GoogleI have sold my house through Manning Stainton Rothwell and they have been amazing. James came out to value our home and had a wealth of knowledge about the market and the local area and we knew they were the right agent to get the best price for our home. The photos looked great and James was always on hand to answer any questions we had. Once our house was live, Elizabeth was fantastic. She was great with getting viewings booked in and negotiated a great offer for us. Both of them have been super attentive, polite and professional throughout and I wouldn’t hesitate to recommend them to anyone looking to sell!

GoogleWe had a very disappointing experience with Manning Stainton Rothwell branch. After months of viewing properties with them, they initially accepted our offer on a house. They then asked us to provide our mortgage details and deposit proof. Once they saw that we were able to afford more, they increased the price and told us we had to match it in order to proceed. Even though we agreed to the higher amount, they later informed us that the property had been sold to someone else. This process felt completely unfair and lacking in transparency. Throughout the whole journey, it seemed that the agency only cared about the seller’s and their own interests, without any respect or consideration for us as buyers. After nearly three months of working with them, we feel extremely let down. I would not recommend Manning Stainton to anyone who values fairness and honest communication.
Hi Serol, we are very sorry to hear that you feel this way. We’d like to clarify a few important points regarding your experience. Your offer was initially accepted by the seller, and we proceeded to request the standard documentation. At no point did we increase the price based on your financial position. However, as is sometimes the case in property transactions, another buyer came forward with an offer, before the property was fully SSTC to yourself. The final decision on which offer to accept lies solely with the seller, and in this instance, they chose to proceed with the other party. While we fully appreciate how disappointing this must have been, the process was handled transparently and fairly. We understand your frustration, but we can confidently say that we acted fairly and professionally throughout. Our role is to represent the seller’s interests while treating all buyers with respect, something we take very seriously. If you would like to discuss your experience further, we would welcome the opportunity to do so directly.

GoogleRecently used Manning for a house sale. To be clear you are paying for their name to sell your house and not the people showing them around your house. Unfortunately not the best experience but joy the worst either, had an example of viewings cancelled without them informing me, turning up an hour early to viewings without warning us. The lack of knowledge of our house was a bit disappointing from the house viewer, we witnessed her a couple of times and she did not have great knowledge of the house nor show the full house (e.g garage)(Naturally I will be more passionate about the house than someone else, yet for the price you pay I do not feel it was up to scratch). When she wasn’t showing people round it was a sporadic bunch of people - one person could not even find the house despite it having a for sale sign outside of the house). Ultimately, in the end we were the ones in the end who showed the people who eventually bought the house the property and not Manning Stainton. The process once we sold and had an offer was basically redundant as well, would have occasional updates from the move manager (who in fairness was polite and responded when needed). However, I was phoned a day later to say that the solicitors had agreed to exchange (despite me obviously knowing this the day before) so all in all - you are paying for Manning Stainton the brand and basically for a bit of advertising on Rightmove as opposed to really good service in selling your house. I believe the buyers had a good experience with Manning Stainton in general, however, they were shown around the house by us and not them.

GoogleProbate sale handled by Lee Russell during summer 2024 into Feb 2025. He was recommended by friends who had recently sold through him. Absolutely first class service from start to finish. Clear, well evidenced valuation and we sold at asking price. Once underway all comms via WhatsApp which was easy and hassle free. Not a straightforward sale, with a couple of odd wannabe buyers that might have wasted our time a lot more than they did had Lee not recognised the signs and advised us accordingly. He worked his socks off and managed the chain like a Rottweiler to a timely completion date. Can recommend him without hesitation and at 61 I’ve moved a few times and had both good and very average service in the past. Best agent by far. Make your life easy and also use Alexa McQueen solicitors in Henley for your conveyancing. Together they were a top double act.

GoogleWe have had such a great experience purchasing our first home with Lee. His communication is second to none, he was able to answer any questions we had, he was happy to liaise with solicitors and the sellers on our behalf and was always happy to come back to us quickly. We were not pressured to use his recommendations however we did go for a solicitor he recommended to us and our sale was completed within 3/4 weeks from offer! The process has been absolutely seamless and we have been so impressed with the service provided by Lee (we would actually rate higher than 5* if we could!)
