GoogleThe event dates back a few years when Imran from Everest estate agent was commissioned to find a tenant for a 2 bed property in the Ilford/Dagenham area. We had agreed he’d charge me a fixed fee of £500 for finding a tenant. Within a matter of days a suitable tenant was found and I was impressed by how quickly he was able to find the tenant, undertake the necessary checks and balance and have an AST contract ready for me to sign.
I had agreed to visit his shop to meet the new tenant (as I was managing it myself), sign the necessary paperwork and his work was done. Everything was fine and I signed the contract and keys were handed to the tenants. Now it was the moment we needed to clear up the finance which to my knowledge was supposed to be a straight forward transaction or was it? The tenant had paid in cash one month’s deposit and one month’s advance rent which came to I believe £2000. Imran handed back £1000 instead of the £1500. Remember he was meant to charge me £500 as per what we agreed. He then said he never agreed £500 and it was always £1000. That was a total lie and I challenged him on all account. He became aggressive and uncomfortable. I knew at that stage there was no point in arguing with him as he appeared to be a seasoned pro and took advantage of a newbie landlord like myself. I left the shop feeling robbed and insulted but it taught me a valuable lesson. Unfortunately, estate agents don’t have a good reputation and this experience only reaffirmed my position.
I have no axe to grind as I’ve moved on from that incident however I’m aware someone else had a similar experience so I wanted to share my experience with users out there. Judging by the responses to some of the other less than favourable reviews, I can only assume he will make some kind of excuse to discredit the review.
I’m now a portfolio landlord and manage my own properties thanks to Imran! My message to landlords is that with the technology at your disposal and various portals at hand there’s no reason why you shouldn’t be managing your own properties and not relying on someone else. If you do decide to use a estate agent make sure you do your due diligence and whatever agreement is made have it in writing.

Thanks for sharing your side of the story, but I am very sorry I cannot recall any of this situation, regarding the fees of renting the property. But you must understand I have been doing this business for past 15 Years and I have been in a lot of this kind of situations.
We used to charge 2 weeks rent from landlord and 2 weeks rent from the tenants before the Tenant fee ban came into force. so, I am very sorry, if you feel this way, I can only apologise for my bad nature toward you on that day of work, it could have been for any reason, were I might have felt like I was conned by you or likewise you mention. I can only apologise again.
Now my question to you is; if you were not happy with the service or the fees, you could have terminated the contract there and then. Taken your keys and rent the property through another agent. We did not force those tenants on you, you accepted those tenants and if you accepted them, then you should have been happy to pay little extra for the service we provided.
Also, a question for you to think about, “Everest charged me little extra, but those tenants kept the property in good condition and paid me rent on time and stayed there for 2 or 3 or 4 years, “did we charge a renewal fee? No, we didn’t as we don’t change a renewal fee on lets only service but there are other agents out there who will charge you a fee every year for same tenants.
But it’s good to hear you have a property portfolio of your own and now you know how tough it can be for the agents and likewise landlords to manage certain aspect of the Letting a Property, the costs that are involved the staff salaries, office rent and let alone the cost of advertising on the property portals. Yet we agents always get a bad name for charging little extra or being rude for whatever reason, it might not be our fault in first place.
