GoogleHome have been managing 2 houses for us in Pudsey since 2018 and they've been fantastic to work with throughout. They've made life easy for us as owners/landlords and immediately informed us of any repairs that need doing or queries from our tenants so we've been able to avoid delay in putting things right. They have a good network of tradespersons to deal with roofs, plumbing, etc and have kept things efficient and cost effective. We've never had a repeat problem - every issue has been sorted, over and done. About a year ago we sold one of the houses through Home as an estate agent and they were again really great to deal with despite a depressed market at that time and some hangover from Covid, they found us buyers and it was all done really well. For us they've been fantastic, really caring and responsible and we really appreciate how they look after us, our tenants and our properties.

Had the place in perfect condition throughout the entire tenancy (mind you, we had 4 different “inspection” visits in 1 year) , handed it back cleaner than it was when we moved in and even paid for a professional end of tenancy clean. A claim can only be made if a discrepancy can be shown between the start and end of tenancy. We only then make a claim if the landlord instructs us to.
Upon viewing the photographic evidence of the property following your tenancy and comparing it to the move in inventory you signed when the tenancy commenced the landlord instructed a cleaning claim to be made.
You chose to contest that cleaning claim via the DPS who provide free adjudication service and protect the tenants money unless the landlords claim is credible.
The DPS did return monies from your deposit to compensate the landlord for cleaning issues following the conclusion of the tenancy.
We as agents did nothing worthy of your 1 start review. We registered your deposit with an agency to protect it, we followed the landlords instructions to make a claim against that deposit for some cleaning issues, we provided factual evidence to the DPS demonstrating that the property was not in "perfect condition" at the end of tenancy.
The DPS have a remit to protect the deposit unless the landlord can provide evidence for a claim. The burden of proof is always upon the landlord. If evidence is unclear then a claim would be rejected.
We as agents receive no financial benefit from a claim they do in fact cost us money. As such we sent you detailed move out instructions specifically mentioning cleaning the majority of the areas you then lost monies for not cleaning. We always hope that properties are returned inline with the move in inventory so no claim or administration has to be carried out relating to it.

GoogleThis has been the worst end-of-tenancy experience I’ve ever had in the UK (and this is already my third property here). After going through the DPS decision, it’s even clearer that the way this agency handles move-outs practically sets tenants up to fail. It’s a trap, and here’s why.
The entire dispute came down to “cleanliness.” I absolutely accept my responsibility to return a property in the same condition I received it. But the agency still imposed a “professional cleaning” charge on me, even though I cleaned the place thoroughly. This is where the trap begins: cleanliness is completely subjective, and this agency uses that subjectivity to their advantage.
The real issue is the inventory.
When I moved in, the inventory I was asked to sign was bare-bones and had zero photos, just vague wording. This is explicitly confirmed in the adjudication: the check-in report had no photographs. Without photo evidence, tenants have no objective baseline to protect themselves.
But when I moved out, suddenly the agency produced a detailed photo checklist of every corner of the flat. The adjudicator even relied on these checkout photos as evidence.
So basically:
Move-in: no photos.
Move-out: lots of photos.
Outcome: tenant loses.
That’s the trap.
Their own argument, and what the adjudicator accepted, was that because the inventory document says the flat was “professionally cleaned unless otherwise stated,” I had effectively acknowledged a professional clean at the start. But that’s just a clause printed on a piece of paper, not evidence. The decision literally says I signed the inventory “accepting that the property has been cleaned to a professional standard” even though the document had no photos to prove it.
The flat I moved into was not professionally cleaned to the standard they demanded on checkout. Not even close. But with no photos from day one, there’s nothing a tenant can do to challenge their narrative. That’s the loophole. That’s the system they rely on.
Yes, I should have documented everything myself, but tenants shouldn’t have to assume a letting agent will act unfairly. Sadly, with this agency, that assumption would have been correct.
Good luck to the next renter, you’ll need it. And when you see their reviews, notice the pattern: landlords leave the 5-star ratings; tenants leave the 1-stars. That tells you everything you need to know.

Dear Mr Yung,
We are sorry that you are upset with the outcome of the adjudication by the independent third party who considered the claim the landlord made against your deposit. As you have eluded to in your review the DPS, despite the burden of proof being upon the landlord, to every claim made against your deposit. This demonstrates that the independent adjudicator who has been given a mandate to only allow reasonable claims against a tenants deposit did not find your submissions credible.
You have claimed that the evidence against you is a trap. This is simply not the case. You signed documentation confirming that the property had been professionally cleaned prior to your tenancy commencing. You were given the opportunity to visit the property to check the inventory and raise any concerns you had with its accuracy. You didn’t raise any issues with the cleanliness of the property. You have questioned why there were no photos at the start of the tenancy however it is not possible to know what areas of a property a tenant may not clean when they vacate before the tenancy commences. In order for a photograph of a particular area to show dirty marks or dust it has to be a close up shot. The photographs required of the skirting boards alone would be in the hundreds and as such it is simply not practicable to photograph every conceivable 15cm area of a property.
Your claim that the statement “the property is cleaned to a professional standard unless otherwise stated” isn’t evidence is correct but it becomes conclusive evidence when the tenant raises no issues with its accuracy and provides a dated signature directly beneath it.
The property had been cleaned by a professional prior to your tenancy commencing. The inventory clerk confirmed this condition on their report which you then signed and raised no issues as to its accuracy. The inventory clerk confirmed when you vacated that multiple areas were no longer clean and provided photographic evidence of such. A third party assessed the evidence and found that any reasonable person would consider the property to now be dirty.
Our position as an agent deems that when the landlord of a property instructs a claim to be made against a deposit for a legitimate concern then we must do so. The DPS who protect the deposit have a mandate to protect the tenant’s deposit until substantial evidence can be provided proving that the monies are owed to the landlord. Yes tenants are often upset when they lose some money from their deposit and as such often lash out by leaving a negative review on google but we would not be properly carrying out our role if we failed to make the claims the landlords instruct on their behalf.

Dear Nathan,
You failed to turn up or cancel to an appointment made on the day for a property in Farsley. You then claimed that your wife had called to cancel the appointment but when we offered to check with our IT providers for the number in the call log you chose not to provide it.
You were then refused a booking for another property in Pudsey and claimed at that point that you knew the landlord and so would bypass us.
You then called back and demanded to speak to a manager. During that call you admitted that you had lied about knowing the landlord. You were told that an application had been received for the property which was being considered but if the landlord didn't accept it that we would get you in that Friday. This seemed to make you very aggravated as you continually demanded that we let you have the property despite not having viewed it and became so aggressive on the phone with our manager she had to terminate the call.
We were not aware that you or your children had any special needs or disabilities as this was never an issue or discussed with us.
Response to reviewers response 19/02/25. Nothing we have stated is a lie. You attempted to make the claim to that you knew the owner of the property to three different members of staff. The fact that you have repeatedly fabricated a false narrative only further justifies the decision of the landlord to proceed with another tenant.

Then returned deposit in full when their dishonestly was brought to light with hard evidence. Borderline illegal trying to pin issues on us that were documented before the house was let to us. They didn’t even try to put it through the DPS after this came to light as they knew they would get to keep nothing, which speaks volumes. HomeBuyers do not make the decision as to what is claimed from a deposit following completion of a final inspection your landlord does. Homebuyers also do not make the decision to stop a claim your landlord does. Homebuyers simply do not have the authority to ignore a landlords instructions regarding what to claim or not to claim from a deposit. Any monies received from a deposit directly compensate your landlord so there is no incentive for HomeBuyers to make any claim they have not been instructed to make.

GoogleI would have given this agency a high score for providing a fair service throughout the tenancy. However, the way they chose to handle the end of tenancy was very disappointing. A ridiculous inspection to attempt to claim nearly half the deposit for a clean and well kept property. An DPS adjudicator eventually got me more of the deposit back. Tenants should gather as much evidence as possible - once you finish your payments they will shamelessly try anything to leech more out of you to appease the landlords.

Your 1 star review seem to be focusing on the fact that your landlord instructed a claim to be made from your deposit at the end of tenancy for various issues. We do not make the decision whether or not to make a claim from your deposit this is always the landlords prerogative.
We do always lodge all deposits with the deposit protection service so all tenants have to the option to contest any claim made against them by a landlord which you did indeed choose to do. The landlord did win the majority of the claim they made via the independent adjudicator.
We hope on balance you will realise your issue is not with Home MM but with a third party's decision to claim against you and revise your review score.
