We have recently sold and bought through Goodlife and would highly recommend Gina and the team. It hasn’t been a straight forward process, however Gina kept us updated as best as she could and finally got us in our new home! 5 star service and would definitely use again.

Really poor communication and incompetent agent. We were interested in buying a property. Made first offer 28/04. Hadn’t heard back by 02/05 so called and asked for progress update. Was told agent couldn’t reach vendor and had left a voicemail. Then asked what the offer was. Called back an hour later to say offer declined. Then called me 03/05 asking for a revised offer which I gave. Didn’t hear back by 09/05 so called for an update. Again told agent couldn’t reach vendor and would get back to me. Then received call 11/05 saying offer rejected and property now sold. When I called to discuss I was told we aren’t ‘progressable anyway’ due to needing to sell our current property. A position the agent knew before calling me to get a revised offer. Agent also stated the first offer made was 02/05 which was actually a follow up call from our 28/04 offer so clearly there was no action taken during that period. Would think part of an agents job would be to notify all interested parties to get the highest offer for their vendor. I’ve since spoken to the vendor direct and they have told them that they could not get in touch with us to get a best and final offer, which is a lie. Telling both parties that they can’t contact the other when actually just not doing their job. Pleased we never listed our property with this agent to lose out on potential buyers.
Hi Jessica, it’s taken a little while to respond to your review because I had to fact check some of your claims and I’ve also listened to the calls you made to the office. I take running the business very seriously and when I get the opportunity to investigate a situation I do my very best to remain objective and ensure we all learn any lessons we can to improve. On this occasion, however, I have to say that I think your review is very harsh and some of the things you’ve mentioned are simply not true and don’t stand up to scrutiny. You made an offer initially very late on a Friday just 15 minutes prior to our office being closed for the bank holiday weekend. We communicated this to the vendor and got back to you the next business day advising you that the vendor had declined your offer primarily because it was lower than other offers but also because you did not have your house up for sale and you were reliant on selling your house before you could buy another. In effect, your offer was only a promise which you could not deliver unless your house was sold. Other offers were received and discussed with the vendor. These were progressable or cash buyers. In the end the vendor accepted a much higher offer from a cash buyer and we were instructed to close the sale and instruct solicitors. You managed to locate the vendors personal contact details and make direct contact with them which placed them in a very uncomfortable position and this did not further your cause. Vendors are always in control of who they sell the house to and we always advise clients of all offers no matter how large or small, along with the circumstances of those making the offers. We provide all of the information so that our clients (the seller) can make an informed decision and we provide whatever support they need to help them make the right decision. During the course of my investigation we also shared our process and findings with our client to ensure they were satisfied with the way in which the offer process was handled and they confirmed that they were entirely happy. So, to summarise, in this particular case I’m very satisfied that we acted professionally and transparently and in the best interests of our client (the seller) at all times. For this I can make no apology. We will, however, continue to scrutinise our performance and where there are improvements to be made we will absolutely make them. Kind regards, Dean Harding Managing Director & Senior Valuer Good Life Homes

Highly recommend goodlife. Had my house sold before it even went onto the market thanks to Dean. Great communication from Gina. Helped the entire way through the process of selling and buying. Wouldn't hesitate to use them again if needed in the future.

Didn't pass my offers to the seller and lied to me telling me the offer had been rejected. I knew this as rather than messing around making offer after offer, I rang the seller myself and asked what they would accept. The seller confirmed that Good Life hadn't even contacted them with my offer. When I asked Good life why this had happened their excuse was 'well we knew that offer was a bit low'
Hi David, we have a David Appleby in our system but there’s no record of you making offers or even viewing a property so I’m a little confused about this review. I’ve spoken to the staff in the office and no one has had any dealings with you either? I’m therefore assuming this is a fictitious review or a review by a competitor agent because of our increasing success. If your experience is genuine then I’d like to speak with you personally and would invite you to call the office with your details and I’ll arrange a call. Whatever your own motivation, it is worth pointing out that a fundamental part of our job is to communicate all offers to clients, no matter how small, even if it’s likely the offer will be declined. We also do this in writing and keep copies on file. It’s up to our client to decide what they will or will not accept and I can quite confidently say that over 25 years I’m not aware of a single case when this hasn’t happened. Clients may be interested to know that communicating all offers is a legal requirement not just good practice and this is something that must be done by all agents right up to exchange of contracts. Something everyone in our business is well aware of and fully supports. Dean Harding Managing Director & Senior Valuer

Appalling customer service and dreadful communication skills. It took over 8 weeks to get my deposit back (£495), but they were extremely quick to demand money from you. I also didn't receive a full set of keys when I initially rented the property either. The electricity meter was locked behind a fire door (I don't have a problem with that), but to not give me a key to enable me to read my meter caused issues when I moved in. I had to resolve this myself, as the office took no responsibility whatsoever. I was even told I had all the keys when there was a set in the office with the electricity cupboard key on it. I didn't find this out until shortly before I moved out. To blame the landlord for the delay in my deposit being returned, when it was wholly as a result of their incompetence, is absolutely shameful. It took sending a fourth email informing them I was completing a statutory declaration, a request of a goodwill payment as I was incurring fees to have the form witnessed, on the back of an unreturned phone call eight days previously, two emails, and two texts from the DPS for any action to be taken. The goodwill payment was denied, as the refund had been actioned that day, 8 weeks after I had commenced my application. The only thing I did get from them was an apology via email, which wasn't sufficient. This isn't the only instance I experienced of their inability to do their job, so you could hardly say it was a one-off. I wouldn't deal with them again. If I could have posted a review with 0 stars, I would have.
Hi Alison, I’m sorry to hear that you had an experience as a tenant which you felt fell short of your expectations. I did carry out a review of your circumstances and case history with the Lettings department and whilst I don’t see things exactly as you’ve described on all the matters raised, I can see that there were situations where the Lettings department delayed sanctioning your deposit return longer than I feel was acceptable and for this, I apologise. I understand that you raised this issue with the Lettings department direct and they also investigated and apologised to you at the time. At the end of the day, our business is run by humans and humans don’t get it right all of the time. From my point of view as the head of the business, what’s important is for a company to recognise when they’ve got something wrong, apologise, learn from it and move on. We really can’t do much more than that. During the course of our working lives we will all get things right and occasionally get things wrong. I hope you’ve moved on from the experience and wish you well for the future. Kind regards Dean Harding Managing Director & Senior Valuer Good Life Homes

Marking a 1, out of fairness. Was planning on being a customer, sent off a query through their website on 24th of February, I've waited 3 weeks and no reply. 3 weeks and no reply from a potential client, I'd hate to think what their reply time is for a client. To Dean, it was made via a property I was enquiring about renting, and submitted through your site. Clearly it was then looked at, and ignored.
Hi Phil, I’ve checked through all enquiries via the website and there’s no record of any enquiry being received? We do receive many enquiries each day and part of our daily routine is to work through and clear each enquiry, every day, which is obviously an important part of our daily routine. We sell and rent a lot of properties each month and to do this we have to have robust processes in place to maintain our success but we’re always keen to improve and get better if at all possible. You can’t go wrong with a telephone call and speaking to a real human. As your local agent we still value good old fashioned personal contact above all else with no call centres and no long queues to reach us so please don’t hesitate to call us and we’d be happy to assist you in person. And don’t wait 3 weeks to let us know you haven’t received an email response Phil - I’m responding to this message within 45 minutes of it coming through and a phone call would be even faster. Kind regards Dean Harding Managing Director & Senior Valuer Good Life Homes

Myself and my partner lived in a house that was under Good Life for over a year and it was one of the worst experiences we have ever had. Our 'home' never felt like a home because of serious damp and mould issues that were never taken very seriously by Good Life. If you want an agency that's responsive, don't even consider these. Getting us into the house was fine and that's where their duty of care ended. Over the year we lived there I was told countless times issues would be 'chased up' and nothing would ever happen, I'd have to call sometimes 3 times a week. I eventually requested our landlords details and upon speaking with them directly we discovered much of what we had been reporting to Good Life (who claimed they were usually waiting on the landlord) hadn't even been raised to their attention! It felt like pulling teeth to just get a simple email response at times and some of the excuses I'd get were laughable "oh I don't know if my emails work" for example is just ridiculous. I hope anyone moving into a home under Good Life has a far better experience than we did. I would never consider a future property ran by this agency.
Hi Paige, thankyou for your review and feedback. Im disappointed that you didn’t raise these issues with us direct. However, as you can imagine it’s taken a little while to investigate your claims fully and I’ve had the records pulled and events and dates logged between yourself, the Lettings department and also the landlord in order that I can see the full picture. In the initial stages of your tenancy you reported several routine repair issues over several months and on each occasion these appear to have been logged and reported to the landlord and repairs instructed to contractors which were completed. In the latter months of your tenancy, the landlord decided to take control of repairs themselves and although we were not responsible for the outcomes, it appears these were also carried out. It’s very clear from the records that the landlord was always briefed on the situation and everything is documented in our system including phone calls and emails which are recorded. It’s certainly not to our benefit not to advise a landlord of a problem with a property as we want to resolve problems arising and any cost of repairs is borne by the landlord not the agent. The landlord has submitted a claim against your deposit for cleaning the property following your leaving and I suspect this has caused you to have a grievance. This is something you can take up with the DPS who will have written to you and they will take a completely independent view on the situation which protects you against someone making an unfair claim. As an agent we do take care to take on properties which we feel meet good homes standards and landlords who take their responsibilities as a landlord with the responsibility required according not just to the law governing tenancies, but also to the spirit of that law. As an agent we also take our responsibilities seriously and have a transparent approach in our dealings with landlords and tenants. The most difficult thing for an agent to handle is when you’re caught in the middle of two parties when trying to resolve a dispute. I’m sorry that on this occasion you were unhappy with your experience and wish you well moving forward. Kind regards, Dean Harding Managing Director Good Life Homes

I have refrained from complaining about my experience with renting good life homes until now, after 2 months of being ignored and allowed to live in a biohazard. Firstly, upon moving in, we had wrongly assumed the house would have been freshened up a bit (nothing major, maybe just a hoover and a mop) but instead we walked into a house with sticky living room floors, grime, dirt and dust collected in every nook and cranny, holes in practically every wall as well as random wires sticking out of the living room wall. We Alerted good life to the presence of pigeons the week we moved into the rental, it took a full month of chasing the company just to have someone come and have a look and say “Yep! There’s pigeons up there!” Meanwhile pigeon droppings had gathered around the loft hatch, posing a threat not only to our health but the cats as well. A few weeks after this had happened, a contractor was approved by the landlord to patch up the hole, which just trapped the pigeons in our loft, with no escape or access to food/water. We made good life homes aware of this as they had previously stated they would get the pigeons and dropping cleaned up however, they took no action in removing the live pigeons. This meant we had to listen to baby birds screaming for their parents for food and water as well as fully grown birds scrambling to escape as they slowly died. We do not have the proper PPE to tackle such a task, therefore we relied on the contractor good life homes were apparently arranging. It is now September, a full month after pigeons died, pest control showed up at our door one morning without any communication (luckily we were in as we both work full time) and rather than removing the bodies and droppings, fogged the loft with an antibacterial spray, which is still NOT what we were promised. As of now we are still living in a house that no matter how long or hard we clean, never feels clean or safe enough to live in. From this experience I am forced to believe this company has no interest in the well-being or experience of their tennants, I do understand that approvals have to be made by the landlord however something as urgent as this should not have taken 2+ months to resolve.
Hi Lauren thank you for your feedback. I’ll look into the situation when the office re-opens and have someone come back to you. I can assure you that we do care about all aspects of our business but the management of property isn’t our sole responsibility and we require landlords approvals prior to agreeing works which can impact on the time it takes to resolve issues and can therefore impact on service standards. Where work is sub-contracted to specialists like Pest Control experts, we bow to their superior knowledge and expertise and they will have their own industry standards to follow. We can of course query these where they appear inadequate and in the situation you describe I can totally sympathise with your concerns. We’ll come back to you shortly. Kind regards, Dean Harding

Good Life recently sold our home and did an exceptional job. We chose Good Life, as Dean Harding has a reputation for being open and honest with his Clients and that's exactly what we found. Once the house went on the market, the team were great behind the scenes, co-ordinating viewings and offers. A special mention for Gina, who is the real star of the show!!
Hi Lee, thanks so much for taking the time to carry out a review with such positive feedback! I agree that we’re very fortunate to have Gina who does a cracking job working through sales agreed and coordinating everything behind the scenes for clients! I’ll pass your comments into the team and wish you all the very best, Dean
