GoogleI faced problems at every step of the way as my agent went on a vacation on the week I was supposed to move into my new place. My agent didn't even inform me about her vacation which led to a lot of miscommunication, further, she didn't even inform her colleagues about my case which ultimately forced me to stay in a hotel for a week before I could get my keys. Furthermore, at the time of leaving the place, I was charged £90 for the alleged cleaning of the kitchen hob, oven, and bathtub boundary for which I never got a bill but had to pay as I wanted my deposit back (which anyway took 2 weeks).NegativeResponsiveness, Professionalism
Good afternoon to you Harshit, Firstly, may I thank you for your comments. As a business in the service sector we always try our best to achieve the highest grade of service, attention to detail, professionalism and client satisfaction. You can see this by the wonderful warm accolades and comments that customers have put on Google Reviews with 5 Star Ratings. Our Senior Lettings Negotiator Dayna Green dealt with your application for tenancy. Dayna was on a weeks annual leave in the last week of August. This was the same period of time that your referencing process was being dealt with by the referencing company 'Vouch'. You may recall that your Guarantor only completed their application on the 25th August which delayed the process slightly for you. You were informed by my office that an Electrician had to attend the apartment to ensure that the EICR - Electrical Safety Installation was Satisfactory for your safety. On the 01st September Dayna contacted you to advise that all your references had been checked and approved for you to take up tenancy at the property. You advised her that you would be available on Thursday 03rd September 2020 to sign the AST Agreement and collect the keys. When you signed the AST Agreement for your tenancy you also received an Inventory on the condition of the property. You received the apartment in a good clean condition and therefore, we expect is to receive it back in the same condition. At the Check Out it was pointed out to you that the property was not in a clean state and you were advised of the cost to have it cleaned, which was agreed on an email to my office. Its up to either party to initiate the refund of deposit from the DPS - (Deposit Protection Service) therefore if you had contacted the DPS they would have sent you your deposit money back quicker. If there is anything further that you wish to discuss, then please email me at prestwich@martinco.com It was a pleasure to have you as Tenants and hope you are still enjoying living in Manchester. GoogleThis is my first time using Martin & Co (Prestwich) as letting agents and it certainly won't be my last. From the day I moved in everything was sorted out for me in terms of bills etc. I even received a call advising me as to the best deals available. In addition to this any problems with the flat are rectified immediately. When I contacted Martin & Co to report my boiler broke down I received a callback within a few minutes from Shelley Harris who arranged a contractor visit. In the meantime Shelley actually came round to my property to inspect the boiler to see if she could figure out what was wrong. I felt reassured following Shelley's visit that Martin & Co were dealing with this as a priority. The contractor that came round fixed the problem in one visit. I can only guess that some of these views are written by competitors of this agency or disgruntled tenants. I have dealt with this agency for over 3 years and had nothing but a straightforward professional approach. I am a landlord whom has never had a bad tenant via them and they deal with all my maintenance issues. Indeed, I find their staff friendly and approachable. They dealt with difficult tenants on my behalf and just because a tenant cannot get their own way (i.e. Breaking the contract early) doesn`t give them a right be annoyed/aggressive. I would recommend them without hesitation.

Dear Madhivanan, I am surprised with the comments you have made about our service, as the process for renting the house that you viewed was explained to you on an email from our Senior Lettings Negotiator Dayna, who also told you the process when she met you at the viewing. On checking your file it appears that you failed to complete the Goodlord application forms for your references and therefore Goodlord could not give a final approval to your application to you and your wife. The Landlord accepted an application from another applicant that was approved for tenancy. I appreciate that you missed out on this house but I dont feel Martin & co were at fault here as its upto each applicant to complete the online/digital applicantion forms. Please email us over your bank details and you will receive your money in full from Martin & Co. Just so you are aware, your Deposit was secured in the DPS - Deposit Protection Service - and the DPS were actually waiting for your good self to confirm your details with them before they would release the deposit back to you. This had nothing to do with Martin & Co or any of the staff and that's including the Managing Director who was on annual leave at the time. Wishing you well in the future.
