We have done a few house sale and purchase respectively for few years due to our personal and business needs. Having worked with a number of estate agents respectively in Sheffield, we would have no hesitation to confirm that Cocker & Carr are our "go-to" agent for help. They are "all-rounded" professional team offering comprehensive services: residential sales, lettings, property management, and valuations. Thom and his team (Katherine, Suzanne, Mel and other colleagues) are all great, and they definitely make the whole buying/selling process at ease for us as their clients. Thom and the team at Cocker & Carr were fantastic to work with while selling our house from start to finish. We were given tips on staging the house and the photos and videos were really professional and helped generate interest on social media, while the viewings were mainly booked in blocks to minimise disruption. I always felt that the team would make time to talk about feedback and the selling process and the use of a Whatsapp group made it easy to communicate with the whole team. This resulted in the sale of our property in just a few weeks and for more than we had expected. I would thoroughly recommend Cocker & Carr to anyone selling a property.

We recently had to make the difficult decision to sell our family home of 68 years. After my initial meeting with Thom, who has extensive knowledge of the property market and local area, we chose to entrust the sale of our property to Thom and his team at Cocker & Carr. From the valuation to the completion of the sale they handled everything with professionalism, keeping me updated every step of the way. The online account you have access to allows you to monitor the progression of the viewings, feedback and sale through to completion. The team arranged and attended all the viewings on our behalf which we really appreciated. The service received was first class and I would highly recommend Cocker and Carr to anyone who is looking to market their property. We cannot recommend the team at Cocker and Carr enough! They helped us get a great price when selling our house - they gave us excellent advice on how to present our home and made the viewings process easy and stress free. Special mention to Thom and Suzanne - communication was great. They did a brilliant job at chasing other professionals and were always there for us to ask questions if needed. I requested a viewing with this agency and they called and confirmed a reservation for the next day. The day off they call me trying to complicate everything to make me cancel the booking. First they asked me why I’m moving and I told her it was due to a new job then she proceeds to tell me since I had to give notice to my previous job I was now unemployed and they couldn’t let me book the place. I told her my new job was guaranteed since all contracts were signed and a start day was to be communicated this week but she insisted that I was jobless and would have to pay 6 months rent upfront?! I asked why she would say I was jobless while I have secured a job of which I am moving for and she said if I can provide a guarantor they would consider. I said I do have one but she said since the guarantor is not my parent they can’t accept them???? I have never experienced such blatant prejudice which was borderline racist where someone is just looking for faults to get me to cancel a viewing the morning of! I asked why they didn’t ask these questions when they were making the booking since I had booked a train already and would be wasting money and she had nothing to say for that. All I’m wondering is what do you mean I am unemployed while I literally have a job secured that I am moving for, saying how is she sure the job won’t be cancelled? That is so weird, how soon should someone give notice while changing jobs anyway? The morning off or? Clearly this questions made no sense!! Irritated in the morning!

I’m sorry to read your review and that you felt the need to leave a 1-star rating rather than contact our office directly to discuss your concerns. I would like to take this opportunity to clarify the events. Firstly, I must stress that no one at Cocker & Carr is prejudiced or racist. We take such comments very seriously, and I am saddened to read this accusation, which I know to be untrue. All applicants are treated with the same respect and fairness. As an agent, we have a duty of care to both landlords and tenants, which includes making sure that applicants are suitably qualified before beginning the application process. This protects everyone’s time, effort, and money. With regard to your specific comments: my colleague called you on the day of the appointment to confirm you would be attending. As with all viewings, we also reconfirm some details in case circumstances have changed. When you advised that you were starting a new job but did not yet have a confirmed start date, my colleague explained the possible options available to you should you wish to proceed with an application under those circumstances. It appeared you did not feel these options were suitable. You also mentioned being upset about having “wasted money on a train ticket,” although you had other viewings arranged in Sheffield later the same day. I would like to make clear that your appointment to view the property was never cancelled by us. My colleague attended as arranged and also tried to call you at the time when you did not arrive, but it seems this call was not answered. We first got to know Cocker & Carr when we were viewing properties and we really appreciated how friendly and professional Thom was, and how much knowledge he had about the local market. We stayed in touch and when we were thinking about selling we had a chat about our plans and what we needed to do to get the house ready to market. Again, Thom was so helpful and gave us really personalised, realistic advice. When we were ready to list, everything was very quick and easy. Communication was great and we knew what we needed to do to get the house ready for photos. On the day of photos, both Thom and the photographer arrived and did such an amazing job including using a drone to take aerial shots which was so great to see. The video Thom made describing the house was a great additional touch which I feel added a really personal touch and showed that the house was seen as unique rather than just any other house. Once it went to market, we were blown away by the interest the property received. After our weekend of viewings, handled very all by the office accompanied viewer, the offers came in fast, and were negotiated very effectively. We had complete faith the office team knew what they were doing, and that all buyers were vetted effectively. They really understood and knew each potential buyer and their circumstances and this helped us to make a decision between our multiple offers. The sales process was smooth with no snags or issues, I believe in large part due to this effective vetting and communication with buyers about our circumstances and need for a quick sale and the communication with the solicitors by the sales chasing team. In the end it was all completed in 8 weeks from the acceptance of an offer! I would not hesitate to wholeheartedly recommend Cocker & Carr. I have dealt with a large number of estate agents over the years and never had such a fantastic experience as this one. Thank you all so much for your amazing work!

I entrusted Cocker and Carr to manage my home, having used them in a previous sale. However, from the moment the tenants moved in, issues arose that only worsened throughout the tenancy, resulting in an incredibly stressful year. A week before the tenants moved in, I had a gas safety engineer check the hob and boiler. Both were deemed safe to use. The day after the tenants moved in, I was contacted and told they could smell gas. I was asked to pay for the same engineer to visit again. To this day, I have not been given an explanation of why the appliance, checked just a week prior, was suddenly unsafe or if it can be used now. After 6 months, I expected the property to be inspected, as per the letting agreement. This did not happen until a major breach occurred months later. The tenants had been running a dog grooming business from my kitchen and housing several other dogs. Cocker and Carr didn’t see this as a major issue, stating they would "check the property sometime next week." I believed they were supposed to act in my best interest as they were paid to do but instead, I felt the tenants were prioritised. Georgina reassured the tenants more than me, even offering to help them find another property with an outbuilding to continue their dog grooming business. As an inexperienced landlord, I regrettably trusted Georgina’s expertise and knowledge. She reassured me that the tenants were taking good care of the house and she would have them in hers, so I agreed to continue the tenancy on the basis that the carpets and house would be deep cleaned at the end of the tenancy. She agreed and put this in writing to the tenants. The property was meant to be inspected again a month later, which it wasn't. I was later informed the tenants had had several noise complaints to the council, had left the garden in a mess with more dogs than agreed upon and were causing issues with neighbours. I told Georgina I wanted the tenants to leave but instead of focussing on their behaviour, I was angry to hear she told them it was because I no longer wanted to rent the property. This was not their concern and should not have been disclosed as it was solely their behaviour that made me want to end the tenancy. I was told the tenants would have to leave in January due to the tenancy agreement. However, in November, I was phoned to say the tenants were planning to leave next week and wanted extra days to clean the property and how nice this was of them. This left me with an empty property with only a week's notice, yet I was expected to be grateful. After the tenants left, further issues arose regarding the deposit and the state of the property. The carpets had not been cleaned as promised. Georgina stopped contacting me, and I was contacted by Kirsty instead. Throughout the tenancy, Georgina was difficult to reach, often being out of the office or on leave. When I called, I was told she wasn’t available. Rent was frequently late. I was told this was because she was out of office and I should have a financial buffer and not need the rent. I was relieved in the end to deal with Kirsty, who treated me with respect, gave unbiased advice, and understood why I was upset. I appreciate her help in the final weeks of the tenancy. Thank you, Kirsty. This experience has been nothing but stress, leading me to reconsider renting property again. It was particularly upsetting when Georgina said, "Well, not everyone is cut out to be a landlord," instead of acknowledging the issues that led me to this point. Had I been offered proper support and unbiased advice, I may have continued as a landlord.

Hi Emma I am sorry that your first experience of renting out your property and using us as agents has led to your negative Google review. I would be happy to go over each point you raise and the details with you again if you wish either in person or in writing. For the purpose of replying to your concerns, I can assure you that the advice that you received from me was never biased and only ever in line with the tenant and/or the Landlord and Tenant Act. On occasions when tenants have breached their contract matters can escalate. Therefore my role was to protect and manage your expectations of what can and cannot be done to end a tenancy in the correct and lawful manner. I do believe that my comments have been taken out of context somewhat however I do apologise if you felt them to be rude, this was not my intention; however as rental payments cannot always be made on the same day due to weekends, bank holidays and sometimes other circumstances, we do advise landlords to have a “buffer” in terms of mortgage payment due dates to protect themselves against any possible bank charges. I fully empathise with you about renting a property that was your home, which can be different to landlords who buy for investment purposes and completely understood the attachment you had to it and the need for reassurance that the tenants were indeed looking after it, leading to my comment about not everyone being suited to being a landlord. My attempts to reassure you that the tenant was indeed looking after your home by saying if they were my own tenants I would be happy led to you feeling that I was prioritising the tenants feelings over yours and again I apologise that you interpreted it that was. It was my intention to reassure that whilst they had broken the terms of their agreement, they had stopped their business and the house was in a clean and tidy condition. I do dispute that I stopped contact with you, the tenancy had ended and it was then Kirsty’s role to then discuss the checkout and deposit with landlords. I am pleased that you had a better relationship with Kirsty and again apologise that our conversations were misinterpreted. Many thanks Georgina

When Tom first came to value our house we knew straight away we would be in good hands. All the team have been so helpful through the trials and tribulations of the move -and there have been many with big delays and problems at the bottom of the chain . Suzanne particularly has been able to get to the core of the problems and been reassuring at every stage. We have no hesitation in recommending Cocker and Carr if you are looking for an estate agent .

I was impressed with all aspects of our experience when we sold our house through Cocker and Carr. At the very beginning Thom Cocker came to view our house and spent at least an hour with us advising us about the best way to proceed and using his local knowledge to arrive at a figure at which the house should be placed on the market. Arrangements for the photographs were made and we were delighted and relieved that all the viewings were handled by his helpful staff. We were kept informed of all viewings that were scheduled and could check on these via the app. They also arranged for an assessor to inspect our house and provide us with an energy performance certificate. When we started to receive offers this was handled very professionally and effectively.

Although the sale wasn't plain sailing and we had to go back to market the team contacted previously interested parties and we completed - in record time in the end. Great experience with Cocker and Carr, really straightforward and smooth purchase. Some things that made them stand out for me: - excellent communication throughout purchase from confirmation of viewing, offers to completion with Emails, calls and WhatsApps. - experienced and knowledgeable viewing agent who is part of the team and not just employed to do viewings. - provided link and quote to experienced Sheffield based solicitors for all parties if needed. - photos, videos and floorplans of properties that I visited were representative of what was on offer at viewing. - transparency on offers when over asking price. - knowledge of local area and market I would highly recommend the team as a purchaser and seller. Honest, professional, Lovely to rent with. We are very happy with the service provided by Cocker and Carr, enabling us to sell our house at a good price and with minimal inconvenience. Thomas Cocker gave us sound advice about how to optimise the appearance of the property for viewings. However, the big sell for us was that the estate agent did the viewings for us, condensed into a couple of Saturday morning sessions, and we just went out for the morning. This just took the hassle out of it all. Happy overall with the ongoing service once the provisional sale secured. Would recommend.
