should be adhering to; In June 2014, the Consumer Contract Regulations came into force, which gave rights to consumers to cancel a contract that had been made at a distance or “off premises”, without any reason other than they have changed their mind. The time in which a client has the right to cancel, known as the “cooling-off” period, is 14 days from the day the contract is entered into providing the client is made aware of their right to cancel. Take caution when providing services inside the 14 day cooling off period, If your clients want you to begin providing a service within the 14 day cancellation period, you should gain their written consent and advise them that if they later cancel your contract they will need to pay for any services delivered until the point at which they cancel. If you do fail to do so, the consumer may not be liable for any costs that you have incurred during this time. Inform your client, Once the contract is signed, you should provide your clients with a copy of the signed contracts. The burden of proof that the required information has been given rests with the trader, so it is in your interests to keep good, clear taking caution in providing services within the 14 day cooling off period. Chritian failed to explain to me the fact that I was giving up my right to back out of the contract within the 14 days cooling off period without a fee therefore he failed to ensure my understanding regarding this point. He also failed to provide me with a copy of the contract leaving me with no point of reference. When I brought this to his attention he lied about giving me a copy of the contract. He then gave a very unprofessional, sarcastic answer regarding the fee, suggesting I ask my new agent to pay it for me. When I asked him if he could honestly tell me that he believes he carried out this process honestly and with integrity, he chose to ignore me which speaks volumes. I urge anyone considering to engage with their services to ensure that you know your rights and you proceed with caution.NegativeResponsiveness, Quality, Professionalism, Value

Went to view a property in shoreham with my son today, which was new to the market for rental and a studio apartment for £625 per month. My son loved the flat. I asked the young estate agent, I believe to be Jake, if any one before us had shown any interest. Agent said that one viewing didn't like it the other said they like it. At this stage we were under the impression the studio appartment was still available. One would think that if the estate agents had already of started proceedings for a future tenancy, all viewings would have been cancelled. So by saying that one other had said they liked it, wasnt telling us that the property had already been snapped up. My son said there and then inside the studio, I will have it. I have the deposit ready now. The agent asked my son to ring the estate agent office to let them know. My son rang them straight away. He was then told, that Jake would call him back to start the proceedings. Jake rang and spoke to my husband, then my son. My son gave him all the information they asked for and was assured everything was fine. Jake then rang again to ask about my sons furlough due to the lockdown and wanted confirmation when that would be finishing. My son assured him it would finish by end June 2020. He also provided all details of his employer for agent to contact. At this point, the agent assured my son that everything was going in his favour but somebody else had come forward and wants the property also. But again, he said to my son he had nothing to worry about and the references would go in his favour but they would have to send the landlord both parties details for the landlord to decide which tenant he wants. It turned out the landlord decided on the female interest, for the reasons that she worked just around the corner from the property. This is what my son was told. Which should never have had any impact on the tenancy what so ever. Firstly, when my son decided he wanted the flat, anyone after that had come forward, should have been told that the flat had gone subject to references, but would be in contact if anything changes the agents would get in touch with them. If the agents had already taken a concrete interest, in the flat from a prior viewing, prior to my sons viewing, the viewing with my son should have been cancelled. To send both details to the landlord after my son said he would take the flat immediately and pay the deposit, was like a lottery, unkind, and unprofessional. The landlord is prejudice and made a very sexist decision. If the landlord was in favor of female tenants, why the hell were they showing around males too. I think the agents have been very deceitful and unprofessional. Not at any time did they inform my son that there was strong competition. You only get that in buying, the best offer and so fourth, should not be happening in renting. We should have realised that something was a miss with this agent after their promises to make contact previously didn't materialise as we had to chase them to get an appointment for the viewing. The way my son has been treated to be told its a toss up between him and another, then being told after he lost it to the female, if anything changes or if she pulls out he would be first in line, was absolutely disgusting!!! I don't know what show the estate agents are running, but it is far from professional. Please take this as a warning!!NegativeProfessionalism

Wouldn't use them. went to view a property they had for letting the guy can't remember his name young lad tho turned up 15 minuets late but did apologise, i liked the property i viewed and rang up first thing next morning saying i was happy to pay the deposit when can i come down? He asked me a few questions over the phone about my income the minute i mentioned i was self employed his tone changed and he said he would call me back and never did. Tried to call back later in the day another lady told me he would call me back and he didn't bother. Spent my money elsewhere and went with a different agency instead.

Ben and Christian are good communicators who kept me informed at all times. I bought the property to rent out and they assured me it would be taken up quickly, which it did. They helped me with the hand over to the Lettings Department which has turned out brilliantly

If you are paying for their services as a client your experience may be different, but we had the misfortune to be tenants in a house they were instructed to sell after the previous incumbent passed away. Their approach to us was shameful. …

I have dealt with this company for more than three years and have had excellent service. I have used the lettings side of the business and the sales side and have been fully satisfied with both and soon will be using them again.
