I am very disappointed with my experience with Gibbs Gillespie. Following the end of my tenancy, there was a significant and unnecessary delay in returning my deposit. Despite multiple follow-ups, communication was slow and caused avoidable inconvenience. Additionally, there were attempts to attribute various issues to me that were not my responsibility, which felt unjustified and appeared to be an effort to make unwarranted deductions. Overall, this experience was frustrating, and I would advise others to proceed with caution.

Great support!

I began the process of purchasing a flat in May, and while the exchange has just started, the completion date is planned for early November.From the start, Sales Consultant Nikita Gusca was excellent. He led the tour, answered all my questions in great detail, and efficiently passed along inquiries to the seller, which gave me confidence in the purchase. Nikita also provided valuable support in clarifying my mortgage application during the initial stages, and his prompt responses were much appreciated.I encountered significant delays due to poor communication from the solicitor Taylor Rose. After submitting all my documents and confirming that everything was in order, it took nearly two months for them to proceed with the exchange. When my solicitor went on emergency leave, there was minimal coverage, leading to delayed communication with the seller's solicitor, who was also from Taylor Rose. My Move Manager, Luca Beltrami, had to step in to help check with the seller and chase for responses. Just before the exchange, the final report was sent a week late and contained discrepancies. Luca again assisted in confirming with the seller that these were indeed mistakes. The solicitor attributed the issues to being "rushed," despite having had ample time to address them.Throughout these challenges, Move Manager Luca Beltrami and Senior Sales Manager Abraham Oommen provided invaluable support. They worked diligently to check on the seller’s progress, chased updates, and helped raised complaints to senior solictors on my behalf to resolve the delays. This was beyond their normal responsibilities, and I can't thank them enough for their assistance.Overall, I’m incredibly grateful to Nikita, Luca, and Abraham for their efforts. Gibbs Gillespie has been fantastic, going above and beyond to support me throughout this process. It’s important to note that the charllenges I had were not a reflection of the hard work and dedication shown by these individuals; they did everything possible to assist me. However, I strongly recommend finding your own solicitor rather than using Taylor Rose, which was referred to me by Gibbs Gillespie.

It was never going to be an easy sale…

It was never going to be an easy sale as the property was going on the market as a probate property. As none of us live close by, we approached several estate agents for evaluation and advice, but settled on Gibbs Gillespie after an impressive conversation held with Nick Walker, who offered sound advice and an outstanding knowledge of the housing market in the area. In addition he was approachable and we felt that he was someone we could have rapport with.

worst estate agent ever

Josh Hardy is the worst estate agent I have ever met in my life. He has no communication skills whatsoever.Mon the most important day, the day we exchanged, I called the office 4 times and did not reach Josh, nor did I receive a call back. Throughout the sale process I received no active phone calls for feedback and viewings, unless I called.I would not list my house with Gibbs. I even raised a formal complaint that has not been resolved to my satisfaction.

⭐⭐⭐⭐⭐ We recently bought my mum's flat through Gibbs Gillespie in Rickmansworth, and I cannot recommend them enough, especially George Callaghan. George was absolutely fantastic throughout the whole process. His support was invaluable, not only did he handle our purchase with great care, but he also went above and beyond to ensure the entire chain was moving smoothly. This wasn’t even his job, but he stepped in to help when needed, which made such a difference! His friendly and calm demeanor kept us reassured, especially since this was a sensitive sale and purchase for us. He was always there to answer our questions and offer advice, no matter how busy he was. George really made us feel like we were in good hands. If we were to buy again or sell, we wouldn’t hesitate to go through Gibbs in Rickmansworth. Thanks again, George, you made what could have been a stressful experience much easier!

Gibbs Gillespie - an outstanding experience

Gibbs Gillespie were outstanding at marketing and completing the sale of my late Mum’s house. Leah, at the Ealing Broadway office, is clearly a very skilled and experienced manager and has a reassuringly detailed and extensive knowledge of the local housing market. A buyer for the house was found very quickly, and when, a few weeks later, the process started moving a little too slowly, we were very impressed by Leah’s responsiveness to our concerns. Her swift and decisive action meant, within hours, she was able to get the process moving again. However, aside from her obvious efficiency, she is also very approachable and empathetic and was greatly understanding of the fact that we were selling a much loved family home.In all, Leah and the team were competent, efficient, great at explaining the procedure with clarity and reassuring when it mattered. They were also nearly always available when I tried to make contact. It has been a pleasure to work with them and we wouldn’t hesitate to use them again.

Selling one's home is a major decision…

Selling one's home is a major decision of high impact and confidence in the agency is most important. Jacob, the branch manager, was generous with his time and helped myself and my wife to agree the proposed price particularly given our concerns over recent transactions in the area. His was not the highest valuation but the one that could be justified. Gibbs Gillespie has also offered a range of services that promises to make the transaction easier and faster having already demonstrated they can move quickly.

If I could leave zero stars I would

If I could leave zero stars I would. Your agent Jeckaterina Cindeliani has no ounce of humanity. I drove 3hrs from Birmingham to view the property, she wouldn't allow me to use the guest toilet despite the property having 5 toilets. For context this property is out in the wilderness, google maps doesn't take you there and there's nothing for miles close. She wouldn't even come out to try and direct me to the house even though the network was extremely bad in that area. I needed the restroom so bad and she refused, knowing there's nowhere even close to go. Absolutely shocking and appalling treatment. The property was great and the house would've been good for my family as there's lots of land but the fact she had no people skills there's no way I'm going to pay £7,500 per month to that kind of company. If that's how they behave to a potential customer, I can imagine how bad the treatment would be once I've become their tenant.

NEVER PURCHASE VIA GIBBS GILLESPIE!!!I found what I thought was the perfect flat for me in Watford as a 1st time buyer via the Rickmansworth branch in February 2024, I was dealing with the agent & Branch Manager George.The 1 bedroom flat was advertised for £1000 service charge & £0 ground rent, which I thought was awesome & the flat was a great size & in great condition, also on my 3 viewings it was always mentioned that I have an allocated parking spot which was also a win for me.I would often get emails from George asking what my solicitors are doing & why its taking long, stating that the sellers are getting worried... As a 1st time buyer I am still unsure of the process & learning myself too, the last thing I needed was the added pressure.At this point I had paid a partial amount of £600 to my solicitors, they then come back to me from doing the searches to find that the service charge & ground rent combined is actually approx £3500 & no parking included... I could not believe it! Why the false info??? Especially when the service charge was advertised online & on the paper brochure as £1000pa!!Immediately I backed out of the deal, it made total sense as to why their was so much pressure on getting the sale done quickly, because the seller didn't want to hold on this flat knowing they cannot incorporate this ridiculous £3500 charge into their current tenants monthly rent. This flat was clearly mis-sold to me! The agent claims he had no idea & that the seller was not aware either which can never be true, as any changes to service charge or ground rent would always be communicated with advanced notice.The searches even showed that last years service charge was not £1000 either, it was more than that.Lifetime Legal were useless & declined my case, I went back to the agent as he was the one that was representing the seller, he's the one that the sellers have apparently dealt with for many years as the flat is rented out via Gibbs, But no research was done by the agent into making sure the info provided was factual & correct.They have also refused to help with paying me my money back or getting the seller to reimburse me as this all happened because of their joint collaboration.I am at no fault here but now left out of pocket by £600 because of this awful agency & even worse sellers!!

In summary: accompanied someone on a property viewing where the estate agent said we were going to a tenanted flat but somebody had evidently passed away and had not been found for a while. Flat still smelt overwhelmingly of decay despite all the windows being open. Went to a viewing where the place was apparently tenanted as the estate agent said she needed to confirm whether a viewing would be ok with said tenant. Arrived at the flat to a double bolted door and got let in by the groundskeeper. The stench that hit as we walked in is one I hope to never smell again in my life. And all the windows were open. The floor of the main bedroom had been completely removed. There was still a huge brown patch on the underlay. We suspect the person passed away and tragically hadn't been found for some time. The estate agent didn't have the courtesy to call or email to apologise for what we unknowingly walked into. Didn't realise that's what people could do for money. Absolutely putrid.

Do not buy or rent with them. It’s all about disrespect.

I almost bought an apartment from them at the Dominion Apartments in Harrow. I paid the deposit, but then I noticed that the lift shared a wall with the main bedroom, a terrible mistake by the developers.I decided to withdraw my offer and requested the return of my deposit. Since then, Alex Robinson has been avoiding us and making different excuses for not returning our money. He keeps saying the problem lies with the developers but doesn’t share their contact information or solve the issue.It gives the impression that they are working together to keep our money. Terrific company that did a great job…

Terrific company that did a great job of letting and managing a property for me for 4 years. Richard, the Lettings Manager, was always available, nothing was too much trouble and his advice and support were much appreciated. Zoe, the Tennancy Manager at LRG was particularly good at the end of the tenancy, sorting out a tricky negotiation with the departing tenants and doing it in a professional and polite way. I'd have no hesitation recommending the business.

I honestly would score them 0 stars if there was an option. Worst letting agents possible. Invaded privacy twice on property inspection even after stressing multiple times we don’t want people in our house when we’re not there. Still go ahead and violate our privacy when been told not to. Please whatever you do steer clear from these estate agents as they really don’t care about being professional. You take a problem to them after telling them not to do something and they give you attitude back. Act like we’re a problem because we don’t want people we don’t know or don’t trust in our house. Simple. Not for these lot. Don’t expect any updates or any helpful from them either on finding a place and doing checks. There too relaxed to the point it’s not caring and treat you as a thorn in their side even though it’s their job. Will be taking legal action against them.
