I was a tenant under this managing…

I was a tenant under this managing agent at Elizabeth Tower in Deansgate. Unfortunately my experience was a very disappointing one. We vacated the apartment over a month ago and our deposit still has not been returned. The whole process has been unnecessarily slow, with poor communication, unanswered calls and delayed responses, meaning we have had to chase repeatedly just to get an update. The proposed deductions were also extremely frustrating. Some related to works that had not actually been carried out, including a cleaning charge despite new tenants having already moved into the property. There were also proposed charges for items left in the apartment, even though we had written confirmation that those items were to be left for the incoming tenants. We were also falsely accused of causing damage. When I pointed this out and provided clear evidence, they simply removed it from their original deduction amount, which makes me question how the deductions were being calculated in the first place and whether anything was properly checked before charges were proposed. On top of that, we helped source the new tenants ourselves, who already lived in the building. This saved the landlord and agent advertising time, marketing costs and avoided a potential void period. Even after going out of our way to do that, we have still been left chasing for updates and feel we have not been treated fairly. The whole deposit process has been stressful, drawn out and poorly handled, and we are still waiting for our money back. Based on my experience, I would not recommend using this managing agent.

Helen went above and beyond to get our sale over the line. She was available at all hours and messaged and rang whenever needed. Helen was in constant contact with both solicitors parties to push the sale through as quickly and seamlessly as possible. I cannot recommend Helen and the team at Charles Louis enough. From the very first conversation through to completion, the service was exceptional. Every member of the team was professional, approachable, and genuinely invested in helping us achieve the best outcome. What really stood out was the family feel throughout the business. Nothing was ever too much trouble, and there was always someone available to offer support, guidance, and reassurance whenever it was needed. Selling a business can be a challenging and emotional process, but Helen and the team made the journey as smooth as possible. Their communication was excellent, their knowledge was invaluable, and their commitment to getting the deal over the line never wavered. Absolutely awful experience with this…

I rented a property through Charles Lewis Homes for three years, and honestly, the whole experience was incredibly stressful from beginning to end. When I first moved into the property, I found rat droppings all over the kitchen. I had just come out of homelessness at the time, so I felt like I had no choice but to stay there despite the condition of the property. Throughout the tenancy, I dealt with multiple leaks in the house. Every time I reported issues, it would take forever for anyone to respond and even longer for the problems to actually be fixed. Communication was poor the entire time I lived there. One of the things that made me feel most uncomfortable was the constant demand for a spare key. There was also a man who I had never met, never spoken to, and never been properly introduced to repeatedly knocking at my door demanding access and asking for a spare key, which made me feel extremely uneasy in my own home. On top of that, I was required to have house inspections every three months for the entire three years I lived there. Every few months, someone would come into my home, walk around every room, and take photographs of all my belongings and the condition of the house. It felt invasive and uncomfortable, especially as I was living alone and often had no idea who these people were. Despite all of this, I looked after the property properly and left the house immaculate when I moved out. Every inspection report throughout my tenancy stated that the property was in excellent condition and that there were no issues. Now that I’ve moved out, they are attempting to take my entire deposit based on complete false lies that completely contradict the inspection reports they themselves carried out every three months for three years. The situation has become so unfair and stressful that I’ve had no choice but to raise a dispute through the DPS. I would strongly advise anyone considering renting through Charles Lewis Homes to keep records, photos, emails, and documents for absolutely everything.

I used Charles Louis for both my sale and purchase. The experience, end-to-end, has been first class. The difference between Charles Louis and others is the people. Throughout, both Zoe and James have been incredibly friendly, personable and helpful. The whole process felt less like a business transaction and more like friends helping each other out. Nothing was ever too much trouble and, in fact, they went above and beyond to help us with a couple of particular requests when they had no obligation to do so. I had reservations about using an agent not local to me for my sale but I need not have. Not the best experience with Charles Louis which is surprising considering the rest of the reviews. We have just recently bought a property through them and was particularly disappointed and shocked by the attitude of Jamie. They falsely advertised our home as a 3 bedroom of which it later became apparent the property was only a 2 bedroom. He tried to claim that he was told by the previous owners, who were apparently his friends, that they bought it as a 3 bedroom so that’s how he advertised. It took me 2 minutes to check on Zoopla the sale history of the house to see it was previously bought as a 2 bedroom. Massive lack of due diligence and professionalism from the get go - where were the checks beforehand?! He tried to claim there’s no difference in value between 2 bedroom properties and 3 bedroom properties. I definitely wasn’t born yesterday. And then it felt like he was playing a massive game with us as first time buyers, with several phone calls trying to get us to settle on the originally agreed price before speaking with the owners/ “his friends” about his mess up. It just felt like he tried to undermine us as first time buyers. We felt lied to through their false advertisement, and then there was never an apology from Jamie - only a “yes we have made an error online” - which in turn has annoyed us as buyers and no doubt caused stress to the previous owners who were missold an accurate price. Long story short, we thought we were buying a full singing full dancing 3 bedroom house through their advertisement to find out last minute it’s a 2 bedroom… and now we need to pay the work to get the property up to where it should be. The house is STUNNING hence why we didn’t want to give it up but from an estate agents point of view I felt very conned and lied to to be honest. It just felt like they tried to pull the wool over our eyes as “naive first time buyers” and the vendors being his friends. Jamie’s defensiveness and general attitude really did annoy me - it just felt like anything I said wasn’t heard when it was the estate agents mistake in the first place. Helen and Zoe, however, were lovely. Very good communication and very helpful.
