Update: I have now used Greenleaf for the second time, selling my uncles property following his move to a care home. Again I received a first class, friendly service from Chris and Joe. They dealt with the situation sympathetically and speedily. I would not hesitate to recommend Greenleaf. Chris and Joe were excellent in dealing with the sale of my mother's home. Chris was empathetic to the whole situation as it was an emotional sale for me, having been born in the property that my father built. I was very impressed that Chris took an interest in the property right from the first viewing and kept me fully informed all throughout the process. I am so glad that I chose this agency as I felt I was a valued customer, and not just a number that I got the impression I would be from the other bigger agencies. I would not hesitate in recommending Greenleaf Property Services.

Joe at Greenleaf has been to most friendly, efficient and committed house valuer and salesman. My late parent's house was sold very quickly and for above the asking price, Greenleaf handled all of the viewings as well as giving access to surveyors etc. Both Joe and Chris kept me informed on progress on at least a weekly basis (often more frequently) and their good humoured calls/e-mails kept me relaxed and confident that everything was being done. They understood that selling a house for my deceased parents was an emotional time, and did everything possible to make things as easy as possible. I would also say that using their recommended solicitors made the whole process much easier.

my ex-Tenant (42 Carnation Road , ME22YQ) so i has been many year experience with Agency (Greenleaf and landlord) My honest complete so Agency was ok but his Manager has been attack to my Wife and children also very rude. i has evidence by recorder CCTV but he is not behavior like this Professional. This House (42 Carnation Road , ME22YQ) is very bad POOR and i has been many many Report about MOULD... they are not honest refresh paint etc... they will very DISPPOINT by WINTER coming... i have Report from Privat Inspection Paper.. all thing most FAILED MOULD. also i am very disappoint because my deposit everything lost. they keep alot change mind price. when we are leaving and give them Key. they was check first place and they told me only deep clean around £350 so i didn't received anything Money Deposit and while later i call them again. they charger me alot alot money (due tiles and carpet) and i have extra Money .. i has been paid to them 50% for damage and they make us FAKE... they looking cheap like VINGL and Carpet (replacement no longer Tiles and no longer laminate) WHAT.... i lose money Deposit and extra paid to them. wow...

If a zero-star rating were possible, that would more accurately reflect my experience. I am extremely disappointed with the handling of my tenancy by this agency. Following repeated reports of serious issues within the property, including suspected damp, mould, and inadequate ventilation, I have received no meaningful resolution, no transparency, and no accountability. A formal damp survey was carried out on 31 March, yet the findings have not been disclosed or made available to me. Instead, communication has been inconsistent, dismissive, and at times contradictory. On multiple occasions, I have raised concerns regarding blocked ventilation points within a Grade II listed building, possible structural defects, and the resulting impact on indoor air quality. These concerns have not been addressed in any adequate or timely manner since I moved in in December 2025 (evidence reported within the check-in!). In the meantime, I have experienced respiratory symptoms requiring medical attention, adding a serious dimension to what is already a concerning situation, but of course so far, indeed, they have tried to fault me in any possible way saying "you don't open the window enough"! Particularly troubling is the apparent lack of understanding of legal responsibilities in relation to tenant protection, especially in cases involving vulnerability. I have a recognised disability, and the way this matter has been handled does not reflect an appropriate standard of care or awareness. Recent correspondence has referenced a desire to reach an “amicable resolution.” However, this has not been supported by any concrete actions, clear timelines, or acknowledgment of the issues raised. The matter has now been formally escalated, and a Council inspection is scheduled. I will rely on the already gathered evidence and appropriate authorities to assess both the condition of the property and the conduct of the agency. Based on my experience, I would strongly advise prospective tenants to proceed with caution. This review will be updated following the outcome of the Council inspection.

From the first viewing of my new property the service I received from both Joe and Chris was second to none. Joe, in particular, was always available to answer any questions I had and when I asked to view the house again to show my friends, he was more than happy to escort us. We were left with our late mum’s large property portfolio on her sudden and unexpected death - it was an area my sister and I had no experience with and we were very overwhelmed. Chris came highly recommended and we weren’t disappointed. They took all the properties on and in the post lock down climate sales were swift and problem free - well if there were any problems behind the scenes we were never made aware and it all seemed very seamless. If I could put no stars I would , I found this service to be extremely unhelpful and colleague Amanda was extremely argumentative on the phone wouldn’t hear me out and seemed to have the interest of the landlord when I said that I wanted to move in on a certain a date that was clearly stated on my application form ( they stated they don’t look at this ) so what’s the point ! in stating this on the form , on the day of viewing the property I clearly stated the date i wanted to move in but insisted that the landlord wants us in , in one weeks time . what is happening with the state of the world in the crisis we are in , when I clearly stated my situation. I even said that I would be happy to pay my deposit today! , She again was very rude and kept talking over me avoid green leaf at all costs , lost £50 because of the landlord has thrown the toys out of the pram due to referencing that didn’t even need to be performed considering they stated they wanted me in a weeks time but my form stated end of the month AVOID !!! I recently bought a property and had excellent service from Chris and Joe. They were both great at answering my many questions and being the go between with us and the vendor. They were accommodating when I needed to visit the property with plumbers, electricians and measuring up.
