We recently bought a new house through Regal Estates and what an absolutely lovely team that are professional through and through!!! I mainly worked with Yvonne who made a stressful time so much easier and communication was excellent. I did also work with Yvonne’s colleagues Ryan and Roger and they were also so polite and helpful. What a team! HIGHLY RECOMMEND!!!

We deliberately chose a local estate agent when selling our property so it would be easy for us to pop in to check on progress etc. The whole process took a year and with 7 of us in the chain it was a pretty nerve wracking experience. No question or query was too much trouble and from the start to the finish of the whole process everybody we dealt with were professional, efficient and friendly. However we have to give a big shout out to Yvonne who worked tirelessly on our behalf to ensure the sales and purchases progressed. She emailed, badgered and generally made a nuisance of herself to get answers to issues around delays/difficulties etc. She even had the time to send us a card, which was one of the first we received - a lovely gesture. So although house selling/buying can be fraught we genuinely felt in good hands with the team at Regal.

Finding a property that you really like…

Finding a property that you really like can be quite tricky but that process was made much simpler with Regal Lettings. Megan Tomlinson, the lettings negotiator, was fantastic! She was very friendly and professional throughout the whole process. Booking a viewing was easy and Megan was very accessible and responsive to both emails and calls, which I really valued. Having spent a lot of time calling up different Estate agents , it was a breath of fresh air to work with Megan and Regal Lettings.

Really, really bad experience

I was a student in Canterbury in the early half of this year, renting from Regal Estates. At the end of the tenancy, I moved out of the property in early June and when I did I cleaned. The last of my housemates to move out was C (for privacy reasons) and he did a thorough clean of the property INCLUDING light sockets etc- the whole shabang. C has moved out so there is no one left in the property, we have all handed in our keys. About a week later, we get an email saying that the landlord would like to make deductions to our deposit. They said that the landlord wanted to take off money for the doorbell not working, the garden not being clean and the house being unclean. We disputed the first two as1- The doorbell was broken on our arrival in September 2017 and we noted this in the itinerary 2- In November 2017 the landlord said "don't worry about the garden" as she was going to pull it all out. The cleaning we accepted as we knew it may not have been 100% to regal's standards. I emailed them back with all of this. They accepted the disputes, all seemed good however, this is when the communication stopped. I kept emailing to no avail- when I would ring up I was told that our property manager was "unavailable" and "best placed to deal with the issue", essentially the PM was sick and no one else could help. This went on for WEEKS. In about August/September we got an email detailing the charges for the cleaning, this was £380 which was thought was extortionate for what was required. I emailed and asked for an inventory which the agents happily sent. From the pictures, we immediately knew what had happened- the landlord had lost money due to the disputes we had raised and so, in order for her to try and recuperate the money she lost, she bought the builders in after we had moved out, THEN bought in the cleaning company and wanted to make us pay for their mess (i.e. boxes, lots of dust and debris etc). This is why we hadn't had any contact- the agent was waiting for the builders to finish their work before they could get back to me with a price.I was stuck between 1 or 2 stars but in the end I decided on one (although it is in the middle). The staff were never rude but the situation was totally unacceptable- the agency should never have let the landlord do that. They did not stand up for us, the students and if we had not persisted we would have been made to pay it.I will also note that this case almost went to mediation however at the last minute the landlord agreed to pay half of the cleaning costs so we did not have to pay so much. After all the hard work we accepted it- it was still not ideal but we just wanted our money back.AVOID this company at all costs. Edit: Replying to your reply1- How come then, we did not receive any communication from you till the builders had been in and the cleaning company had cleaned?!2- Why was the cleaning carried out after the builders anyway? We shouldnt have had to pay for that what so ever. 3- What should have happened is the cleaning company cleaned, THEN building work was carried out then they cleaned again, we should have paid for the first initial clean. The landlord should have picked up the second clean in full as it was their choice to have building done on the property.

Anna · 29 January 2019

Agent replied · 16 June 2024

Dear Anna. I apologise for the delay at the time in us resolving the situation. The costs requested are put forward by our client as we carry out their instruction. If these are not agreed then we try to mediate the situation which we have completed. The client was not trying to obtain further money from you and additional cleaning was required but there was a miscommunication between the landlord and builder doing works when the clean was instructed. Once uncovered, this matter was looked into and sorted between all parties. Throughout the mediation, we advised that a dispute could always be raised with deposit scheme, the remaining amount return and then this would of been independently reviewed. You did not decide to do this. In any situation, the landlord is our client but you as a tenant are a customer so we have an obligation to try work between the two parties.

Impressive

Having just purchased a property marketed by Regal, the biggest compliment I can pay to Keri and the rest of the sales team in Canterbury is that I would definitely want them selling any property of mine in the future. Keri worked hard for her client and was always quick to respond to answer any questions. She made the whole conveyancing process fast and efficient. Her colleagues provided a professional back up service. This is in stark contrast to my previous experiences with most other agencies.

Thank you Regal Estates

My husband and I just purchased our first house through Regal Estates. We are obviously very excited about this and felt that Regal Estates shared in our excitement and helped us through the whole thing. Ours was a rather complicated chain and very stressful at times (as I know house buying often is!) but Rachael, Ryan and the team always kept us informed and helped to relieve some of the stress. We really felt that Rachael went the extra mile to help us to secure our home. We have just painted the front room and have agreed to adopt a cat and couldn't be happier! Thank you!

Outstanding Service

I have Recently purchased a house through Regal Estates in Sandwich. after selling my house through another agent and dealing with several others along the process I can honestly say that the Team at Regal have been AMAZING! Roger, Ryan, Yvonne and Charlie made the viewing process smooth and professional. we have had a few hiccups in our process but Roger and his team communicated the entire process and let us know what was going on every step of the way. A very dedicated, professional team. True credit to Regal. Rachael the Sales Progressor deserves a very special mention, if I was to buy and sell again I would pick Regal based on Rachael alone. her dedication to her job is so commendable, her knowledge, perseverance and work ethic are truly outstanding. her workload must be huge but everytime I needed information or an update she would be there, often out of her work hours too! we couldn't have done it without her knowledge and dedication. I actually miss our communication. Rachael is a big asset, friendly, professional and so knowledgeable. well done to everyone at Regal we are so HAPPY that we made it through to the end goal after such a long time. I would Recommend Regal Estates Sandwich. great service and brilliant team too.

Could not be worse, denied access for over two months paying over £1,500

Secured a 6 bed rental home for students and denied access, but paying rent and bills! Unfair contract terms, no other letting agency is like this. All student homes are half rent over summer but allow you to move your things in, or give you full access. Politely asked for a compromise of instead of access being given JUST a day to move my stuff in until after the half rent summer period which was simply ignored. Contacted a solicitor to write a letter which was responded to, but no action was taken. Ongoing payments of £1,500 approx x6 plus £100 x6 for bills. I have a strong suspicion they rent out properties over summer while exploiting students. STAY AWAY! edit after reply: Thank you for your reply, but I find it necessary to address the misleading information and lack of transparency in your response: Misleading Terms: We were explicitly told by Julie Harlow that we could store our belongings in the property over the summer. This was a key reason we agreed to the terms, believing that limited access would be provided. Your suggestion that we were fully aware of having no access is simply not true. Ignored Compromise: We made a reasonable request for a single day to move our belongings in during the retainer period, which was flat-out ignored. This is unacceptable and shows a complete disregard for your tenants' needs. We weren’t asking for full access, just a basic accommodation, which any decent agency would consider. Solicitor's Involvement: Even after involving a solicitor, you still failed to address our concerns. This demonstrates either incompetence or an unwillingness to act in good faith, both of which are concerning for anyone considering doing business with you. Suspicious Activity: When I visited outside the property, all the lights were on. This raises serious concerns about the property being used during the summer while we were denied access. Your defensive response to this observation only adds to my suspicions. For anyone reading this, be extremely cautious when dealing with this agency. They will say one thing to get you to sign and then completely disregard any agreements or reasonable requests once they have your money. Get everything in writing and be prepared for a fight if you choose to deal with them.

Jassi · 18 August 2024

Agent replied · 25 August 2025

Thank you for your review I am sorry to hear you are not satisfied. You were made aware before paying a holding fee that you would not have access to the Property in any way during the retainer payment period for which there is a reduced rate equivalent of half rent to hold the Property for your occupation in September. If you wanted full access this could have been arranged for you however you would have all been required to pay full rent for this. None of this information was ever hidden from you and you all willingly agreed to these terms months before the Tenancy start date and long before committing to a Tenancy. This is how all student rentals work within the area regardless as to who the agent is. We do not rent out the properties during the summer and this is a slanderous accusation that has no justification, please contact us if you have any unresolved concerns or queries and we will be happy to discuss this further. Further Edits. Nothing has been misleading and everything has been completely transparent, you have signed a contract which clearly states you have no access for the first two months. It could not be any clearer, there is no defensiveness to this response we are providing the facts that you have been fully aware of since the beginning of your application. Your pre agreed terms before starting with the application also clearly state on it that access is denied you all willingly signed and agreed to this. We are sorry you are now dissatisfied with the pre agreed terms however if you were not happy with the terms you had the opportunity either not to proceed or negotiate them which was not done, therefore the terms that have been signed are the ones that will be upheld and acted in accordance with.

Megan at Regal Lettings Canterbury has…

Megan at Regal Lettings Canterbury has been amazing and super supportive. My son has just started his second year at Uni, he recently moved into his private accommodation and was shocked to discover an energy bill of over £700 for a period when the house was empty. I reached out to Megan who has been super supportive and instantly asked for the utility company's email so she could contact them directly. Her email was very professional and I feel reassured there will be a satisfactory outcome.

Change in Tenancy

Change in Tenancy: The staff at Regal, Rainham were very professional in the dealing with the change of tenancy for my property let at at Victory Pier, Gillingham. The property was advertised in a timely manner with a new tenant found quickly, therefore a minimum void period. Highly recommend to landlords who are looking for a professional service for their property.

Regal Estates Canterbury is the WORST…

Regal Estates Canterbury is the WORST estate agency that i have ever dealt with; rude, unprofessional, prejudiced against people of colour, and most shocking of all these are the most dishonest managers i have ever dealt with. At the end of my tenancy they tried to STEAL my deposit using inflated charges and i had to fight back through the TDS adjudicator; who embarassed them by highlighting that they were trying to end up in a better position through their charges. Avoid by all means, and if already with them, resist their attempts to steal your deposit.

Professional and very helpful!

Even though we didn’t go with Regal, this was no fault of there own just another estate agent offered the same % but I actually know them that’s why we went with the other one. However, Gill from regal and her team could not have done enough for us! Gave us guidance as we are a young couple, offered professional help and I couldn’t have had a better experience! A superb team who will do anything to help you! Thank you so much Gill and co! We are very grateful for your advice and really appreciate it! Deanna and Glen

I wouldn’t even give one star

I wouldn’t even give one star. Worst experience ever when trying to purchase a house through the sandwich office. We tried calling to arrange A viewing but they were being awkward and didn’t want to allow us to view, my partner then went into the sandwich branch to request a viewing, they wasn’t happy and didn’t want us to get a viewing on it, the woman was saying everything possible to try and put us off the house. We put an offer forward without looking at the house and were told ‘I’d advise you not to do that’ we still done it as we were certain we wanted it, (we did and offer still stood after viewing) I now know our offer was never put forward to the seller and have since learnt that the woman who was dealing with us doesn't like dealing with young people. We were told that the seller had a family friend that wanted to buy it (builder) and that they believed the seller would chose to go with them, but they would keep us informed. Since that last phone call we have not heard anything else to do with the house and have now seen on right move it is STC. Honestly awful, would not recommend.

I’d like to say how sorry we are that you feel you haven’t had a good experience dealing with us. As an award winning estate agency we pride ourselves on our service, and it is always disappointing when we hear someone’s experience has not met the high standards that we set ourselves. I have taken some time to investigate your comments, and I can confirm that our seller had advised us that they would only consider offers once the property had been viewed, and we relayed this information to you on. We did make you aware, out of courtesy, that the sellers had been approached directly via a family connection, and they were considering the interest from these purchasers before considering other offers. However, I can confirm that your offer was reported to the seller. I acknowledge that we were not able to provide conclusive feedback from the sellers until 5th May, but we did advise you on that it was extremely likely that they would opt for the other purchasers due to their buying position, and also the family connection. Whilst we are obliged to put all offers forward to a seller, once that offer has been put forward the decision making is entirely at the discretion of the seller, based on their own personal criteria. I know it can be very disappointing when you have set your heart on a new home, but unfortunately we have no control over the decisions of our sellers and can only provide the feedback as it is given to us. Once again, I apologise that you feel your experience has been less than satisfactory. If you would like to discuss your concerns in more detail, please feel free to contact me directly. Exceptional Service

The service we received from Roger and Rachael at Regal Estates was exceptional. Friendly, professional and, in what is inevitably a stressful time, reassuring. Rachael went above and beyond to ensure that all parties in the chain were up to date with events and kept the chain moving smoothly throughout the whole process. We cannot recommend them highly enough and would not hesitate to use them again (but not for a few years hopefully!) Jo Moore and David Birch
