Shipways (Great Bar) horrible experience. Advice to anyone renting with them becareful of the agreement your signing. Its best to get someone legal to look at your tenancy agreement. I made the mistake and signed quickly trying to comply with the agent as I thought he was being genuine, he just wanted to rent the property to get his commission. Do not complain about anything that needs repairing in the property, they rather evict you than fully comply if they think your making to many complaints. I was served with a section 21, no arrears but becasue i complained and they had to spend the money to rectify the issues. There is no rights for private tenants. When people have the upper hand, they play around with people's lives and don't give a second thought of the impact. I would never ever recommend this company to anyone. If you do use them be very aware.

Shipways viewing cancellations!

If I could of left this review without any stars I would of. A property up for sale 6 months ago, then reduced so booked a viewing - Shipways cancelled via email whilst we waited outside to view on the day - they blamed the owners. Months later the property was reduced again, so we booked a viewing again only to get a call on day of viewing to cancel the appointment due to a few offers on the table. Again the owners were blamed, but if any viewing had already been arranged, it would of been common courtesy to allow other prospective buyers to view the property. I will not trust Shipways ever again as feel far too let down.

We listed our house with Shipways and initially believed everything was progressing well. After around six weeks, during which we were repeatedly told that our sale was on track, we had an offer accepted on a property and were preparing to exchange contracts. Unfortunately, we were then informed that our buyer did not have the funds in place to proceed with the purchase.

Shipways estate agent in Dudley is un friendly, un polite, very poor conduct & based on cheats & lies, never updated me for the sale of my house, I had to keep chasing them for updates. All the time their answer do not worry, sale under our radar, it took 4 months to get completion not forgetting I was on their back to keep chasing buyer & his solicitor.

Complaint against the house they sold

We as a couple got an independent house from shipways in Rugby area a small village, since it’s an independent house and in. Village you can guess the price, with my husband the only bread earner took a hefty loan for this property and paid all bills for the solicitors as well, but due to one time show visit before you purchase the house as a rule, you don’t get a chance to have more than one viewing, so you never know the problems of the house, we realised that after the purchase of the house, that in the kitchen area where they had their dishwasher placed it is all black MOLD WHICH THEY TRIED TO COVER with paint but as days passed nearly two months moving In This house the mold has began to show and it is all under the sink and spreads till the dishes cabinet, how can a buyer know about these detail, without proper viewing and inspection, we are not buying a toy nor taking a loan for few months it’s a life long investment and a full time loan, before selling the house they were suppose to treat it but they just covered it up with paint, I am asthmatic and since I’ve moved in this house in August each time I am in the kitchen my asthmatic symptom gets worse, I guess the estate agency missed out the detail, or not given a thoughtful view about the buyers, how could they sell house with mold as that part of the house never receives sun it’s in the shady region so no chance of sunshine in that part of the house, I warn and condemn this rule and act of viewing where you pay hefty amount aNd don’t get to view the house properly, in 5 minutes time you got to decide if you want the house, but when we buy clothes or other items we inspect so why not the buyers given a chance to inspect most of the properties in UK have these issues which they try to cover it up but still they never run in loss, Rugby Warwickshire, Dunchurch Village.

Don't give Shipways your phone number

Providing Shipways with your phone number is a mistake. I have never signed up with Shipways to buy or sell a property, yet even now (two years after giving them my number) I receive a couple of phone calls every month. I know that doesn't sound a lot, but it is a nuisance. I block the numbers that call, but they always get new ones to use. They promise to remove me from their system but evidently this doesn't happen. Absolute bloody pain.

Very efficient at what they do

Kelly visited us at home and we were so impressed with her knowledge of the market and how to launch the property at the right time to get maximum viewings. She gave us a good percentage in fees too so we signed up. We had a buyer in two weeks!!

they took my money in august 2025 to take me off the contract for someone else to replace me and yet still to this day i am still on this contract. without any knowledge that i am still on it until old roommate told me today. this is ridiculous. if something had happened at this property i would be liable.

Warning fo not use Shipways

The service I received from shopways was diabolical from getting tenants to evict of tenants. They didn’t make regular visits to the tenants and they didn’t act when tenants repeatedly broke the contract when we finally evicted the tenants the house was a mess, toilet blocked, razor blades in drains walls damaged needing re plaster. brand new carpets ruined extraction fan blocked thick with grease broken kitchen units. Constant flooding of the bathroom and lack of he’s caused mould to travel down walls and paper to peel. Stools used inside the bath caused damage to the bath well beyond general wear and tear. There TDS to regain the cost of repair wasn’t granted to us so all in all we lost all our savings on constant repairs due to negligence on the tenant part and we’ve now had to sell the house shitways are definitely not the people you want to use to rent your house.

My experience with Shipways has been disappointing due to their poor management of my property. Routine checks were either delayed or completely missed, raising concerns about their reliability. Despite repeated follow-ups, they consistently failed to respond to emails promptly, if at all. The lack of communication and accountability has made working with them frustrating and unprofessional.

Hassled relentlessly

I have been renting for 15 years and have had many experiences of letting agents and landlords all of which have been fair or positive. I can honestly say Shipways have been the worst. Firstly they impinge on data privacy by giving my details to their own energy and broadband company who I specifically opted out of on my tenancy application and actually phoned me up twice within the space of 5 minutes after I told them I wanted my details removed from their system and they agreed to do so. Then it all went downhill from there. I have never experienced being hassled so much with home inspections and different requirements for which we have needed to take time off work or cancel plans to be at the property. If we were mistreating the property I could understand but I am a professional person who is meticulous with cleaning. Their management company Sequence is equally as appalling - sending people around who are rude and who don't even complete the work they were sent to do. I honestly feel it impinges on my human right to a peaceful family life. Stay well clear if you value your privacy and annual leave! I will not be staying in the property due to the stress of the relentless requests and visits even though the property is lovely. I'm sure for landlords this is increasing the turnover of tenants - perhaps this is in the estate agents financial interest? I value being treated like a human being and certainly won't use them again for anything. This company don't consider that some day tenants may become home buyers themselves....

After being hounded to see one of there mortgage consultants when we said no to them valueing our house due to have 3 people already and having it on the market, never getting back to us for viewings, numerous calls from different branches for for all the above, to then getting a call asking if I have any properties to rent out and then asking if I had any coming up, honestly this company cannot organise themselves and are clearly the worst of the worst people

Terrible estate agents

Terrible estate agents, they will rip you off on the selling fees. The offered to sell my house at £200,000 then two weeks later said the market had crashed and needed to drop the house by 10%. The housing market must have really gone mental in the two weeks..... anyways. Many..... Many weeks later, I eventually sell for £175,000, however they still charged my the commission based on their initial estimate. To be clear........ the communication was awful and the amount of effort they put in to selling the house was terrible. Don't use these guys, use anyone else!
