Being as honest as I can with regard to this company, I would say this... If you are a seller, Auction House would be a good option to sell your property. I give them credit, they work hard on behalf of the seller. If however (like me), you are a buyer I wouldn't expect much in the way of service.Some pointers to look out for based on my own personal experience....1. Go and see the property, the videos aren't a fair or accurate representation of the property itself. 2. Read everything VERY carefully. I was caught out as some additional costs are written in words and others in figures. Difficult to spot with the lack of consistency. There were also conflicting timescales in the pack as to when the deposit needed to be paid. You have to firstly spot, and then consider the additional costs before bidding! 3. Don't expect much in the way of communication or co-operation. They chased me like mad to get my deposit, threatening all kinds of action if I didn't pay within 48 hours, (even though the contract of sale stated 5 days, this apparently was wrong and therefore completely disregarded by AHL). However, when I tried to then view the property after I had paid my deposit, I chased like mad but all to no avail.4. Check the person who's selling it is the legal owner. Evidently, the person who sold it to me wasn't the legal owner at the time of auction. The person who I thought was just a tenant was actually the owner! She had to endure people coming round to look at the property when she thought she had already sold it. The new owner decided to put in up for auction prior to completion of his sale.5. Ensure there is a provision for you to collect keys, I had to chase the seller on this only to receive a text back saying 'Why don't you go round there with a locksmith, get him to get you in'. Firstly he claimed he'd posted them, then he had to check, then he clearly hadn't. When I replied, I'd rather open the front door with the key, I received no response. Very disappointing, from start to finish! Just be very careful, make sure you read everything and read it all again. And know that once the gavel has dropped, you're pretty much on your own.

Thank you for your comments and I’m sorry you haven’t had a pleasant buying experience. Your advice to other buyers is excellent and mirrors all the advice we give buyers too. With regards to the costs in the legal pack, this is why we implore bidders over and over again to read the special conditions extremely carefully. They are prepared and uploaded by the seller’s solicitor so we have no involvement with them, but we do not allow anyone to bid until they have ticked a bidder’s declaration stating that they have read the special conditions and noted any fees detailed therein. As for access between exchange and completion, again this is detailed in the notice to bidders, but it is entirely at the discretion of the seller. We always do our best to obtain access for winning bidders. Re the buyer’s deposit. This should be paid immediately after the gavel has fallen. Buyers should never use up the 48 hour window unless they absolutely have to. Like any auction, the deposit should be paid as soon as the auction is over. We never sell a property that the seller does not have a right to sell. Auction properties are often sold by people who have either recently acquired the property or in some instances, have exchanged but not yet completed their purchase yet. This is common and there is nothing untoward about this. As for the keys, I cant comment on that particular situation. Perhaps the seller no longer had their own set or maybe never had a set to start with. Either way, it’s always prudent to change the locks on any new property a buyer has purchased. I hope this answers all your points and again, I’m sorry you are one of the very few unhappy buyers we have from the 500+ delighted buyers we have already sold to this year. Online bidding at AuctionHouse property auction does not seem to have clear cut off time.I monitored a property where it had very few bids in the days and hours on auction date, and in the last 5 minutes before the auction's advertised "END" time, we discover that there is no fixed "END" time. Auction House then keeps extending that supposedly "END" time by another 2 minutes and that kept repeating 5 or 6 times. Now, we assume another bid received, but despite the bid we made was in the last seconds before "END" time, we can not be 100% sure that any other bid took place, System is not transparent enough as Bidders can not really see whether other bidders actually exist.Bidders should trust that an an auction does have a real "END" time and not just a "Liquid" end time that can just go indefinitely.We do not feel that the bidding process is transparent enough and neither price bid at the "End" was a fair one, given the repeated "extension". Property Auction houses have a responsibility to make the process transparent if they decide to advertise and switch to Online bidding to safeguard the trust of bidders.

Hello,As is described throughout our website, as well as on the bidding page itself, if a bid is placed in the last 60 seconds of the auction, the end time will be extended to allow any under bidders to place another bid if they wish to (this also occurs where someone has placed a maximum bid, and the system is bidding on their behalf too). When there has been no bids for 60 seconds, the auction will then close. This is the most fair way for all buyers to get the opportunity to place their best bids, and for the sellers to achieve the best price for their property also. All bids, their amounts and time placed are all clearly displayed for anyone to see, and we are happy to discuss individual cases and provide audit trails for properties you have bid on if you feel there is a discrepancy.
