TrustpilotNot very impressed
Used them to sell my parent’s house.Firstly, they overvalued the property, despite me saying it was too high and then when viewers felt it was overpriced came back to me saying I should reduce the price to the original figure I had suggested.Secondly, they changed their fees from a percentage to a fixed price which meant they no longer had to make any effort to obtain the best selling price.Thirdly, I accepted an offer which was conditional on taking the property off the market, once this was done the buyer promptly reduced the offer by 20k. Bizarrely my estate agent tried to persuade me into accepting the new offer. Suffice to say I didn’t accept but eventually had to take a revised offer as estate agent was reluctant to put house back on the market or contact other people who had previously made offers close to this figure. At the time I was living about 200 miles away and just felt I was being pressurised into selling.I even asked if they would consider reducing their fees given that the property was selling for well below their professional estimate but they refused. With hindsight I should have used another agent. They will sell your property but don’t expect too much else.I’m afraid I cannot recommend this company.

TrustpilotBad communication, questionable property management and no consideration for tennant safety
I moved into a rented flat and Reeds Rains had stated that they had checked over the flat and it was fine to move in. To begin with they seemed responsive and sincere. Upon moving in we found a broken window which wouldnt close, a broken french door which didnt open, the flat was dirty, wardrobe was broken and floorboards were broken. We reported these issues immediately as the broken window posed a security risk. They sent a contractor a few days later who locked the window shut never to be opened again. We spent 6 months trying to get all of the above issues fixed. They still were not fixed when we moved out dispite us contacting them regularly.Whilst living in the flat we also encountered a leak. It took Reeds Rains a while to send anyone round to fix it and it still was not fixed when we moved out dispite the fact that they are contractually obligied to ensure that the property is water tight. Throughout this time our area coordiantor was either unavailable or provided false aknowlagment as non of the above issues were ever fixed dispite us chasing them up regularly and dispite our safety concerns. We were told to contact contractors and other flats to fix the issue ourselves. This was my first home and this exciting experience was filled with stress, worry and frustration. I moved out after 5 months as I could not face living there any longer.

TrustpilotReeds Rains Letting Service…
We used Reeds Rains to let out our property. We currently do not live in the UK so everything was managed over the phone and via email. The team was always available to respond to calls and all correspondence via email was extremely efficient. We received a great service, highly recommend and know we have peace of mind that such a good team is in place managing our property long term 🙏👍👍👍

TrustpilotVERY POOR SERVICE!
VERY POOR SERVICE!One star too many !I rented a property from Reeds Reins and although the branch couldn’t have been more accommodating and helpful there were lies from the beginning. I was not informed about the full condition of the property when moving in and soon experienced severe problems for my health (damp which is a risk for someone who is asthmatic). When I contacted the branch in relation to the damp issue they pretended not to know. The damp was that severe that whenever there was rain the basement would flood and due to the lack of insulation in the property it was colder in the property than outside the property in the middle of winter. Even though the landlord was ultimately to blame for the repair works the company didn’t chase him and should have put him on the rogue landlord list as he was out to make a quick buck and was HIGHLY unprofessional to the point of just turning up one night at nearly 10pm hammering the door like a thug as he brought round a ‘Christmas present’ and suddenly started getting repairs done, this was after threatening legal action due to the conditions. Over the 10 months I was in the property I had to call the management company numerous times but didn’t get anywhere. I constantly had to chase for things to be looked at and the different departments didn’t communicate with each other. The customer service agents at the management centre didn’t have a clue about basic maintenance queries, I rang up once as my radiators needed bleeding but due to a potential pressure issue needed this doing by a professional (as advised by a handyman). When I told this to the management company I was told that they couldn’t do anything and that I needed to contact my local water supplier. When you do get through to somebody they promise you callbacks from the relevant teams but the callbacks never happen. Even at the end of the tenancy I had to ring three separate times for updates and was promised all three times a call back from my ‘property manager’ but when I eventually managed to get through to her about a week later I was told I should have never been promised a call back. She the told me I would be updated with how the process was going however again I had to do all the chasing and had to ask for the inventory as this had NEVER been supplied to me. When the check out report was completed I was originally going to be charged for cleaning fees as the person who had carried out the check out report had never seen the inventory and couldn’t compare the two even though the property was a disgrace when I moved in.I also made a deal with the landlord to exit my contract 2 months early and pay a reduced rent. However when it came to a reference from them, they over exaggerated the amount I owed and made it seem like I owed a lot more than I did. This complicated matters with my with new estate agents, I had to explain to them the issues with reeds rains and the fact I was on a reduced rent, I felt embarrassed humiliated that reeds rains lied.I WILL NEVER USE THIS COMPANY AGAIN. If you want a smooth and easy process do NOT use them.

Jade arrived ..Gentle in her approach. Well researched and knowledgable. We really felt like we were in good hands. Importantly in a sensitive situation when emotional value is also attached to our bricks and mortar she was respectful but clear - just what we needed. Representing her crew with Openess in a situation most of us on experience very occasionally Great start Thanks

TrustpilotAttempted to scam us by saying we must…
Attempted to scam us by saying we must pay a £50 fee for an independent agency to check the condition of the property when we were asked to leave due to the landlord wanting to sell the property. They came with their own employee, who promptly slapped >£300 in charges on us for the condition of the property. We calculated it (with room to spare) to come to £100 charges that we should have been charged with.In the end, they admitted they had violated the contract and didn't charge us the £50. They did NOT remove the >£300 scam fees for "redecoration". Absolute scam. And I'm pretty sure it's illegal to carry out those checks themselves, massive conflict of interest!FU RR.As tenants, I advise you to TAKE VIDEO EVIDENCE of EVERY SINGLE part of the property, even those weird places, before RR slaps you with unlawful charges! They can, and they will. You've been warned.

TrustpilotNEVER AGAIN.
NEVER AGAIN.Spent 4 months with these clowns. Never again. A few viewings. Just a few. Communication between staff was non existent and anything else had to be dragged out of them. I only received any interest from them when I gave them their two weeks notice. Then, three viewings in two days. Eventually I was told I'd got a buyer.I put off changing agent because they'd finally come though. A few weeks after chasing this buyer up again. I was told I'd got another viewer. I queried the initial buyer to be told by the manager that he didn't know why his staff had arranged another viewing. I was unable to proceed with buying the property I wanted as, despite being told I was 'sold' I wasn't. Time wasted. I can only assume they were telling me what they thought I wanted to hear just to keep me on their books. Now with another agent. Their board is still up as despite me asking three times, they've still not taken it down.Five days after writing this review. The board is still up!

TrustpilotAs a property investor
As a property investor, I regularly view houses across the Middlesbrough area. I have never yet felt I have wanted to leave a review but after today’s viewing I wanted to write to praise Ted. Ted showed us around a property yesterday. I was shocked how much knowledge he had of the area and even the street! He was very helpful and approachable and a credit to your team.

TrustpilotI’m not chasing them...!
I rang reeds rains and asked for an appointment to get my house valued as I wanted to put my house on the market.. the lady that answered the phone said I had to speak to one of her colleagues and they were both busy and one of them would call me back straight away. The lady spoke to me like it was below her role to book in an appointment without even asking me about my house. Why answer the phone if she can’t do the simplest of jobs like book a valuation appointment! I never had a returned phone call to book the valuation! I guess the branch is too busy and don’t need the extra properties on their books? I had 4 other agents come out and all valued my house at £850k-£875k. The average house in this region is about £200k so it’s not your everyday average sale. It’s your loss! The 4 agents were all worthy and eager to have my business! A month or so later I contacted Reeds Rains via Rightmove as we wanted to view a house they are selling. I instantly got an email requesting mote details about what I’m looking for which I completed straight away.. I never got a phone call or email arranging a viewing for the house! I feel sorry for the house owner trying to sell their home, they don’t even know I’m interested and want to view!It seems impossible to try and sell your house through them and to try and view a house through them! Complete waste of time in my opinion.

TrustpilotFully managed is not managed
I use Reeds Rains fully managed service. Marketing the property and getting the tenants in - I would say that they are excellent in this respect. They present the property very well and don't take long in generating interest and getting the tenant in. Where the service falls down really badly is the management whilst the tenant is in place. Regular check ups are not done (tenant had his first visit from Reeds Rains after being in the property for over a year), but my main gripe is that when a fix is required, the service in this aspect is terrible. The quotes for work are extremely high (last quote was over double the quote I got independently) and this is before they add an extra 10% on top for arranging the work. Arranging work is done by a call centre in Southampton, this is poor. I have had to involve myself to arrange properly which I shouldn't have to do. I have been told that work has been done and charged for it, only to find out later that the work hasn't been done and they've lied in order to be able to charge me. I would not recommend Reeds Rains for a fully managed service at all. I am now at the point of having to contact the tenant myself, get my own workmen in and arrange for work to be done (i.e. doing the work of a managed service) as I no longer have trust in the company. Two words I would use to describe Reeds Rains are Expensive and Untrustworthy.

TrustpilotReeds Rains have been my letting agents…
Reeds Rains have been my letting agents for the last few years. They are the sort of agent who tend to get things done eventually, in a roundabout sort of way, but their business process is clearly chaotic and they can be a real pain. Some of the highlights of my tenancy:* Any communication needs repeatedly following up, a large number of emails get ignored.* They somehow failed to keep a copy of all the keys to my flat, so they can't get in without me there* My local branch closed down but they never thought to tell me. I only discovered because I turned up there and it was a vape shop.* They've suddenly introduced a £120 "renewal fee" for renewing contracts. On the plus side, their call-centred based maintenance system, while a little impersonal, does tend to get people out to me quickly enough. Their staff are generally friendly too, a few of them are just a bit dim-witted. If you see a place you love and it's Reeds Rains, you might have some hassle but it'll be ok.
