Contacted CPH only a couple of weeks ago when we found out just after Christmas we had to move from our home. Everyone has been so lovely in helping us during such a stressful and worrying time. A huge thank you to Emma at CPH in Scarborough for being so kind and helpful from day one! She has been amazing in helping us find a lovely new home for our daughter and worry alot less through the process. Me and my family are now looking forward to moving into our new home shorty 🏡😊 Can not recommend you enough to anyone in a similar situation!

My initial viewing on 10/10/2025 with Annie Bilton was great, and I raised numerous concerns about damages, stains, cleanliness, and overpowering smells in the property. I made it clear I would only proceed if these issues were resolved. Annie reassured me everything would be sorted before my move-in date of 01/11/2025. Excited to move in, I collected the keys from Jonny on 04/11/2025 and visited the property on 05/11/2025, only to find nothing had changed. Everything was exactly the same. The following morning, I contacted CPH and gave them until 11/11/2025 to fix the issues before escalating. I was then reassured again via email that everything would be done by 12/11/2025. I visited that evening and was once again disappointed nothing had been addressed. At this point, I felt completely misled. On 13/11/2025, I returned the keys to their front desk and have been in an ongoing battle to terminate the tenancy and recover the £1,507.69 I paid for a property I never moved into. Communication has been appalling I’ve had no reply for 3, 4 days and now have no choice but to involve my solicitor. Instead of admitting their mistakes and apologizing for misleading me twice, they’ve left me hanging, ignoring emails and likely picking things up after the weekend. This experience has severely impacted my wellbeing both mentally and physically. They tell you what you want to hear to get your money, then abandon you. Avoid at all costs daylight con artists.

I am extremely unhappy about the way…

I am extremely unhappy about the way CPH handled the property sale. We were not informed about the fact that the seller took the property off the market nor the seller was not updated about our requests. Highly unprofessional behaviour by the agents we got in touch with. Not responsive to the emails sent and not bothering to listen to our concerns. Felt utterly unvalued as buyers. Please consider twice before buying a property marketed by CPH.

Avoid at all costs

I rented a property managed by CPH for over two years. During that time I experienced a bedroom radiator that displayed a fault code for months and was never repaired, leaving the room at 2.4°C in January. Two windows were sealed shut by CPH’s own contractor, removing ventilation for over seven months. A chartered surveyor confirmed active water ingress through the roof. A leaking waste pipe affecting multiple flats was never repaired and still leaks into 3 flats. CPH confirmed in writing that the property’s EPC was inaccurate while simultaneously relying on it to serve a Section 21 notice.

Avoid. Rip-off company.

Oh how do I start with this lot. Absolute shambles. My mum just moved into her final home (in her 80s) and this lot who despite handing over a full set of keys to the property (as obviously requested) and saying any issues just get in touch DID NOT supply a front door key and an inside front door (the second door) key either. We queried it, told - sale completed, your problem. These so called properties experts also don’t know the difference between Electricity meters and Water meters so it begs the question how much they know about what they are involved in and specifically the properties. I wasn’t going to mention the fact the times Mum went into their office and they couldn’t locate her details and the amount of chasing Mum had to do as they couldn’t be bothered to keep her informed with any progress but hey the company has let our Mum down big time so why not I’ve said it. Brings a whole new level to ‘poor customer service’. Dreadful service. and To ALL the team, you’ll be old yourself one day. Stupid, lazy, incompetent and money grabbing.

We recently moved from the Fens to Scarborough. Our sale/ purchase was littered with problems & it was over 8 months by the time we actually moved. Through the whole process Kim at CPH was amazing, nothing was too much trouble & when I had questions she got back to me with the answers very quickly. Sometimes she was the only person involved with the move that made any sense & her friendly voice at the end of the phone kept me sane. Personally I’m not ever planning to move again… too much stress…but I would highly recommend Kim to anyone thinking of moving.

Extremely disappointed with cph time and time again. Had issues contacted them about it they where rude and very unhelpful. Then we went to see a house. After the agent turning up late, she just sat in her car for 10 minutes while we were waiting outside the house freezing. Then was disgusted to find that they had used old pictures for the house. Was appalled at the state it was in when we got in. Looked nothing like the pictures. If thye had bothered to put up to date pictures we would have never have wasted our time with the hole. So thanks for wasting all of our time. Will never use cph again and recommend you do the same. Been through several estate agents in my time these are by far the worst about!

Huge thanks to Dionne from CPH for the amazing job she has done for us in finding a new home. She kept us updated along our search if any new properties came onto the market, and made sure we saw them asap. Once she had found the one we went in to buy, she liaised with the vendor and all solicitors and went above and beyond to make sure we completed when we needed to, which meant we were able to get in before Christmas with time spare for a Christmas tree to be up. Many many thanks again. Would highly recommend using CPH but especially Dionne.
