Me and my partner are re-booking for anther year with Dove and they have been super helpful. There were few delays with any update or response regarding re-booking, however, everything has been resolved now. And as usual Rebecca, one of the Dove staff has always been super helpful and quick with the documentation side of things. We are very happy tenants! Thank you!

I stayed in one of Dove’s properties for 2 years and the only advice I can give is stay clear. From the moment the tenancy started we had issues - the house was dirty with blutack on the floor covered in mud, a trashed front yard, hair all over the chair in my bedroom, mold on the walls, broken clothes airers scattered around the house and a missing tv. While the front yard was dealt with quickly, we remained without a tv for several months and were forced to clean the house ourselves. With the tv we were told it was due to the landlord not replying. The only positive is that with our missing tv they finally decided to order the tv and just send the landlord an invoice when we were still waiting for a response. The remainder of the two years we found communication was very difficult with Dove - I personally never received any response when filling in the maintenance form and often had to follow up with an email and a call to get a response. Our dishwasher was broken when we moved in, which we reported several times throughout the year including calling and coming in person to mention it (alongside other issues). They went so far as to send someone to double check we hadn’t “missed a switch” and when they confirmed it wasn’t working still did not replace it. Our oven broke at one point and when the new one was brought it was discovered that there was a safety issue with where the stove and oven is fitted and we were left without any way to cook aside from a microwave and the new oven remained sat in the middle of our living room for over a week. When sending people to the house (I.e house viewing, repairs, house checks etc), there were several occasions we weren’t informed, or the day we were told was incorrect. Even if we were given notice, we often were not told the time and would wait all day for people to arrive. There was one time we were sent several reminders only for no one to show up. They did eventually fix and replace some things (the dishwasher was never sorted) but overall the house was just not well maintained and that is where a lot of the issues began. They also tried to charge for our house not being suitably cleaned afterwards despite the house being cleaner than when we received it - they even acknowledged attempts had been made but still tried charging £120. They did eventually agree to a £35 charge but just makes you wonder how they justified the £120 in the first place! Overall, I’d recommend going for an alternative letting agency who own the properties themselves and are not just managing them for landlords as I’ve found them to have much better customer service and well maintained homes.

Update after dove’s response Thank you for your response. I appreciate you taking the time to reply, but I don’t think it accurately reflects our experience. We fully understand that employer and landlord references can take time. We never complained about the existence of the referencing process itself. What was frustrating was the communication throughout the application. During the process we visited your office three times and were repeatedly told that you were “waiting for one more reference” or that you would speak to the landlord regarding alternative documentation such as bank statements. At no point were we told that our application was fundamentally unlikely to proceed. On our final visit, we were specifically informed that only one employer reference remained outstanding. I arranged that reference immediately and emailed confirmation the same day. Less than 24 hours later we received an email stating that all four applicants had failed referencing and the landlord would not proceed. Those two messages simply do not align. If the landlord required fully completed references before making a decision, that should have been made clear from the beginning. Instead, the information we received throughout the process suggested that we were close to completion. Four working professionals spent nearly two weeks arranging guarantors, employer references, previous landlord references and making multiple office visits because we believed the application was progressing. I accept that landlords have every right to decline an application. My review was never about that decision. It was about the lack of clear communication, changing information and the amount of time and effort invested by four applicants without transparent updates. I therefore feel my review accurately reflects my experience.

Hi Kamlesh, Thank you for your feedback, and I'm sorry the process was frustrating. Your application began on 13 July, but we couldn't put anything to the landlord until 21 July, when the last of your group's information came through from you all. The nine days that followed (7 working days) were taken up waiting for your own referees to respond to Rightmove Referencing, some replied slowly and, on the day, some had not replied at all. Until your references are returned, Rightmove simply can't pass an applicant, and without verified references from employers and previous landlords the landlord didn't feel able to proceed. That included one employer reference that was still outstanding right at the end. So the length of the process and the final outcome did not come down to delays that we created, rather your own references that did not respond promptly , however we take your feedback on board and we will look at how we further can keep applicants updated. With that in mind, we would appreciate if you'd consider amending the review to reflect that the hold-ups came from your referencing responses rather than from Dove ourselves. If you're still looking, we'd be happy to help you find somewhere else. Otherwise, we wish you the very best, Thank you.

Avoid Dove if you can. I rented a house with Dove for the last academic year. While the signing on process was simple and staff were friendly, we had numourous issues with them throughout the year: - Many items were broken at the start of tenancy, including a bed and draws, and the property had clearly been housing smokers even though we were told it was a non-smoker residence. - Multiple times we were accused of not responding to emails which Dove had never sent, we all thoroughly checked inboxes for missed emails which were not there. - They were very blunt when stating they needed to cut a spare set of keys. Maintenance had already been accessing our property previously with keys, therefore a new cut being required led us to believe they lost our keys. We made our feelings clear to Dove that we were unhappy with the time taken for repairs or responses, but this was met with a lack of interest and blunt response. For examples of some of the lengthy issues we've had that are also damaging to the house, please see the photos attached.

At the start of each tenancy, we provide tenants with the opportunity to report any issues so that they can be addressed promptly. We apologise if you feel that Maintenance requests raised during the year were not responded to in line with our standard procedures. Regarding communication, we always aim to respond clearly and in a timely manner. We would never intentionally ignore concerns raised. In relation to keys, spare and contractor sets are securely managed in line with our access procedures. Cutting replacement keys is sometimes necessary as part of routine key management and does not indicate that keys have been “lost.” We take feedback seriously and continuously review our processes to improve our service. they make you sign stuff in person/by hand which is archaic and expensive if you arent in sheffield when they want it. not great at replying to emails, only very responsive when your query involves giving them money. them being poorly organised has cost me a few hundred pounds. ignored my emails for over 2 weeks

I am extremely disappointed with the service provided by Dove Properties. The entire application process was unnecessarily stressful, poorly managed, and lacked clear communication from start to finish. From the beginning, every stage of the process was delayed. We had to visit the Dove Properties office multiple times just to get an update on the status of our application because we were rarely given any proactive communication. Instead of receiving clear guidance, we were repeatedly asked to provide more and more documents, many of which seemed excessive and made the process far more complicated than it needed to be. The most frustrating part was the complete lack of communication between Dove Properties and Rightmove Referencing. Whenever we contacted Dove Properties with questions about our application, we were told to speak to the Rightmove referencing team. When we contacted Rightmove, they told us to speak to Dove Properties instead. We were constantly being passed back and forth, with neither side taking ownership or providing us with clear answers. This resulted in a huge waste of our time and caused unnecessary stress during an already difficult situation. What makes this experience even more disappointing is that we made it very clear from the start that our current tenancy ends on **15th August**, so finding a property urgently was essential. Despite this, we were continually reassured throughout the process that everything was progressing well and that we were likely to secure the property. Because of these assurances, we stopped actively searching for alternative accommodation, believing that this application was going to be successful. After weeks of delays, endless paperwork, repeated follow-ups, and being given hope throughout the process, we were suddenly informed by email that our application had been rejected. By that point, a significant amount of valuable time had been lost, leaving us in an incredibly stressful position with very limited time to find another home. It honestly feels as though the urgency of our situation was never properly communicated to the landlord, although we cannot know for certain. Had our circumstances been explained clearly, perhaps the process could have been handled much more efficiently. We completely understand that applications can be rejected, that is ultimately the landlord's decision, and we respect that. Our issue is not with the outcome itself but with how the entire process was handled. Better communication, transparency, and realistic expectations would have saved us a great deal of time, stress, and uncertainty. Unfortunately, based on our experience, I cannot recommend Dove Properties. The lack of communication, repeated delays, and poor coordination made what should have been a straightforward application process incredibly frustrating and disappointing. I sincerely hope they review and improve their procedures so that future applicants do not have to go through the same experience.

Mediocre at best. As previous reviews have pointed out, all the 5 star reviews are from people who have only viewed properties, not from people who have actually lived with and experienced dove as landlords. Good trick from them asking people who have only had viewings to leave Google reviews. Maintenance show up unannounced. Maintenance men LET THEMSELVES IN when a girl was home alone, unaware anyone was coming. When we complain and point out that we do not feel safe, we're told it's a teething issue from the system as we're new tenants and that our contact details will be updated. Yet it happens again. And again. And again, despite our frequent emails and calls. On that note, Dove love to ignore your emails and phone calls, especially if it's about something that might require some effort on their behalf. We had outstanding bills from previous tenants that were passed onto us. Did Dove help? No! Only 9 months later after more nagging from us when the problem came up again. Dove also don't provide an emergency contact number for themselves, only those of other companies e.g. British Gas. Our kitchen flooded during a storm and we had no support as it was out of hours. We asked for emergency contact details as we had several leaks due to faulty house structure like broken roof. They refused and said other tenants are fine without contact details so we should be too. Ultimately it's their house that will get more damaged, but we were still worrying that we'd be charged in scenarios like this, or that we'd be charged for "unnecessary" work if we called an external maintenance company. To give some credit, they did deal with maintenance issues generally. No confirmation that they've had the issue come through, and rarely contact about anyone coming to sort it though. Need more contact, especially for student properties who likely need more support as they have less renting experience. Also watch your deposit, they tried to overcharge us at the end so make sure to check and ask what they are actually charging you for. Hoover and mop they provided us with were awful (mop head almost non-existent) - definitely bring your own if you value cleanliness and want your deposit back. Overall our house was in relatively good state, Dove however are pretty frustrating to have as landlords. They seem to have too many properties for the number of staff, or maybe are just a bit lazy.

I had a good experience with Dove real estate agency . Of course there was some hassles during the renting process but it went all fine at the end . Rebecca was the one helping me during the rental process , she did really well during this process she was replying my emails even if she was out of the property in a holiday .

Im currently renting a property with Dove and I have had a fantastic experience so far, any issues i’ve had with the property have been sorted out instantly. All of the staff have been lovely in particular Harrison Banks (our property manager) has been extremely helpful with any queries i’ve had and very efficient in dealing with the small defects I had complained about within the property.

Very friendly and personable, give you lots of time to look around and have a wide range of properties all with unique features and layouts. As a parent of a student who was seeking their second year accommodation, I recognise the balance to be struck between supporting and stepping back. My experience as a parent of the team at Dove properties (especially Jodi) has been exceptional. Patient and understanding of lots of questions, the ease in process of signing up and then also going the extra mile. I have also been impressed with the state of the property which speaks not only about the quality of landlords but Dove’s selection of who they do business with. Would highly recommend any parent/student to use Dove in searching for student accommodation.
