Reeds rain.

Reeds rain.. cowboy company that cannot be trusted. Very quick to make things happen when it suits them yet takes incredible amount of time getting through and dealing with issues. One thing after another.. blame landlord or blame letting agency for being slow? Boiler been out several months, once it was ‘fixed’ after returning 3 times to resolve the issue it then turned into a fire hazard and the best they can do is constantly delay it and avoid the matter. Everyday since I have moved into this apartment has caused me nothing but problems, problems they should’ve dealt with prior to moving in.. forcing me to deal with it and go out my way costing me my time, job and peace. Would not recommend. Lucky I still have a roof over my head for 2 stars.

The Reeds Rains staff in Rhyl branch…

The Reeds Rains staff in Rhyl branch are generally very good, especially Katie, who is extremely committed, professional and helpful. As a Landlord however, I cannot say the same of the centralised maintenance division of Reeds Rains and I would not recommend nor use them again myself. Hence my reason for not awarding 5 stars to Reeds Rains in general.

Refusing to pay back my deposit

I moved out a property managed by the Catford branch 5 months ago and they are refusing to pay back my deposit. The amount is not disputed by either party. My tenancy ended in January and I gave them the required 1 month notice that I would not be renewing the contract and gave them the new tenants details. They say they cannot release my deposit until the new contract is signed. However, they have taken half a year(!) to do the required checks (PAT, fire etc) before they will release a contract. Communication has been awful, bounced around people and branches with no taking responsibility to resolve this. Often I was gave the wrong information or told I would be called back and never was, multiple emails ignored. I have now been through three stages of the complaint procedure with still no resolution so I've raised it with the Property Ombudsman. DO NOT USE THESE LETTING AGENTS IF YOU ARE A TENANT. No one at the company cares about your rights.

Incompetent Management Service for letting a property

The Management Service received from Reeds Rains in Acomb, York was dishonest, negligible and incompetent leading to significant deterioration in my rental property that they were supposedly managing.The Facilities Manager obtained quotes from contractors for works that were not needed or justified. When I asked why some of the works were needed, she didn't know! She was rude, had no manners, constantly speaking over me and contractors went into my property without my consent and replaced taps that were in perfectly working order and not defective whilst not fixing the problem they had been sent to fix which was a long standing leak under the sink for over 3 months!The Lettings manager did not respond nor carry out any inspections despite desperate pleas from myself about additional people living in my property and wrecking the house. They did nothing and in the end, it cost me more money to put my property back up to standard. They were however, more than happy to take the monthly service charge, please don't use this service, it is unprofessional and incompetent.

Avoid Reeds Rains Liverpool at All Costs!

As a landlord who had the misfortune of entrusting two properties to Reeds Rains Liverpool City Centre, I cannot stress enough how utterly incompetent and unprofessional this company is. From start to finish, my experience was a nightmare.First and foremost, they failed to return my tenants' deposits in a timely manner, which created unnecessary stress and frustration. The staff (especially Leighton McMylor - lettings manager, and Ben Latham who's an ex lettings negotiator) are rude and dismissive, showing a complete lack of respect or care for landlords or tenants. To make matters worse, they have an unbelievably high turnover rate, with new staff seemingly replacing the old ones every month. This meant I was constantly dealing with unfamiliar people who had no idea about my properties or ongoing issues. They didn’t even bother to inform me when staff left, so I often wasted weeks waiting for responses from people who no longer worked there.Their negligence doesn’t stop there. They completely failed to conduct the regular inspections they were contractually obligated to perform. This left my properties vulnerable and unchecked for damage or maintenance issues. Even worse, they allowed tenants to leave before their contracts ended without my knowledge or approval, directly causing financial loss.The lack of communication is staggering, emails go unanswered for weeks, if they’re answered at all. On top of all this, they stopped my insurance from paying out for the tenants they irresponsibly let go early, leaving me with no recourse for the financial damage they caused.It’s clear Reeds Rains Liverpool only cares about taking fees while providing absolutely no service in return. Their incompetence, dishonesty, and lack of accountability are appalling.Save yourself the stress, financial loss, and frustration, do NOT work with Reeds Rains Liverpool. They are the absolute worst letting agents I’ve ever dealt with.

I'd been handling ALL matters in relation to the sale of my Father's property. I was told by the above named 'we'll complete paperwork for your father'. These are LEGAL DOCUMENT. The Team at Reeds Rains Didsbury have been there for me even before I put my property on the market. Their support and guidance on market conditions and the industry was invaluable, they were honest and very helpful. Elly was my go to, she is outstanding. During the viewing stage their communication was excellent. Not just an auto email but regular calls to discuss progress and feedback. I'm delighted that my property has now sold, STC, and again, David the Manager called and his exact words "it's my job to help and support you through the sale now, i'll do everything I can to help". It’s all about the buyers, stuff the paying customer!!

I am writing this review from the vantage point of two separate house sales - our own home and assisting my parents house sale.All was good in the early stages of both sales until it came to sorting out a moving date and on both occasions (different estate offices) the clear priority was to only help the buyers and not give much (if any) help to the seller (the reeds rain customer who actually pays!). On both occasions we were bullied to meet the demands of the buyers, regardless of how ridiculous the time frames were being asked.During the day of our move we were constantly nattered by phone and text (7 calls) to see if we had left the property as the buyers were wanting to get in.If you are selling a home I would not recommend reeds rains one bit, in my experience they just added to the stress.

If you are thinking of using this outfit to manage your rental property... Please do yourself a big favour and go somewhere else. Throughout our 18 month term the whole experience caused nothing but stress and upset brought on by the inability to manage just about everything. The tenant regularly and blatantly breeched his tenancy agreement throughout the rental period with no intervention from Reeds Rains whatsoever ... No verbal warnings let alone written ones. Had we not overseen most of the legalities pertinent to this field ...we would have been left totally in the cold by this shambolic operation that dares to call itself professional. The only thing they were really good at ..was taking our fee every month... To be avoided.
