GoogleWe have worked with Emma and Raphael from Houseman for 8 years and in that time we have found them extremely responsive, acting responsibly on behalf of the tenants and the landlords be it moving in, moving out or issues that occur during the tenancy.
They have very good relations with the contractors they use and can always be relied upon to take a pragmatic view around any issues that crop up. Trust is a word that sometimes gets forgotten in this area, but not here.

Checkin was smooth and handled over the video. Any amendments were made and the team is very responsive. Checkout was also smooth and communication is excellent.

GoogleThe letting agents here are lovely - genuinely couldn’t fault them. Faults in the house are repaired next day, if not the day of reporting. The house we were in was so roomy, and had next to no faults when we moved in. They gave us an extra day to move out of the house and into our next property with them, saving us so much money. Rent is appropriately charged and we’re using them again next year!

GoogleAs a prospective student and/or a parent that wants to find their child accommodation, you should not secure accommodation with Snugpads.
From start to finish it has been a poor experience. I stayed in a 6person shared house on Bolton Road Salford from November 2022 to June 2023..
1. Snugpads are terrible communicators. They don't have any information on their website and they often don't even respond to your emails or answer your calls. It took weeks to sort out a simple guarantor for my accommodation, because that process is outsourced to another company called Goodlord Ltd.
2. I suspect there might be dodgy business going on here. Snugpads are not a registered company on companies House UK, and the office they have in Salford isn't even there. Long story short, you won't know who the landlord is and you won't meet anyone in person. Once again you don't pay rent to snugpads, you pay it through Goodlord Ltd.
3. Poorly accommodation. Two of the rooms in the house had damp...THEY NEVER ORGANISED A COMMUNAL CLEANER FOR OUR HOUSE (against HMO regulations)..the kitchen was tiny, awful carpets and the most uncomfortable bedroom. The mattress was about 6inches thick, could barely sleep..Desk made of cardboard and no furnishings..I felt sickly coming home. Definitely not "snug" almost felt like a prison cell.. Check the photos for yourself.
Find other accommodation providers unless you're looking for a bad experience.

GoogleAvoid SnugPads, especially if you are a student whose parents live outside the UK. The deposits they demand are significantly higher than other student housing providers. They require a guarantor for the lease, who must be a UK resident. If you can't provide a UK-based guarantor then you have to pay the full year's rent in advance which, in my daughter's case, they demanded on signing the tenancy agreement - six months before she is due to move in. They gave her less than 24 hours to find the money. No reputable company that I have ever dealt with would make such a demand.
They also changed the contract I had approved without notifying me of the amendment and did not take the time to fully explain the change to my daughter before she signed.
There is no information online about the company ownership, so there is no way to escalate issues or complaints.
There is a degree of caveat emptor here and my daughter has learned a valuable life lesson about reading and understanding contracts. That doesn't excuse SnugPads, which, in my experience, is a predatory company that takes advantage of young, inexperienced people who are entering the housing market for the first time. Their processes are opaque, their communication selective and their business practices discriminatory.
Best advice - stay away from SnugPads at all costs. There are great companies out there that support students looking for accommodation. SnugPads is not one of them.
