This is the third time in the last 15 years that we have engaged Graham Butt to sell a property for us. Their level of knowledge, experience, efficiency and communication is exceptional hence we now never consider going to any other estate agent. The whole team worked exceptionally hard contacting prospective buyers on our behalf and then constantly monitoring the whole process keeping us regularly updated. We couldn't have asked for better service. There are 2 people who we are especially grateful to; Pat Brewer and Debs Harding, both of whom were extremely supportive and pro-active. Special thanks to Pat Brewer: Pat is outstanding and deserves an award for her efficiency and perseverance in dealing with the conveyancing process. There were numerous delays due to poor communication from our buyers solicitors, Pat was constantly on the case contacting all the parties involved and doing her very best to ensure progress. If we had any questions Pat would immediately investigate and come back promptly with an answer. Without Pat's help completion would have been prolonged further. We wish to thank her wholeheartedly for constantly "going the extra mile".

Cannot recommend Graham Butt enough. From the start when we were viewing properties, Ellie Norman had been a superstar and took the initiative to show us a property we hadn't originally booked for. Turns out this was going to be our future first home together. As first time buyers, it can be overwhelming to purchase a property, but Ellie and the whole team made it a far easier process with the professionalism and kindness. The whole team helped us with every question and gave us great advice at all stages. Ellie helped us exchange just five days before Christmas, which was even more magical. Tobie Wheeler came to value the property being sold and was confident the Graham Butt Estate Agents would sell the property within 10 weeks of listing it with them despite other local agents being unable to secure us a buyer. His valuation was in line with the other local agents but his confidence in being able to sell the property quickly convinced me to use him. Communication was excellent with the team at the Rustington office and buyers were quickly lined up for viewings. A cash buyer was secured in just a couple of weeks. The sale went through quickly and was hassle free and I was kept up to date throughout.

The final part of the puzzle was a tricky one to find but Tom at Angmering and Ellie at Rustington kept us informed all the time and did everything they could to get us across the line. I rented through Graham butt. However they provided a property with no heating for a year. Be careful if using this company as they will rip you off with your deposit. I asked to be present and was denied. I was then sent bills by tradesmen which were not relevant or factual to any damages. Iv lodged a dispute with TDS to recover the funds. I asked to speak to a director or the landlord however was denied. The poor side to Graham butt is that they care all about money and not people. Their letting management teams are very poor and lack any sense of competency or empathy. Their letting manager Kate is very unproductive. Other reviews seem to echo this

I instructed Graham Butt in Rustington in April 2025 and we have just exchanged contracts mid July. They have been on top of every stage of the house sale and kept good communication with me throughout. They arranged all the viewings and kept me up to date with the bookings. They have also gone above and beyond with helping with arranging services for the house when I couldn’t be there as I live some distance away. This has been a difficult time for myself and my family as we were selling our late mother’s house. Grahame Butt have been extremely sensitive to the situation and have dealt with everything in very good time and with professionalism.

I rented a property that was managed by Graham butt. The flat was flat 10 thornton court. It had horrific mould conditions due to no ventilation and had storage style heaters that work off peak sadly for a year they did not work and I had to use plug in heaters. I was patient all the way through the tenancy asking for help until the end where it was so bad I had to leave the property I was denied a discussion with the landlord for no heat, I was denied a conversation with the directors of graham butt. Every email with visitation and solutions by Kate at Graham butt never came to be. During the one year no one from Graham butt attended the property. When I left I went out of my way to clean the property to a higher standard than I received it. I also made sure it was respectful for viewings. They took some of my deposit for professional cleaning and have yet to produce any invoices or receipts to prove this. Be very careful of this company at all levels of their business from cleaner to director they are very soulless people . Do not let these people manage your tenancy if you're a tenant

Graham Butt Rustington gave us a superb service while selling our house, despite difficult issues. While first marketing our property within our first week they arranged ten viewings and we received eight offers. They helped us choose the most appropriate to run with. Butt's worked hard chasing the chain progress and the whole team. were excellent in keeping us informed. Unfortunately that chain collapsed close to exchange when the person at the bottom of the chain pulled out. Butt's recommended we re-market our property, found us a new buyer with no chain within a week and we were successful with them.
