GoogleWe have a long history with Petty Son and Prestwich since renting through them in 2009. We have since sold two properties and bought one house through them as well! From the beginning till the end they were nothing but approachable, friendly, professional and efficient, very quick to respond to inquiries and always available - even though we went through the whole process of selling our house from Australia and during a pandemic! Huge thanks to John who found us our perfect family home in 2010, and Janine, Francesca, Elaine, Daniel and Richelle for all their hard work and outstanding service just recently. They really do go above and beyond - checking on our empty house and maintaning it, and scheduling zoom meetings to suit awkward time differences. We would never go anywhere else and highly recommend their personal and professional service.

If you are planning to rent a property and is managed by this agency, avoid, give up, don't do it for your own peace of mind.
When I had an issues with the property, they were always late, never on time, very unprofessional.
They've been holding my deposit for 5 weeks.
If you truly like a property and you really want to go ahead with them make sure you take pictures of every single item from all possible angles, otherwise you will have surprises at the end of your tenancy agreement, they will try to do anything to take your money.
They have decided to hold £480 from my deposit for some made up reasons and cleaning fees.
Today are 6 weeks since I moved out and I am trying to fight back through the Deposit Protection Service scheme the £480 which they are holding unfairly at the moment.
When you see the name Petty Son and Prestwich, RUN AS FAST AS YOU CAN!

We are sorry to hear that you are unhappy with our services regarding the return of your tenancy deposit.
We would like to clarify that your deposit is not being held by us but is secured with the government-approved Deposit Protection Scheme (DPS), as legally required.
This ensures that both landlords and tenants are treated fairly and that any disputes are handled impartially.
Following the end of your tenancy, a deduction was proposed to cover the cost of cleaning, as the property was not returned in a satisfactory condition according to the inventory check-out report. As you disagreed with this deduction, the matter has now been referred to the DPS arbitration process.
At this stage, it is important to understand that we, as the letting agents, do not have the authority to release or withhold funds. The final decision will be made by the DPS adjudicators who will review all submitted evidence from both parties and make an independent judgment based on the facts.
We understand that you may feel the claim is unjust, and we encourage you to submit any supporting documentation or comments directly to the DPS through your account. Their role is to ensure a fair resolution for everyone involved.
Also please bear in mind we always take our landlord’s instructions regarding any tenancy related issues.

GoogleWARNING!!!: FOR ALL HOME OWNERS!!! If you are looking for agency to sell your home then would strongly recommend to continue your search instead of choosing Petty Sons. I am not quite sure how they have so many good reviews. Maybe fake?
Regardless, as per our own personal experience they are one of the worst estate agents we have ever dealt with for over 15 years of living in London. We bought our home through them but that's only because we loved the area and the house we wanted to buy. I would particularly call out Elaine for being someone who is extremely patronising, pressuring and almost bullying in the whole process. As perspective buyers we were given threats of the owner wishing to pull out from the process but when we started communicating directly to the owners we found them the nicest individuals who understood our situation. My girlfriend received several upsetting phone calls when she was at work. If we didn't like the property so much then we would have pulled out to avoid dealing with such agency.
Wanstead is a great location so most of the properties will sell themselves as long as the price is right. You would be better off selling it yourself online instead of relying on Petty Sons.

Long overdue review on our terrible experience letting our house with Pettyson & Prestwich whilst abroad in Australia last year. Our tenants and in turn, the agents turned out to be very problematic. The tenants consistently paid rent late which Pettyson seemed to not care about and did little to help. The tenants also caused damage and many changes to our house including putting a hole in the bath, breaking the bathroom tap, demanding the kitchen flooring be replaced, painting our bedrooms without permission, the list goes on and unfortunately the agents did nothing to help us. In fact they exasperated the situation, making it so stressful that we decided to move back from Australia. We feel the agent took advantage of our distance and will never be renting our home out again thanks to this experience. John Wagstaff is also very unprofessional and included us on an email by accident where he made fun out of us (we had told them that because the tenants paid their rent late our bank account was going to go overdrawn, hardly an amusing matter.) Bottom line, they may be fine for sales however do not trust this agent with letting your property whilst abroad!

Dear Sophie,We are sorry to have received such a negative review from you and would like to respond to the points you raised as we pride ourselves and are renowned for our customer service as all the other reviews will confirm. Testament to this is the many hours that as a company we dedicated to your file over the course of the tenancy. There were complicated and often time consuming maintenance issues that were dealt with in an efficient and thorough manner throughout the tenancy. At the end of the tenancy we were able to assist in your successful substantial claim to recover the costs for damages from the tenants' deposit. You mention the tenants consistently paid the rent late, our records show that during the eight months of the tenancy the rent was paid late twice and was rectified within days. We updated you regularly and kept you informed of the tenants reasons for this. Four months were actually paid early and the other two on time. Our records also show that we received an email from yourselves informing us that there was an unavoidable reason why you needed to return to the UK. Therefore we were very surprised by your statement that we were the reason for your premature return. As the tenancy ended in April 2016 we hope that the last 15 months back in the property have been a happy time for you!
