We’re sorry to hear you were unhappy with the outcome of your deposit return. During the tenancy there were no issues, and we did try to reach an agreement regarding the deposit deductions. Unfortunately, this wasn’t possible, despite us providing a detailed checkout report with hundreds of timestamped photos showing damage to several walls and areas that were not cleaned to the required standard. Some furniture was left thick with dust, indicating that you or your housemates had not cleaned the property prior to vacating.
The tenancy deposit scheme exists to handle disputes of this nature, and we respect that you chose to take this route. We always aim to deal with such matters fairly and transparently in line with deposit scheme guidelines, and we’re sorry that this situation has left you disappointed.

GoogleThe lettings agent Ellie wasted me and my partners time, by organising an in person viewing (the agent wasn't present for) which we drove 2 hours to go see and got our hopes up, to only give priority and the property away to a remote viewing that couldn't even make the effort to go view the property in person. Had to chase for information and made us feel like they didn't care about our custom. We received two applications for the property from viewings that took place over the same weekend, both applications were put forward to the landlord but you weren't successful with your application on this occasion. You were updated on this matter within 24 hours and also offered details of another property prior to it coming on to the market which you declined.

GoogleSTUDENTS BEWARE !!
This is the worst Lettings agency in Sheffield.
Once you signed the tenancy agreement they will take full advantage of you.
- illegally show up at the house
- invade your privacy
- not fix basic things like your dryer
- over charge you
And lastly STEAL your deposit.
They’ve done the same thing to me, my friends and other university students.
Please ask around and make sure you’re letting from a legitimate place, especially if this is your 1st/2nd time renting a place, there are those who will assist you and those who will take advantage of you.

GoogleGenuinely horrible experience in one of their properties. Moved in to a dryer that was duct taped shut, which eventually got replaced with a dryer that wouldn't work even after 4 cycles. Mould in bedrooms that would be dismissed and we would be blamed for even if we had windows open and didn't dry clothes in the affected rooms. Would regularly be given less than 24 hours notice for people coming to the flat. One of my flatmates regularly had his bedroom ceiling leak and nothing was done about it.
We then got someone to clean the flat at the end of the tenancy as advised and the flat was left cleaner than it was before we moved in just to be met with a cleaning fee taken out of the deposit weeks after our tenancy had ended and after the new tenants had moved in. When asked to see the invoice there wasn't even any information as to what needed to be cleaned. From the looks of other reviews we weren't the only tenants this happened to either. To make matters worse it took over a month for the deposits to even be returned, during that time we were left completely in the dark with no replies or information regarding the deposits despite emailing asking for updates. After one flatmate called multiple times to try and get updates we were met with replies from Ellie that just generally lacked professionalism and were just downright rude.

GoogleAs a student who lived with The Letting Boutique for a year, I must say our experience was extremely disappointing, resulting in a one-star rating. From the beginning, we encountered a rude and condescending attitude from Ellie, seemingly because we were students. This conclusion was made from the comments my housemates received. This created an uncomfortable living environment right from the start.
Upon moving in, we were greeted with a house that had odd bits left over in cupboards and that wasn’t move in clean. Within days, we faced a rat infestation. While pest control was called promptly, the fact that this issue seemed to be recurring (other reviews) indicates a lack of proper maintenance and poses health risks for tenants.
The most frustrating aspect was the deposit return process. Despite providing evidence that we left the house in better condition than when we moved in (even hiring professional cleaners recommended by The Letting Boutique), we were still charged an additional £135 in cleaning fees. It felt like an attempt to unjustly take more money from us, especially since they hinted at waiving other charges if we paid this amount. (Evidence in emails)
In conclusion, The Letting Boutique's treatment of students, poor maintenance, and unfair deposit handling make it a landlord company I cannot recommend to anyone. Our experience has left us dissatisfied and wary of dealing with them in the future.

Thank you very much for taking your time to reply. It is a shame you have chosen to take this time to reply with misinformation, which I will clarify for you.
1. I have absolutely no issue with being told that there is no availability earlier than my original collection slot. What I do take issue with, however, is the level of rudeness and discriminatory language this simple request had caused. This could have easily been resolved with you declining my request with professionalism and politeness rather than hostility.
2. We all cleaned the house before vacating the property and to further ensure that the condition was as expected, we hired the cleaner that you specifically recommended. I am unsure where you got the information about the cleaner being booked the morning of our tenancy running out, as she came in at 9am the day before our contract ended. Because we had cleaned the property before moving out, and because you recommended the “standard clean” specifically in your emails to us, we of course requested that a standard clean be carried out in the property. Upon receiving the email about the cleaning charge being “upgraded to deep clean” we were of course shocked. This is not a service we requested, or deemed necessary. The photos you have sent me of the property being “unclean” consist of some dust on a skirting board, some dust in a corner of the bathroom, and one shopping bag left behind in a cupboard (which, may I add, was full of someone’s things when we moved in). The photos were taken before the cleaner arrived and these minor issues would have been removed by the cleaner. If you believe the standard of cleaning was not good enough for the service you specifically recommended, this is an issue you need to take up with the cleaner herself not your tenants.
3. Although you say the charges were “waived”, they were actually used as more of a threat. By charging us with a cleaning charge that was unjust, and threatening to make us pay these “waived” charges if we dare dispute the cleaning fee, I would say that this is more a case of blackmail.
In conclusion, I would have to disagree that this situation could’ve been avoided. In direct response to your final points a) we cleaned the house prior to the cleaner coming b) we also arranged for a cleaner to come in the day before our tenancy ended at 9am to ensure the property was spotless c) we did agree to pay the charges since you left us with no other choice by blackmailing us with further charges. It is clear to me from having read other reviews that this experience with you and your team is not an isolated event, and instead these tactics are a part of your business methods. I hope others will read these reviews and learn from our mistake of choosing a property managed by the lettings boutique.

GoogleI am extremely disappointed with the service provided by this letting agent. My daughter recently had an unpleasant encounter with Ellie from the lettings boutique as she displayed a shocking level of rudeness and judgment, particularly targeting my daughter for being a student. This experience left my daughter feeling anxious and uncomfortable, to the point where she felt she couldn't face Ellie alone again. I was forced to accompany her for a subsequent appointment, and it was only in the presence of an older woman that Ellie's behavior took a complete U-turn, suddenly becoming polite and accommodating. This blatant inconsistency confirms to me that Ellie's mistreatment of my daughter was solely based on her status as a student. Such discriminatory behavior is absolutely unacceptable and goes against any professional standards.
This situation only got worse once my daughter had moved into the property. I got a phone call from my distraught daughter, who was in tears because she found a rat in her kitchen bin that she had to dispose of with her own hands. Upon telling the landlords about this issue, they shockingly attempted to pin the blame on my daughter. Feeling unsafe and uncomfortable in the property, my daughter felt she could not continue living there. As a result, we were forced to make alternative arrangements for her while this issue was sorted out.
The letting agent's mishandling of both the initial interaction and the subsequent rat infestation situation has left us deeply disappointed. Their staff's unprofessional conduct and the landlords' unwillingness to take responsibility for serious issues demonstrate a lack of care for their tenants' well-being. I strongly advise anyone considering using this letting agent to reconsider, as our experience has shown a complete disregard for professionalism, fairness, and tenant safety.

GoogleUnfortunately my experience with The Lettings Boutique over the past year has been a negative and disappointing one. As tenants we felt that communication from staff at The Lettings Boutique and our personal landlords was often rude and patronising. We felt that this condescending attitude was a judgement of us as students (due to remarks made).
When moving in to the property we were greeted with an unclean house, covered in mould, rat droppings and slug trails. The rat and slug infestation was a problem that we experienced for a substantial part of our tenancy. Upon reflection of other reviews and the large quantity of slug killer which was already at the property, we are aware that this is not a new problem and has failed to be dealt with in the past. This is alarming as not only is this a health hazard but makes it an unsettling place to live. The house felt so unhygienic that several of us lived else where for a period of time.
At the end of our tenancy we were faced with more issues. Following advice from The Lettings Boutique, we cleaned the property ourselves as well as hiring a professional cleaner which they recommended. We were shocked to find out that £135 had been taken out of our deposit for extra cleaning charges. This was completely unreasonable considering we had already paid £152 out right for professional cleaning. We feel that this was an unjust charge in attempt to keep our money, especially considering the property was far from clean when we moved in and there was no offers to clean the property after the rat infestation.
To summarise, this letting agent and the landlords associated with it are rude and the property was unclean and infested. Kiss goodbye to your deposit if you use this letting agent.

I'm really sorry to hear that you're unhappy with our service. We provide a part management for your property as the landlord has his own workman. I have tried calling you to discuss this matter so that we can speak to the landlord to resolve any issues but there was no answer. However, I believe he has already notified you that the workman will attend on Monday to complete the work in the room and has also treated the walls today as a temporary solution. The current mould isn't what was reported months ago as this was a condensation issue in different areas of the room and the landlord and workman did attend at that time too, so I think it's unfair to say that they are slow when they have swiftly acted to resolve issues as soon as they are reported. Until this week (Wednesday 20th January) we hadn’t heard anything else regarding the matter, so we weren’t aware of the issues and there were no issues noted on our last midterm inspection back in November 2020.
