So I explained this is to Hannah Kelly and she said fill out the forms and see what she could do. Since this with Hannahs help and alot off hurdles to overcome she managed to help us get a house and I'm so grateful which I've expressed over this period off time because I think it was a little complicated with my situation. So I want to say a big thank you to Hannah for being so understanding and helpful and also for anyone else from ryder and dutton that have helped really grateful.

GoogleThis is the first property that me and my partner have bought, we wasnt sure how the whole process worked but when we was speaking to Aaron Broome at the viewing he explained how the whole process worked and broke it all down for us.
He set us up with the mortgage advisors who where amazing and throughout this whole process Aaron has been there keeping us updated and pestering the solicitors for us.
Definitely a great person to conduct business with and would highly recommend anyone to use him or even get in touch with him if you are struggling on figuring out how the whole buying a house process works.

The team at the Rochdale branch were always happy to help along the way with any enquires that we had, especially Lauren Coomber. She is an asset to the company. Very polite and helpful. Due to the purchase of my new property the full transaction too a while but this was at no fault of Ryder & Dutton. WORST ESTATE AGENT IN THE COUNTRY. Absolute shocking Estate Agents. DO NOT USE. They charge the highest fees in the industry and provide the worst service possible. They made an absolute mess of everything, very poor communication and didn’t return my calls or emails. Really struggled to get my fees back as they demanded more and more fees. Will never use again. STAY AWAY FROM RYDER AND DUTTON UNLESS YOU WANT A POOR SHODDY SERVICE AND WANT TO PAY EXTORTIONATE FEES. UPDATE 12 DECEMBER 2024The PRS Property Redress Scheme has now ruled in my favour and awarded me a substantial amount of compensation. Ryder and Dutton cannot charge £150 every time they want to send a contractor out for a quote. Ryder and Dutton cannot charge £185 to change 2 batteries in a smoke alarm. The fees Ryder and Dutton estate agents charge are horrendous and unfair.

As we have said through our many communications you have a duty of care as a landlord to provide a property of good standard and tend to repairs that ensure your tenant is able to enjoy quiet enjoyment of their home. It was a great shame that you were unable to do this and that we needed to then negotiate the early exit of the tenant from the property which we managed to successfully do on your behalf. We wish you the best of luck with whichever agent you decide to market your property with next but would encourage you to consider your responsibilities as a landlord before doing so. Thank you for making us aware that you have put in a claim with the Property Redress Scheme as unfortunately we have not had any communication from them. We are in the process of querying why they have not contacted us in relation to your complaint for us to provide our side of the story. I can see that despite us not being able to put our side of the story across they have found against you and have actually agreed with our stance on your complaint that you raised directly with us previously. This is reflected in the small amount of money that you have been awarded which was awarded to you as communication could have been better in some small areas. As for the figures that you are quoting above, we have not sent contractors to the property to change batteries in a smoke alarm and our contractors do not charge £150.00 to go out and quote so I am unsure how you have arrived at these figures.Best Wishes The Team at Ryder & Dutton
