We will shortly be moving into our new rented property, which has been organised through Blake. We have used many of the big agents in the past, and this has been our most positive experience by far - after seeing the flat on Rightmove, Blake arranged a viewing for us within a few hours and by the next day had secured the flat for us. He has been extremely responsive whenever we have had questions, and generally everything has progressed very smoothly and quickly. We've also dealt with Sian who has also been very professional. From a tenants perspective I highly recommend.

Don’t be put off by their fees, there is always room for negotiation, but bear in mind, you do get what you pay for and I think Acorn are worth every penny.From the moment we were introduced, and we discussed the terms and conditions, I went away and compared them to other local estate agents who we had around. Despite coming out as the dearest in commission, I felt a confidence with Kevin (our sales rep) that he meant every word he said and I trusted him to sell our house.Once signed up, Kevin and the team worked together. Kevin was always calling to keep me updated with house viewings, progress etc. If I called Kevin and he wasn’t available one of his team (namely Poppy) would be available to chat. Likewise, when it came to viewings, if Kevin wasn’t able to make the date/time arranged, Poppy would step in. There was even an occasion when the receptionist Tegan stepped in to drop off some keys as Kevin and Poppy were unavailable. Great teamwork! When it came to exchange and completion Kevin was always in contact with our solicitor and also kept us in the loop at all times. If there were any questions that needed answering from our buyers, Kevin would immediately inform us, so that we could get these answered straight away to avoid any hold ups.I would happily (and do) recommend Acorn! 10/10!

Ok I recently purchased my new house through Dan in the Dartford branch. I can say that he was down to earth and very helpful in every aspect. Our experience with Acorn has been an endlessly shambolic mire of incompetence and disregard.At numerous points, our multiple property managers (6 at last count) have outright flouted the guidance for letting agents and most recently asked if we could breach the Tier 4 lockdown in London before Christmas 2020 as we were moving out by asking if the landlord's son could visit (we have written correspondence to show the ombudsman should they try to reject this). All of this was done whilst witholding a fee they claim they are due, despite guidance saying otherwise.We've had to submit at least 3 formal complaints in the last 2 years and that doesn't count the constant battle to get anything done when something breaks. In the last 3 years they have:1. Refused to provide rental agreement after payment was provided.2. Left us almost 2 months without a working front door & over a week without heating.3. Sent an email saying our rent wasn't paid despite our bank statement saying otherwise. When they realised the error, they simply recalled the email and never even sent a courtesy apology.4. Asked if the landlord's son could visit December 23rd as we were moving out, despite Tier 4 restrictions in London.We have written correspondence confirming all of the above should they feel the need to argue.Avoid these guys at all cost.

A person called Vincent as an agent from Acron Crystal Palace was extremely rude, was not wearing a mask during covid, wanted to compare my earnings against me. Contacted the office to complain about this person they hang up on me then I called again and spoken to a manager and still waiting for his call. Based on Vincent conversation he records all voice calls without any disclaimer, I told him it was out of law he did not care and wanted to argue showing he was better off them me. my and my friend was just stating that the flat looks different from the picture but he still argues and disrespects me ... I assumed customer service was number 1 but thought wrong ... I am still waiting on the Manager call. ... Contacted Yousef Branch Manager but seem for Him i am the wrong person as Vincent is never nasty ... I and my colleague are the victim here but seem they just want the sell of an apartment and let Vincent not to apologies for his behaviour. GREAT CUSTOMER SERVICE.

We've had a really great experience finding and putting in a rental offer with The Acorn Group. In particular, Vincent Bui helped us through every step of the process and was always on hand if we had any questions or concerns. Thank you so much Vincent and the rest of the staff at the Catford branch!Edit:I've had to come back and edit this to reflect the continued service my partner and I have received, which has sadly been incredibly poor. Once we were passed on from Vincent to other members of the team (Connor & Ryan) our service has declined massively. We were promised a complete repaint and clean of the unfurnished property when we put the offer in (2 months before moving!). When arriving on the move-in day we found that not only had the flat not been repainted, it was full of the previous tenant's furniture and discarded personal items! Also the en-suite bathroom (despite apparently being professionally cleaned) was full of black mould - which was majorly concerning as I suffer from asthma due to our previous flat's black mould infestation. Because of this we'd emphasised the importance of having a mould free flat to Acorn multiple times and they'd been really sympathetic, so to arrive and find this was really upsetting. It was clear that no one from Acorn had been round to inspect the property since the previous tenants had moved out. Thankfully Acorn did arrange for the old furniture to be removed, but this took incessant emails, phonecalls and even marching down to the Catford branch to speak to them in person for this to be sorted, which was not what we needed on an already stressful moving day. We never got a further response on the mouldy bathroom other than 'well it was professionally cleaned', despite the fact that the inventory description and photos also show it being mouldy. As of this point, nearly 2 weeks after we moved in, we are seemingly no closer to getting the paintwork completed despite also regularly pushing for it and enquiring about it. Overall a real letdown from a company that (at first glance) seemed quite good.

They love wasting everyone’s time. Just rented a flat though them and they are extremely slow, we had to chaise them over 100 times to give us any updates on the status of the flat. After i have signed the contract and made the payment they wouldn’t relieve the key until I go to their office with my passport ( which was never a discussion before I made the payment) also I don’t understand why they couldn’t meet me at the property I won’t recommend them! Jayne was extremely unprofessional and slow replying to my emails!

Service levels should not have slipped noticeably during the covid pandemic but in some cases it may take a little longer to reply to emails. With regards to the passport, we do ask all tenants in our "welcome email" to attend our office with their passports. The buyers solicitors dragged the sales process out but George was really on top of it - chasing them and prompting me when there were things we could try from sellers side to help move things along, drawing on experience and providing good advice. TrustpilotTHE SIX FAILS OF ACORN - NOT TO BE CONFUSED WITH THE TWELVE DAYS OF CHRISTMAS
The only good thing I can say about Acorn is that we are no longer letting our flat through them. FAIL ONE: Their very aggressive letting agent offered to discount our first month set-up fee from £360 to £199 but they charged us £360 regardless. The letting office denied all knowledge of the discount and it was a battle to get it reinstated. FAIL TWO: We rapidly discovered that almost all our calls and emails to Acorn went unanswered and it was virtually impossible to communicate with them. FAIL THREE: They charged us £180 for a PAT electrical appliance test, and we received no response when we queried it, or when we queried their lack of response. We subsequently discovered the PAT test was not a legal requirement, and that they had not even performed it. They then denied charging us for the test, and we had to prove that they had. FAIL FOUR: They also charged us £210 to apply for a Croydon landlord licence fee on our behalf and then left the application incomplete, whereupon we received a threatening email from Croydon Council demanding immediate payment. FAIL FIVE: They charged us £96 for a plumber’s visit in which the plumber did nothing except suggest spending over £400 on replacement bathroom taps, when we knew that the originals had cost £64.75. When we tried to follow up direct with the plumber he dropped all communication with us. FAIL SIX: Finally the tenant abandoned the flat without notice, leaving it in a filthy state and full of junk, with bathroom fittings pulled out the wall. We notified Acorn by phone and email with photographs of the mess. The tenant then advised both Acorn and ourselves by email that she could not afford to clean it and that we would have to pick up the cleaning tab ourselves. We had it professionally cleaned at our own expense and emailed Acorn on 22.05.2020: “Please advise where we may pick up our keys on 28.05.2020” which was the date the tenancy legally ended. Predictably there was no reply and their local office was closed on 28.05.2020. However, on 29.05.2020, the day after the tenancy ended - they sent in a check out team who left lights on, drawers and cupboards open, items on the kitchen counter, the toilet seat up and the new throw and mattress cover pulled off the newly cleaned bed, the day before our new agents were due to show it. For this unauthorised incursion, they charged us £159. When we challenged this, they insisted that we were contractually obligated to pay for a checkout. We responded: “What part of “Please advise where we may pick up our keys on 28.05.2020” do you not understand?” I received the response: “I cannot see that you received a response from us to confirm key collection.” Yes, dear readers, you read that right. They didn't have to return our keys on the grounds that they ignored our email requesting the return of our keys! Best of all, Acorn gave the tenant a copy of the check out report as well as a reference, allowing her to pass on the abuse the next landlord.

5 stars.Jonathan was amazing with our recent house hunt. He listened to our brief and called us as soon as a property was available - we saw it before it was even online which gave us an edge against the competition viewing. It was exactly what we were after and we put in an offer straight away. It's not often you find an estate agent that listens to your brief AND follows the process right through to exchange, but Jonathan did it all and was invaluable to us. He kept us calm during the stress of solicitors etc and helped chase up all relevant parties which really is above and beyond. I wouldn't hesitate to recommend him to anyone house hunting / looking to sell their property, for a great service with a smile!

I had an amazing experience with guys in sales team - very friendly, attention to detail service - till I sign the rental contract.From when the tenancy of our dream home has started, our nightmare began.The property manager is an absolute nightmare.She (I would like to name her if possible for other people's sake) asked if she can visit a property for gas inspection, in less than 24 hours notice.We told her it is impossible to arrange it at last minutes as we are both working in office and need at least few days to see if it is possible to arrange a work from home option. Also contract clearly states that agent/landlord require at least 24hours notice for a visit. No reply by the time of the visit next day - one of us urgently managed to wait for a visit. No one has come.Then she has arranged another round of gas inspection and property inspection on 14th Feb so one of us has agreed to work from home to attend a visit.Then she has emailed us that the visit will be 5th of Feb.We were so confused and told her we have arranged out time for a visit on 14th of Feb as originally agreed.She then told us she has mistaken a date and confirmed the visit will be 14th of Feb.On 14th of Feb, she hasn't visited our property although we confirmed several times, no phonecall, no email.On 17th of Feb, 3 days later, for the first time she emailed us as per below."I did call and the person I got through to advised a property inspection was not arranged so I was unable to attend on Friday."Not sure what she meant - anyways,1. When sales team contacted both myself and my partner, all went through perfectly fine, and no-one else would answer our mobile.2. She would have been able to ring our door bell on 14th Feb 9am -12pm as agreed. We have stayed in property for a whole day just in case they are running late. No visit/phone/email on the day, and next 3 days.Before signing a contract we have agreed with a landlord that the property to be freshly painted. That was part of our rental agreement.Property management team has assured it will be done either the day we move in or few days after we move in.It still hasn't happened.All of this happened within 6 months from the day we moved in.We have few experiences with other agents but by far Acorn is the worst.We like a property itself but not happy with the way it's managed.Landlords, tenants, please avoid this agent at all cost. Before you end up like us.

I have spoken to your Property Manager this morning and I know that she has already been in touch.Firstly, we are very aware of the notice required and am assured that this was adhered to. With the initial appointment, your landlord requested that their contractor visit the property and asked for a specific date and time, which we put to you. It was our understanding that you agreed to this time, but when the landlords contractor showed at the property, you were not there.The appointment was rearranged for 14th February but accept that the incorrect confirmation email was sent to you in error. Your PM did apologise immediately the error was spotted.On 14th, the PM called ahead to confirm that you were still ok for the time, however, the wrong number was called and the response to the call to the wrong number resulted in Amy not coming to the property..for this we apologise.This was Friday and so the next opportunity to contact you was Monday, 17th to rearrange. We initially had Kelly value our home just as the Sidcup Branch of Acorn opened. It was almost a full year until we put the house on the market with Acorn (we’d initially gone with another EA), and Kelly arrived with the same warmth, enthusiasm and intent as before. In order to sell our house, I was impressed at how Kelly just didn’t look at the price and numbers, she’d taken into account the style and type of property we lived in and was able to contact those people whom she thought it would appeal. From this we had quality viewings, not quantity. We had realistic conversations about house prices. Our views on this were always respected whilst recommendations were backed up and essentially we were happy to trust Kelly.Kelly kept in good contact with us through the entire process, some hand holding towards the end when the pressure was on for all parties concerned, Kelly understood our concerns and did her best to understand the emotional side of selling the house whilst dealing with the office side.We thoroughly reccomend Kelly (and Paul) and the entire Sidcup Acorn team. Their approach felt up to date, progressive and personal and we now live in our dream house by the sea. Thank you.

A solid if not great estate agent. They know the SE London area well and the fact they can utilise their customer base across their branches is a positive.Initially very eager to get the flat on the market and take our business; very confident of a quick sale but when viewings failed to convert into offers for the first couple of months, updates were infrequently offered despite chasing. That said, once an offer did materialise our account manager Leon was very good in handling the process on our behalf and remained available for any other questions we had until the process concluded.

Exceptionally poor property management company. As others have noted, constant changes to the account manager, cancelled appointments, accusations of not being up to date with payments (lots of time spent proving I made early payments), claim they had keys for showing property only to find they didn't on the day requiring me to rush home, attempt at getting us to pay for another deep clean at check-out and to top it off 2 month wait to have our deposit returned. The sheer incompetence of Acorn is incredible and would avoid at all costs.
