Misleading Estate Agent - Amersham.

I am angered how this firm do not service property before placing on the market - If they did - they need to do better. Reason - 2x in one year my brother has fallen from one of their properties / injured their self. Flat - top to bottom with no balcony barriers & Staircase - broken with no degree of checking stairs Both should be reviewed before placing on the market.Both properties are still on the market even with issues. - If you need to contact us - Units 1-7 PO6 1EFBE AWARE - This Estate Agent Is Misleading / Faulty.

Hamptons Staff always Attentive

Hamptons Staff always AttentiveAlthough it sometimes occurred that issues took a little while to be solved, this was rarely the fault of the Staff at Hamptons themselves. We have been particularly fortunate to have Property Manager Joe Sanders as our contact point, and he has always tried his best to sort things out for us whenever an issue has arisen. He has been particularly good at being an equal intermediary between tenant and landlord and never made us feel as though he was only working for the landlord and didn't care at all for the tenant.Keep up the good work, and thank you Joe!

My experience with our property’s manager and some of our letting agents

My experience with our property manager, Mr. Joe Sanders have always been satisfactory in terms of him being responsive, helpful, and committed. He has always tried to address our concerns in a timely manner and has a good understanding as to how effectively communicate with the landlords. In some occasions though, especially with letting agents, I’ve had some unpleasant experience which sometimes was kind of frustrating. There were some situations where one or two of the flats were vacant for relatively long period of time and I personally found it very difficult to communicate my sense of urgency with the agents. And sometimes there were different agents working on a specific flat with no effective communication channels with each other as well as with the landlords causing me send different emails to different agents discussing same matters. To me it seems there are sometimes some sort of miscommunications amongst Hamptons’ hierarchy as well as between the letting agents.

Victoria Thomas at Hamptons Letting is a really good property manager …

I have used Hamptons as my managing agent for 8 years. For much of this time, Victoria Thomas has been managing the flat. She is outstanding. Really quick, proactive and responsive. also really nice and easy to deal with. During Covid, the service did not miss a beat. I think the tenants have appreciated her as much as I do. I feel I am in very good hands with her.

Jacob is a truly exceptional estate…

Jacob is a truly exceptional estate agent. We had been on the market without success, for over a year, with a lovely, but unusual, property. From the moment that we first met, Jacob understood what he needed to do in order to achieve a sale for us. The photographs that Hamptons took were lovely, together with a video tour. But more importantly, when the right buyers came along (only a few weeks later), Jacob made sure that the deal was done. He is tactically astute, a good negotiator, assiduous, careful and attentive. He has driven through the sale in less than three months with determination and drive, as well as being utterly charming to deal with. I could not recommend him more highly.

Helpful and very professional

We have had a few issues with the property that we rent - Ashley is our point of contact and she is just brilliant - she does what she can as quick as possible- our land lord constraints make it hard for Ashley sometimes but her perseverance always wins through- I find Hamptons to be helpful and always friendly - this time our need was due to a window lock that had jammed shut in the bathroom - and seems it will be dealt with quickly

Highly satisfied, long-time client

I’ve been with Hamptons for a number of years, with Samantha Jennings and Ellie Marsters managing my property. I’m not certain whether Ms. Jennings is still working as a property manager, but I have nothing but good things to say of both managers. Ms. Marsters in particular is efficient, prompt, and thoughtful with her advice and responses. I can easily see myself staying with Hamptons for the foreseeable future.

Definitely would recommend.

Our experience with Hamptons has been pleasant. Our letting agent Roni was very friendly and attentive. David, our property manager has been outstanding and we’ve found it very easy to communicate with him efficiently. As we’re both young and it’s our first time letting, all we could suggest is to be initially provided with more information as opposed to having to find out what’s going on at each step.

Why was i told by one of your agents in West Hampstead branch that Countrywide are nothing to do with Hamptons when you are the same company and it even stating at the bottom of your site that Hamptons is a trading name of Countrywide Estate Agents Limited hidden under a title?

Hamptons have been managing my property for a long time. It is a difficult property due to various issues. They have been very professional and efficient in all matters. Very nice experience of renting a flat…

Very nice experience of renting a flat through Hamptons. All the team are very friendly and happy to answer any questions. Our maintenance contact, Ruth, was always quick to respond and empathetic. And Samantha and Bhavika were really quick, helpful and professional when it came to the end of our tenancy and the move out was very straightforward and stress free.Would recommend 100%.

WILL TAKE EVERY PENNY FOR NOTHING AND LEAVE YOU UNABLE TO GET BACK INTO YOUR OWN HOME. I rent my home put with Hamptons whilst pur family our overseas for one year. We made it clear at the outset we wanted the house back one year later. We paid a FORTUNE for documentation. We pay a FORTUNE for management fees. Supposedly for peace of mind. Hamptons have now contacted me and said that UNLESS I pay them a further £120 on top of all the money I have already paid them I risk not getting my house back. My family now risk homeless because I am being held to ransom by Hamptons for yet more money. They asked the Tenant if he wanted to stay on WITHOUT even asking me first. Absolute NO PEACE OF MIND AND NO DECENT SERVICE. Very distressed.

Selling a house can sometimes be a real pain but they took as much of that away as possible! Exceptional service

Our property manager, Lucy, is a pleasure to deal with. We have had a few issues recently with heating etc and Lucy has been extremely competent and helpful every time we need to get in touch. The issues are dealt with promptly and efficiently and it makes our lives so much easier to know we have such a friendly, approachable person looking after our needs.

Not to be trusted!

My experience of Hamptons Maidenhead was it seem very positive to begin with, however, their failure to inform the landlord about our plans to have foster children stay with us could have cost us dearly. It turns out that both the agents and the landlords were very greedy and dishonest as they were happy to take our years rent without sharing all the information that we had disclosed. Please be aware the agents may seem like nice people but do not trust anything that is said. just communicate via email at all times.

Breaking their code of practice.

I don’t believe Hamptons to be putting the clients best interest first as something very very sly has happened. My offers were never qualified, I never had response from my offers, and then they accept another offer without giving me any chance to counter. We have been house hunting religiously for the last 6 months and refreshing any new listings online every 24 hours so we knew we loved the property as soon as we saw it come onto the market. So immediately had a viewing and that confirmed our love for it. So we had another viewing shortly after and then the same day put in an offer. We went straight to the Hamptons office after viewing the home and we said we would like to start with an offer of £1.45. They then recommended we go in at £1.3 as they thought we had a shot at that type of figure. So we of course followed their instruction but was equally confused as to why they suggested that.They then said the seller wanted to wait until the end of the month to see what other interest had come in, so we went with the flow. We then became more in love with the property and we didn’t want to loose out so we upped our offer twice in just a few weeks, yet every time they gave us the same response “the vendor still wants to wait until the end of the month”.We was very eager and frightened about missing out so I popped into the office mid way through the month to see if it’s looking likely etc. Then he told us the offer was refused and they’ve had other offers. We didn’t understand why I had to spontaneously walk into the office to find that out! What would of happened if we did sit tight till the end of the month! David the agent told us that if we offer the asking price of £1.5 then it’s ours, he said this several times. So we immediately upped it again for the forth time to the asking price of £1.5 with completion in a couple of months. At this point I thought a deal had basically been made. After 2 days of no news I finally had a call to say another offer has been accepted which was in fact lower than our offer but they were just flexible when on completion. I was straight away shocked that I was not given an opportunity. What the agent should of done was call me to say you’d rather a delayed completion and I would have then said ok that’s fine. My last offer wasn’t set in stone, as far as I was aware we was still in the process of negotiating a deal so I don’t understand why he pulled the rug from under our feet half way through negotiating a deal?!Another point that I find horrifying, is every single offer we have put forward has never been qualified and we have never been asked for proof of funds. I have now looked into it and it’s actually ILLEGAL to not qualify any offer. That is the agents job and that is what the client is paying them to do. We have now made the decision to up our offer £25k over the asking price just to help give us another shot at grabbing the house we wanted. So that is what Hamptons have cost us if our offer does get accepted. Only now have they asked me for proof of funds, this is baffling as I know many agents and none of them would dream of putting forward any offer without qualifying it to make sure it’s legitimate. Have they qualified the other offers from the other buyers? As far as I’m concerned, I could be outbidding the bloody sellers friend who has no intention of buying the house. When I look back on their process since my interest was shown I do believe them to be very sly. I’m not sure if theres been a bribe from the other buyers to the agent, (this is extremely common in Brighton at the moment), but our treatment does not add up. Why did they want to plonk us on the back burner for a month and then accept someone else’s offer without giving us any opportunity? And why did they want to delay things by making me put in a silly offer of £1.3 which would just waste everyone’s time. And why did they never qualify my offers, were any of them ever brought forward to the seller?Please just be weary of Hamptons because I personally don’t trust them. I believe they have lost the client a lot of money because everyone may well have carried on negotiating yet they agents definitely favoured a particular buyer/offer for some un known reason.And finally the worst bit about it all is the service I have received since all of this. I’ve not once had an apology or any kind of sympathy. I have been told that it’s my fault and I should of acted faster despite me doing everything I could have possibly done. I have called and called and called and everyone is always ‘busy’ or ‘on the other line’ and that’s the response I’ve had for a solid 3 days now. I have asked for the regional managers number and they gave me a fake number that hadn’t been in use for years. Everything about me experience has been unlawful and just damn right wrong.

He had a great manner with both the buyer and myself (which is unusual in my experience as sometimes estate agents can be aggressive with one or both parties!)
