I was selling a retirement lease hold property on behalf of a family member. Walmsley are very knowledgeable about these types of properties having sold them before and guided me with in-depth knowledge and professional practical advice. Kept me up to date with viewings, with regular feedback. Although the whole process was arduously longer than it needed to be, (the buyers slow Solicitor). Paula was amazing at keeping me informed, either calling me or emailing. She was patient and kind, with added humour which helped keep my spirts up when I was feeling at my most defeated. She is a super star! I would highly recommend Walmsley in Caversham to anyone thinking of selling or buying. The whole team are all nice and polite and responsive.

I had a great experience with Walmsley. Very impressed by the team responsiveness and proactiveness throughout the entire process. Even though the apartment I was initially interested in wasn't available for my preferred dates, they immediately offered me several other great options. Selling your home is stressful enough, but selling my late mothers home overwhelmed me, I didn't know where to start. When I met Simon he gave me advice on how to prepare the house for market as executor, & not the owner. Simon, Craig, Francesca & Paula kept me updated through the whole process. They were friendly & professional throughout & it sold a lot quicker than I thought it would. I would definitely recommend. An amazing team who care. Following on from this sale, I had to sell 2 more properties from my Mothers Estate. They were complex, as they had been Rental properties & I had limited knowledge about them. Again I was guided every step of the way. When I felt stressed Paula always managed to calm things down with her calm, friendly professional manner. An amazing team.

Me and my boyfriend moved into a place in Caversham just under a week ago and I can honestly say the service was amazing from start to finish! I've dealt with several estate agents in Reading in recent years, and this has been by far the best experience. Everything from viewing the property, to arranging references and checking in was done efficiently. Everyone I have dealt with has been helpful and really friendly - even the wording in the tenancy agreement made me feel valued as a tenant. Walmsley managed to sell my flat for more than the asking price in just over 3x weeks of it going on the market. They charged a fixed rate which was lower than the other big estate agents in Reading and were friendly and professional during the whole process. Craig came to the flat twice in person to run through their services and the process with us, and was the one who negotiated the sale and got us such a fantastic offer. Paula was instrumental in helping us have an offer accepted on the house we ended up buying by speaking with our seller's estate agent and re-assuring him of our due diligence and how secure our buyer was. Their efforts helped us in having a massive increase to our QoL, going from a 1x bedroom flat next to a busy road, to a 3x bedroom house in the country, with money to spare allowing us to furnish/decorate it upon moving in. We will definitely be recommending them to our friends and family in the future.

Earlier this year Walmsley both sold our house and the house we bought. We had an incredibly good experience with them in both instances. The people at Walmsley were fantastic at every stage: showing us houses, getting ours on the market, and during the buying/selling process. We couldn't be home when the photos of our house were being taken but Craig met the photographer and handled everything for us, including moving some incredibly heavy boxes to get a good photo of our spare room - something we did not expect him to do! Paula was absolutely fabulous once offers had been accepted and we were going through the buying/selling process. Like every house purchase, there were some bumps in the road, but Simon and Paula kept us well informed and we managed to navigate through. Now we are in the house of our dreams where we get to raise our toddler!

Had a brilliant experience selling my house with Walmsley. In fact this is the third house Simon, Craig and the team have sold for me in 25 years. Selling a house is never stress-free but the Walmsley team somehow absorb much of it! I made a mistake initially by engaging a different Caversham estate agency to sell my house - I was seduced by the number of their boards in Caversham Heights and the suggested selling price (far too high I realise now). In the end, switching to sound advice and realistic pricing from the Walmsley team got me the result I wanted. In fact, from accepting an offer in mid Jan 2024, I moved into my new home just 11 weeks later. Special mention to Paula Abbott at Walmsley who progressed the sale process firmly, calmly and with lots of reassurance. Thanks guys!!

Our experience with Walmsley was nothing short of frustrating and costly. Walmsley were the estate agents for the house we were buying. Late in the process, we needed speedy confirmation from our sellers on an exchange and completion date so we asked Walmsley to check with the sellers directly rather than waiting for it to filter through solicitors. They told us that they’d checked and the date we proposed was fine - a relief, or so we thought. We told our solicitors that our estate agents had checked and said it was all fine. Turns out that they never actually checked with the sellers even though they said they did. This meant that our sellers didn’t have enough notice to agree to the original date. We had to scramble to try to agree a delay with our buyer but despite our best attempts, ultimately could only delay exchange and not completion, resulting in us having to break the chain. After the transaction completed we did speak to the seller and they told us that they were never informed of the original date by Walmsley. When we raised this with Walmsley, we were told that it was because the staff member we spoke to was new (she’d been working there for months at this point), and still needed to learn what to do. We were not moved by this given the amount of money at stake. After this, they basically said that it was our problem, they take no responsibility. They claim that they told us clearly at the time that they didn’t, and wouldn’t normally, speak to the seller about potential dates. This is absolutely not what they originally told us when they confirmed that the seller had agreed to the date, and frankly makes no sense anyway - if we had wanted to talk to the seller’s solicitors then our solicitor could easily have done that. The whole point of estate agents is to try to facilitate the sale, and given they have a direct line of communication with the seller, it would have made sense for them to help us discuss a date with the seller quickly when time was of the essence. If they had been clear that they hadn’t actually spoken to the seller, we wouldn’t have made arrangements which ended up incurring us significant unnecessary costs. Walmsley’s mishandling of this situation shows fundamental lack of professionalism. If staff had been properly trained, this entire issue could have been avoided. We have no choice but to go to the ombudsman to try to recover costs. We cannot recommend them to anyone seeking competent and effective estate agents.

5* for Walmsley sales and lettings agency after both renting and buying!! We rented through Walmsley a 3-bed in caversham. Everything from start to finish was smooth and efficient, we couldn’t fault them at all. The communication was excellent and any issues we had with the rental were quickly resolved. We received our deposit back with no issues. The team were always kind and helpful and always made you feel like a priority. Thank you especially to Bethany & Sian! We have also just purchased a house through Walmsley, and again couldn’t have been happier. We would be regularly updated with properties that matched our requirements. During viewings, the estate agents were very knowledgeable about the property and the local area and clearly had lots of experience. They were flexible with arranging viewings (we viewed a lot!!) and kept us up to date with offers. After we had our offer accepted the communication was outstanding, anytime you needed to talk to someone you would be able to. Paula was brilliant and helped push our sale through when we had an issue and I’m so glad we purchased our dream house through Walmsley. I would highly recommended renting and buying with Walmsley, thank you to the whole team we have had an excellent experience!
