GoogleHad a call from Salek who after doing some Reasearch is a company director.
He was rude and very aggressive, we have 2 small dogs that he said the landlord didn’t want pets and to talk the landlord into letting us have them there wanted us to take out extra pet insurance on top on the normal home and pet insurances we pay already at no point did we refuse to take out home insurance, I said this is not something we have done before all our tenancy’s in the past we just get the house professionally cleaned, straight away was met with a rude, unprofessional response. Will avoid this company with a barge pole if that’s how they talk to you in the first call.
In response to the reply- when you stated it was no pets I said that was fine as we didn’t realise, you then proceeded to say but don’t worry we can probably convince the landlord….
As for the insurance at no point did we refuse we said we always take out the home insurance and we have pet insurance already and it’s not something we have been asked to do previously that’s not refusing and we then explained that currently we just have a clause in our contract that we have to have the property professionally cleaned which is fine and is also what is in our new contract when we move next month.
As for Salek as soon as I mentioned that he said well seeing as your refusing already I then stated that we weren’t I said that I thought he was being unprofessional and I thought it was best we ended the call he said good we don’t want to deal with people like that anyway and he put the phone down.
We have had an amazing experience with Jayman from start to finish and move into a lovely property next month.

The Property was clearly advertised with 'No Pets'. However, you decided to complete the Rental Viewing Application form anyway. As it currently stands landlords are not obligated to accept pets into their properties. Notwithstanding this and taking into consideration our client's particular concerns regarding potential pet damage to the property, we endeavoured to try and accommodate your request.
In situations like these our client would request a Pet Addendum added to the Tenancy Agreement which is pet specific. This includes clauses to ensure good practice for pet owners as to the acceptable management of their pets during the course of their tenancy. Prior to June 2019, it was possible to request an extra deposit amount for tenants with pets to offset against any potential pet damage. However, since June 2019 (Tenant Fee Ban), the government removed this option by capping security deposits to 5 weeks maximum. Instead of helping people with pets who are regularly refused by private landlords, the government removed an extremely useful and viable tool we used to have at our disposal. In the 'Renters Reform Bill' they are trying to bring some balance back, but we don't think forcing people with genuine concerns is the right way forward.
You flatly refused to take out Tenants Liability Insurance for potential pet damage saying you have all the insurances you need, but no evidence was provided. You mentioned your dogs are 5 years old which seemingly suggests dogs of this age cannot cause damage or be a nuisance. We were genuinely trying to assist/ help you, but you seemed frustrated and negative with every explanation/ response. Due to this we suggested it may be best for us to not proceed any further with your request as this attitude from the very beginning does not bode well from a potential tenant who we will have to liaise with on a regular basis during the property management, as it seems we would continually be at loggerheads and this would create confrontation/ frustration for all concerned.
Additionally, you stated that Salek was rude and aggressive yet provided no evidence/ substance for this claim.

GoogleA lettings agency who make great efforts to help tenants with all the formalities required in todays competitive rental market. Tenants are not just forgotten once moved in, but are then supported by the task of making certain that any subsequent property maintenance issues raised are proceesed with the landlord to be resolved in the best possible way. It is clear that whilst providing the best support to the tenants, Ashmores also have to ensure that the property owned by the landlord is also cared for to the mutual benefit of tenant and landlord which can be quite an achievement with different priorities at play, but is key to long, happy relationships. Life is full of challenges but you can be assured that Ashmore Lettings are are always working towards the best experience for all parties involved, even if on the day, it does not go your way ! But remember, none of us have everything we want, all the time but an Agent who cares about both the Landlord and Tenant is a pretty good place to start.

Ask for strange things such as social media, which I have never been asked for before.
They called and asked probing questions into the relationship between potential tenants beyond a normal amount, implying that I was lying - seem to be confused and concerned by the fact two males may want to live together (in a two bed house) - so make of that what you will…
I provided professional socials to their question on social media which they claimed did not work (despite me copy-pasting the link) and asked for all the others; when challenged on why they need social media information they suggest I have something to hide if I don’t hand it over.
It is a rental agreement not a social engagement - my personal life is irrelevant.
This is all demanded before being able to just to view the property.
Never had an experience like it with any other letting agent, full of red flags.
EDIT:
The reply is a lot of waffle for points that are not even slightly relevant.
My salary alone was above the affordability criteria for the property and this was provided info via the initial form.
The right to rent has nothing to do with this, those checks will be done when it’s relevant - and at no point did I claim we would refuse right to rent checks.
HMO rules also are completely irrelevant as it does not apply until 3 people are occupying a property, which you already knew would not have been the case, again via the initial form.
I was open to resending the links but they had been copy-pasted directly from LinkedIn. Im also not sure how you would assess those qualities from social media profiles that are locked down to anyone but friends?
The qualities you mention like character and trust are also generally what is achieved via references, specifically landlord references which at no point did you even ask if I would be able to provide…

As stakeholder of our clients asset(s) we are tasked with protecting that investment. We find on regular occasion, tenants seeking accommodation require assistance in property matching therefore, as part of our role we ask suitability questions. The Rental Viewing Application process is so that we need to find the correct/ suitable person(s) for the property hence the pre-approval process. For example, is there any point in arranging a viewing for someone who cannot pass the affordability criteria?
It is in our clients interest to know who is/ will be occupying the property. The Immigration Act of 2016 requires checks on all persons residing at the property over the age of 18 to prove their Right to Rent. There are punitive legal consequences to landlords who do not comply. Additionally, unrelated persons looking to share a property could shift the tenancy from an Assured Shorthold into a House in Multiple Occupation potentially, requiring a local authority application for a license which may not be suitable for all types of properties.
Checking a persons social media is an important validation step of the information already provided by an applicant on the Rental Viewing Application Form. We were unable to validate the links provided by you as the links took us to a page on LinkedIn which states 'could not be found'. Our clients agree on checking an applicants social media that is a useful tool for gauging more intangible qualities like character and trust. A Tenancy Agreement is a contract that contains terms & conditions which need to be agreed and abided by. A tenants private life can have direct impact on the performance of those terms & conditions e.g. relationship breakdown, anti-social behaviour, permitted persons (Right to Rent Act), unpermitted animals etc.
We have had extremely positive feedback from our clients and applicants alike on our application process. Unfortunately, it seems on this occasion, our application process was not to your liking and we wish you the best in your property search.

GoogleI've been a tenant with this agency for a year and I am very happy with them , all issues I had they sorted in less then 2 weeks time.
I had no problems while I was a tenant but since I've moved in 2021 December they took me in court claiming that I still lived in the property witch was a lie, I had to relocate back to my country as my father had covid .. they said I can't leave as its only 2 or 3 weeks notice .. I said I cannot stay here anymore and left on the 21st of December 2021. I asked for him to come and collect they key he didn't care about nothing .. the deposit I lost and they didn't paid it back to me, they sued me and lied that I still lived there for another year without me paying rent, my daughter goes to school so when I've relocated her I had to take her out of school .. because i wasn't in uk anymore i didnt know when was the hearing so they lied they say I "owe" them around 8k. I haven't done anything wrong while I lived there, I paid my rent in time, I've had no problem paying rent when covid took over and I had no job for a few weeks ... I don't recommend them.. they are scamming people after they live the properties.. I know someone else had a bad experience with them and maybe they are more.

Miss Paun, since you have returned to this post and edited after your original 5 star review in August 2020, we have no choice but to respond publicly to the allegations you have made. We came about your updated review by chance as no notifications of your recent edit was received from Google.
Your notice to vacate was provided on the 06/12/21. We responded on the 07/12/21 informing you the notice period as per the terms of your tenancy, is insufficient. As per the terms, the earliest date of vacation would be 17/01/22. You continued to argue this point with further communication on the 9th and 11th. In the latter email you advised you have taken Legal Advice.
On the 16/12/21 we responded extensively, setting out your misunderstanding of the situation. Each and every point was addressed in full with guidance/ advice on how to proceed to vacate early. As your responses would indicate continued mischaracterisation, misunderstanding of everyone affected by your extraordinary circumstance, we welcomed your appointment of a legal advisor. This legal advisor has not materialised to date. You said you knew your rights however, you showed a glaring inability to understand those rights.
You did not vacate the premises, you abandoned it and left the place in a dishevelled condition with lots of personal items which included half eaten cereal in the sink, cooked food left in the oven etc. There was no return of keys or further communication from you until our rent arrears 3rd communication was sent. In your email of the 11/01/22 you said you would like the matter to progress to court. We responded on the 13/01/22 clearly setting out that we cannot end the tenancy legally without 1) you the tenant surrendering the tenancy or 2) the landlord acquires a possession order. After sending a further chase on the 18/01/22 you responded the same day refusing to make payment, co-operate or return the keys. Again, in your email, you mentioned you will see us in court and we will hear from you solicitor which, as previously mentioned, we never did.
On the 22/02/22 we wrote to you informing you that we have not received the required information from you to bring about an end to the tenancy. As the tenancy continues so do the rent charges. You responded the same day which included derogatory remarks again repeating that you will not co-operate and actually look forward to going to court. The solicitor will be contacting us was mentioned again. We responded on the 28/02/22 with further guidance requesting your co-operation to help us to legally bring about the end of the tenancy which would stop further rent charges being added. We received no response from you.
On the 21/03/22 in a final attempt, we wrote to you providing you with 7 days to make payment of the outstanding balance, return the keys, confirm you have no intention to return and provide permission to the landlord to be able to remove/ dispose of items you left in the property. There was no response from you therefore, the case was entered into court.
On the 10/08/22 after receiving the court date (30/08/22), we wrote to you to inform you of the current level of rent arrears/ costs to date. You responded the same day confirming you will be attending the hearing with your solicitor. You did not attend the hearing or send a representative. On the 31/08/22 we emailed you details of the Possession Order granted by the Court. On the 12/09/22 we emailed you a copy of that court order. You responded the same day confirming, what we required long ago, that you lost the keys to the house, no intention of returning and all items can be disposed of. You could have confirmed this several months ago but didn’t for some reason.
At the hearing the Judge granted the landlord permission for the DPS to release the deposit as part payment of arrears. The court agreed the tenancy was not surrendered by you and accepted that you are liable for all rent charges and costs to date. Where is the scam?

GoogleWhen applying to get a tenancy usually the first step would be fill out the application as most letting agencies now ask you to do this before going forward with any viewing, and when you fill this out you except a certain level of professionalism and care from an estate agent your looking to rent from. Now unfortunately Ashmore lettings has not grasped this concept. I have followed all the requests given by the agent for them on the day of viewing not turn up and straight up lie about it, I waited 40 minutes outside of the property I was due to view I had to pay for an alrenetive route to get there as I tend to work in Birmingham and get public transport as it's easier and cheaper usually than driving so after taking half hour of work and paying to get to the viewing I was met with no one waiting for me at the property, I tried ringing the estate agents number but office was closed, I then proceeded to email to explain I'd been waiting and for them to let me know how late they may be. After 30 minutes going through trying to find direct information I have found a small telephone number attached the the bottom banner of an email rang it twice with no answer for them to get back to me a couple of minutes later to say they have been in the property in the flat but since have left and that "it is on me that I hadn't been in contact. Now the only person I saw leaving the property in the time I'd been waiting was a trade man. So if you are to book a viewing you can expect one of two things they will not turn up and treat you with hostility or they work on a construction site part time. Honestly I don't I want to go into a tenancy with a letting agency with such poor communication skills and I wouldn't recommend it.

Dear Miss Sobczyk, we feel your review of the missed viewing appointment is unwarranted and unfair. Firstly, our Tenancy Manager communicated with you on four separate occasions via email. On each occasion the contact details including their works mobile number is clearly included in the signature strip. Secondly, the appointment was provided at your convenience during out of our normal office hours at 6.15pm. The Tenancy Manager attended the property prior to 6.00pm for another viewing appointment for 6.00pm. The normal protocol for anyone attending a viewing would be to announce their arrival either by knocking on the door, pressing the intercom buzzer or calling the mobile. Having waited for ten minutes after 6.15pm (your appointment time), the Tenancy Manager left the property. When leaving they did not notice anybody waiting outside either. Having walked to the car park our Tenancy Manager received two missed calls, one at 6.30pm and the other at 6.31pm. Upon returning the call he informed you that he waited for you at the appointed time and left after ten minutes. You did not wish to re-arrange saying you will seek accommodation elsewhere.
It is not uncommon for prospective tenants failing to attend confirmed viewing appointments. We cannot be expected to remain in attendance indefinitely especially during outside of usual office hours.

I've dealt with a lot of agents over the years the level of organisation, communication and service provided even prior to the start of the tenancy was excellent. Basically - they've done everything that agents are supposed to do but often don't. Highly professional, no messing about with anything, agreed dates met, clarity on charges, optional items explained etc, everything documented and explained, and very responsive with comms. GoogleThe initial rent process with Ashmore Lettings was smooth and fast. Their attention to details is what I like. The property itself is lovely and have served my wife and I as a true home. My worry about renting has always been how landlords' respond time to problems/damages of equipment/items; this was however different. Ashmore Lettings is always on time and ensures that things are fixed very quickly without any drama.
Definitely a good recommendation for anyone who is stress free and also looking for a stress free Letting company. 👌🏿
