I wouldn’t recommend this company to my worst enemy. If you value your money, your sanity, and basic honesty, look elsewhere. Here is the reality of renting with them: • The "Leper Colony" Treatment: We lived at the Cross Heath Grove estate, and the management treats it like an afterthought. They failed to mention that the property is completely inaccessible during frequent matches at Elland Road. You’ll see events and attention given to all their other locations to make their social media look good. • The "Communal" Ghost Town: They love to mention "communal areas" in their feedback surveys to look good on paper, but in reality, they don’t exist they are just car parks and bin stores. • Incompetent Maintenance: Getting anything fixed is a nightmare. When we moved in we raised an issue with a broken TV aerial, and their "solution" was to send a plumber to fix it. Unsurprisingly, it was never repaired during our entire tenancy. • Greedy Rent Hikes: Expect a 10% rent increase every single year like clockwork. They treat tenants like nothing more than a "cash cow" and expect you to be grateful for the privilege of overpaying. • The Deposit Trap: After checking out, it’s clear they have no intention of maintaining their own properties. They are trying to charge us for repainting and general upkeep just to prep the unit for the next victim. They want the tenants to fund their property renovations. Summary: This is a greedy, disorganized company that operates like a group of con artists. They offer zero support, nonexistent amenities, and predatory financial practices. Avoid at all costs

Building manager is really difficult to contact, as well as the number for the office constantly going straight to voice mail, about any problems, is hostile when talking to, isnt reasonable about issues, people's lives and situations. Quite rude and demanding, ive had members of staff trying to enter my property without prior consent under building managers orders and has "told" me he is going to enter my property on multiple occasions with little notice. Made us live in temporary accommodation for a month prior to us permanently leaving 3 weeks after returning to original flat. Rent is so much money for the size of the property unreasonably so. And when we did move out we tried to contact Building manager on multiple occasions as we had realised we left our Christmas decorations, containing home made orinments from my babies firsy Christmas, the day after we left he finally contacted us and said he would leave them in the communal area for us to collect them and not only did he not do that he also binned most of them. The only good thing about that place is I think the maintenance manager who was genuinely lovely and kind. Would not recommend.

With regard to the temporary accommodation, this was required to allow essential flooring replacement works to be completed safely and to an appropriate standard. Unfortunately, these works could not be carried out while the apartment was occupied. We have noted your comments and shared internally so they can be reviewed as we are always looking to improve how we communicate with residents, particularly during periods of disruption.Our team follows established procedures once a tenancy has ended. My experience at the end of the tenancy was extremely disappointing. When I handed back the keys, I was told that everything in the flat was in good condition and that there were no problems. However, as soon as it came time to return my deposit, the story changed. Suddenly, they began listing a number of so called “issues” many of which were minor, exaggerated, or simply not true. It felt like they were looking for reasons to reduce the deposit rather than assessing the property fairly. There was no clear evidence for several of the claims, and the process lacked transparency. After paying rent on time and looking after the flat responsibly, this was a very frustrating and unfair way to end the tenancy. I would strongly advise others to be cautious and to document everything thoroughly when dealing with them.

We moved out before the end of the contract, but we gave notice and told them to take the deposit money. They harassed us with emails and phone calls, insisting we pay even though we don't live there, but they wanted us to pay (item 7 of the Land and Mortgage Code states that they will take the outstanding deposit from the deposit). They did find two crumbs in the oven door and they want £70 for it. They're a joke, thieves. There was also dust on the light bulb in front of the room, which wasn't ours because the dust was there before we moved in

To clarify, the final month’s rent does need to be paid in full, as the deposit cannot be used in place of rent. The deposit may only be applied towards arrears or agreed deductions at the end of the tenancy. Although Placefirst seems to have a marmite effect on the tenants I've personally had a very positive experience with them at the Welsh Streets. Our resident services manager, Sue Shannon has been great, really engaging and we are planning to continue to rent and move to a bigger property as we love the area. Any maintenance issues we've had have been sorted very quickly. The only real downside is the short term lets that means the rent goes up every year, so the way it's going we will eventually be priced out which is a shame. I hope that longer term letting comes back into fashion.

Liz always answered my questions pleasantly, even when it had to be repeated because I forgot something.....lol. Dave was really kind to let me wait inside the house while waiting for my Uber. Placefirst are the epitome of modern day build for renters companies. They don’t care about their resident or the quality and just want their buildings filled. I suppose it is part of the parcel in this day and age but it is disappointing to live through it. The thing is they’re not horrendous but they’re not great either. They are unashamedly average but with extreme double standards. Having lived in two properties provided by them, we were punished for various small issues upon moving out. That’s fine, we accepted this but when moving into another one of their properties we were assured it would be “as new”. Upon moving in the carpets weren’t fitted on the stairs, hallway and bedroom. This took over a week to fix. Additionally one of the other bedrooms had gum in the carpet and somehow was not replaced - when I complained about it, they said no it’s not gum it’s a burn and we won’t fix it. The carpets are also stained and they didn’t even try to fix it. Not to mention there were no cupboard doors when we moved in either and they’re all missing stoppers which they said they would replace but have not yet. Furthermore the dishwasher was fitted on the wonk and the glass hob is chipped and damaged. Basically they don’t care once you’re in. The houses are fine but the finish is poor; as with most new builds the workmanship is sub par. But I guess this is fine, we’re all British and we will just get on with it. At least our local housing manager is nice. But that’s about it. EDIT: Forgot to mention they will increase rent every year and quote national statistics despite being a market maker (They have 23 housing neighbourhoods across England), skewing the national statistics up one neighbourhood at a time. Additionally they quote that it is to match similar houses, but they put the rent up of neighbours who move out so it's again fabricated by their own sly, dirty, below the belt actions. Filth.

Not helpful, Mis lead tenants and lots of faults with property that either don’t get rectified, take ages and in my case cause injury through poor upkeep of the properties. The company are bullies throughout and tell lies. They have conned me out of ££££ with lies and made my life financially unbearable. Crime is rife in the area of Hartlepool these are built and despite moving and not feeling safe I am still paying rent for an empty house after being told I can leave by November. Avoid dealing with these conmen, they only care about the investors not the tenants.

Just can share my comment about our letting process. We are looking forward to move our new house in couple of days. Since we moved to UK as a family, looking for a three bed family house in Liverpool more than 6 weeks. Was a stressful experience until we found this property and move forward with it. PlaceFirst responding very fast. Our first viewing appointment at the Welsh Streets was very easy to setup. And after we decided to move forward, too many kind and helpful calls and emails to smooth up the letting process. Very good web portal to complete the forms and upload the documents. Outstanding service we received. Thanks to Liz and all stuff.

Avoid Placefirst. Our experience was awful from start to finish. We moved into a flat with a severe bug infestation that was ignored despite us having a baby. The “secure” car park wasn’t secure at all, our car was keyed, work equipment stolen, and CCTV was conveniently “down.” Communication was terrible, and getting out of the tenancy was made unnecessarily difficult. When we finally left, they tried to charge us over £500 for cleaning/redecoration not mentioned in the checkout report. Only after I pushed back did they reduce it, showing they were simply trying to take advantage. We paid £850 rent plus £70 for parking, which is steep for the poor service, lack of security, and complete disregard for tenants. Would not recommend renting with them.

Do not rent through this company. They are overpriced for the poor quality, customer service and locations they offer. I rented on Sky Edge in Sheffield and it is one of the worst rental experiences I have encountered. From cutting corners with paintwork to constant crime and empty promises from the company that things would get better, I have nothing positive to feedback. You will pay more on rent will through this company than any competitor that I found properties through when looking to move out. The site is set directly adjacent to an area of Sheffield historically notorious for crime. During my time at the property, my car was broken into while parked in the residents car park. A number of other residents cars were also broken into and taken on joy rides. The local children from the estate opposite frequently play knock and run, and hang around in gangs that behave threateningly towards residents. Placefirst did nothing practical about the situation, and it got so bad that the head of Sheffield police came out to speak to residents. There is still no security on the car parks. Some lighting was added as an afterthought. One resident’s house was broken into by youths smashing through the glass doors with a crow bar and the residents were attacked. The photos shared in the neighbourhood WhatsApp group were terrifying and there was fear it was racially motivated. I would add these photos to the review but I think Google would take them down because it was awful. If you are moving here from another country and unaware of the area or market rates, you can get much cheaper rent elsewhere to live in a safer area and nicer house. I would suggest looking at RedBrik as a starting point. There are better places in the city centre, Crookes, or Norton, for example. Beware of this area. Search for “The Manor” or “Arbourthorne” and research crime before moving. I was paying £1200 a month and was constantly reminded by friends that this was astronomical to essentially live on “The Manor”. You can easily get a nicer property for £850-£1000, so be careful; they will try to overcharge you. Rent was increased yearly and they will also try to lock you into another 12 month contract. My rent went up nearly £100 in the second year. The communal areas, for example, the bin stores are disgusting. The locks are constantly broken into and used by fly tippers. The residents eventually set up a group WhatsApp to gather evidence to send to Placefirst pleading for them to be fixed, which was rarely actioned. Occasionally they would put on a new padlock and then forget to send round the new code to me. This would then be broken into again days later. I had a number of repairs that I required doing to my property which I reported and I was still waiting to be done a year later when I moved out. If you end up staying there you will need to pay a professional cleaner before moving out or they will take £240 from your deposit. Get very good insurance on your contents and car. Don’t waste your money on this company, the “professional community” they claim to offer is nothing more than clever marketing.

Lettings procedure was smooth from beginning to end. My lettings administrator Liz was really easy to deal with and has answered any queries that I've had. My RSM Dave was brilliant at offering us a video viewing as we were unable to get to the property for a physical one. Referencing was very straight forward, and Placefirst has been great at working around us and with us to ensure a stressless move.

We rented at the Scholars View development for over a year. From the very beginning, Dave, the development manager, was amazing in getting viewings sorted and completing the initial steps. Throughout our time there, Dave was quick to act with any queries we had and always went above and beyond to support. We only moved out as we had to relocate with work, however Dave again was supporting and understanding throughout the whole moving process. Thank you for everything, it is much appreciated!

My viewing experience at place first is amazing. It has been so difficult to get an online viewing but placefirst gave me the opportunity to do that which I appreciate due to the nature of my job. The viewing was fantastic with Mohamed. Later on I had some issues I called the office to sort it out. Liz was happy to help see me through all the contact detail update process. I have rented with Placefirst for over 5 years now, and since covid had thought about moving into a bigger property to give me a home office, but knew there could be a wait as I was quite particular about where I wanted to move to. I emailed our Resident Services Manager towards the back end of 2022 and explained what I wanted. At the beginning of 2023 she contacted me and advised that one of the properties that fitted what I wanted was due to come available and would I be interested. I went to view the property on 13th January, an appointment which was to suit me, not Placefirst, it was just what I had asked for, completed my application the same day, and found out the following Thursday that everything had now gone through. So taking out the weekend, it took just four days to sort out. We agreed a moving in date at the beginning of February but I had decided to keep my own property on for an additional two weeks so that I didnt have too much stress moving. Friday 10th February I handed back the keys to my old property and by Thursday 16th my deposit had been returned to my bank account. Absolutely everyone at Placefirst, but in particular my Resident Services Manager made this whole process so easy.

We have completed one month in our new home and Placefirst has been amazing since the beginning. Mia and Lettings Team were always very supportive through our process, even after some minor issues we had during it! After starting our rent, Maintenance Team (coordinator Lauren) and the Property Manager has been fantastic and very helpful! All the team deserve a 5-star review!

Had a problem re renting and they were so understandable and supportive. Everything was smooth and I was kept up to date with the renting process. The apartment I have is beautiful and worth every penny of rent. Sheryl and the lettings team have been fantastic and I would fully recommend renting through Placefirst. Gas checks are done when they're meant to be and even though I've not had any maintenance problems yet, I have full confidence that they'll be sorted as soon as poss. So far I have been extremely happy renting with Placefirst. There are a few teething pains which is to be expected with a brand new site/property, but the team members I have encountered have always been responsive and supportive. The property manager (Dave) has been amazing since day 1. I needed to rent the place without viewing in person and Dave has gone above and beyond to make sure my relocation went smoothly and that I continue to feel safe and comfortable here. He is always super friendly and happy to help! Also Mark has been great helping me when I have had trouble with the online tenant platform and has always provided timely updates.

I have had a fantastic experience with a member of the lettings team I believe called Harriet. I just wanted to express how this young lady essential has saved me and my 2 children. Fleeing from an abusive relationship and falling onto financial hard times, I couldn’t pass the companies income checks for one of their houses. After discussing my situation with Harriet (more like crying hysterically)sorry! She went out of her way to refer me personally to someone who could help. Fast forward 3 days, me and my children are now in a warm beautiful home we can call our own and more importantly, we are safe! Thank you Place-first for employing someone who sees your customers as human beings and not another number on the board. I cannot recommend this company and it’s staff enough.
