GoogleUpdate 4th July… queries sent mid June still not responded to. In total this is now day 64 of waiting for Martin & Co to sort out the legal pack & queries. Despite Earl’s response below that they do everything they can over a month ago to make this as easy as possible since initial complaint, here we are still waiting. He also couldn’t be bothered to pick up the phone & return my call which demonstrates the exact disregard they have for their customers at Martin & Co. Avoid this awful organisation at all costs!
Update 1st July… additional queries sent to the legal team, was told they’d be responded to within 2 days. Over ten days later and still waiting. The whole process now has taken an extra two months because of Martin and Co. Avoid at all costs. They really don’t care.
Day 34 surprise surprise 3pm the following day and no pack sent! They are absolutely disgusting! Not even an email or a phone call to apologise. Do not use this company!
Day 33 Martin and Co promised to send the pack by end of business today
Day 32 and still nothing! Please do not use this company. The comments from Earl below to try and reassure are utterly useless. We're now 32 days in waiting for this legal pack and still nothing and paid a ridiculous amount for the privilege of this. Not even an email or a phone call to apologise. Not, 'we'll chase it,' Nothing. And now after I've emailed, AGAIN, are they going to chase. Why weren't they - after 32 days - chasing this already. You can forgive small mistakes, but this is just utter incompetence.
Day 18 and still nothing. I can’t begin to tell you how useless Martin and Co are.
1st May - took over management and told they were hopeful information would be loaded on system that afternoon.
8th May - told just a couple of more things to upload
12th May - told it’s not there responsibility and had been outsourced and had to wait
14th May - 14 days after and still nothing. Write 1 star review in frustration
16th May - MD responded to apologise and promised to get to the bottom of it
16th May - told uploaded but now the information had to ‘sync’ but we’d hear Monday morning
18th May - surprise surprise - NOTHING
19th May - finally hear but now charged £564 for a legal pack which cost me £300 last year and now, I have to wait up to ten days for this as it's outsourced again and out of their hands.
To say Martin and Co disgust me is putting it lightly. They've actually made me feel physcially sick. Avoid them at all costs. There is nothing good about this company.
The stress they have caused me is off the scale. The whole chain knows the stall in this sale is down to Martin & Co. Two and a half months I’ve been waiting for this legal pack to sell my property. I’m literally trapped in a property through their incompetence & the worst is knowing we haven’t even got to the point of them putting the legal pack together yet.

Thank you for your additional feedback. I am very sorry to hear how stressful and frustrating this has been for you, particularly given the importance of the sale progressing smoothly.
I would like to clarify that nothing has been “outsourced” in the sense of Martin & Co passing responsibility elsewhere. Martin & Co and B-hive are working together as joint agents in the management of the site. B-hive supports the administrative and legal pack process as part of that management arrangement, but Martin & Co remains involved and accountable as your managing agent.
Martin & Co and B-hive formally commenced management of the site on 1st May. However, at that point, the site was not yet fully ready on our systems. As part of any new management handover, we first needed to obtain the handover documentation, review and verify the information, and upload the relevant material to our systems before certain services, including LPE1 processing, could proceed. This is not intended as an excuse, but it does explain why information was not immediately available on the first day of management.
I appreciate that, from your perspective, this has felt like an unacceptable delay which accounted for 11 (eleven) working days, particularly where you were expecting the information to be available immediately. We live in a world today that everything is to happen instantly but unfortunatley this is not one of those situations.
Regarding the LPE1 pack, a timeframe of up to 10 working days is a common processing period once the request has been received and the relevant information is available. I understand that this is not the answer you were hoping for, especially given how long you feel you have already been waiting, but it is important that the pack is completed accurately for the sale process.
We also note your concern about the cost. The fee charged can vary depending on the management arrangements and the provider used, so it may not necessarily match the amount paid in a previous year. That said, I understand why the increase is unwelcome and why you have raised it.
We are sorry that this matter has caused you such distress. We are reviewing the timeline and communications around your case so we can understand exactly what has happened and whether anything could have been handled better. Our priority now is to ensure the LPE1 pack progresses as quickly as possible and that you are kept updated.

We are deeply sorry for the frustration and delays you've experienced since we took over management 2 weeks ago on the 01st May. You may not be aware but Martin & co were supposed to start the management of your block on the 01st July which we were fully set up for but a decision by the Block Directors pushed it forward by two months.
We completely understand that a stalled chain is incredibly stressful, and the messages you received from us on the 1st, 8th, and 12th are unacceptable.
We are looking into this as an urgent priority today to find out exactly where the hold-up is and ensure the correct party gets this data uploaded.

GoogleAfter our visa approval, we started making enquiries to different places across Manchester. I can confidently say that Dayna was the best agent we’ve met so far. GoogleIt’s such a shame we have to write this review. What should have been a straight forward sale has turned into a complete nightmare because of the management of our property by Martin & Co.
Whilst they weren’t responsible for the initial delay, they’ve now cause us no end of stress and after 19 days we’re still waiting for a simple response from them to get a legal pack to sell our property. God knows how long it will actually take to get the pack.
The most frustrating part is the appalling lack of accountability and communication from Martin & Co. I advise you to avoid them at all cost. How sad that you have to write a review just to get a response.
Here’s some of the excuses we’ve had:
1st May - will be done this afternoon hopefully
8th May - just a couple of things left
12th May - not actually our responsibility and it’s outsourced
15th May - MD says sorry and we’ll get things sorted
15th May - it’s now done but it has to ‘sync’ over the weekend
18th May - still nothing.
The frustration the whole chain has stalled because of this is off the chart and we still have to wait for them to even start producing the legal pack.
For your own sanity, stress levels and peace of mind, avoid Martin and Co at all costs.

I can understand your sentiments and frustration around trying to Sell your property which apparently has fallen through on at least two previous occassions prior to Martin & Co being appointed the Block Management company.
As you are aware we only received the Directors instruction to commence management on the 01st May 2026.
It has taken HML administration upto the 15th May to load up all the required information.
I am pleased to say that the administration is now complete and our Block Manager at Martin & Co Andrew, was in contact with Mr Lawson with regular updates in reply to Mr Lawson emails.
I can advise you that Andrew informed HML Legal department yesterday by email @ 11.38 to contact your Solicitor regarding the Legal Pack that you require to sell your property.
I wish to also advise you that Andrew has phoned HML Legal Department at 09.45am and they hope to contact your solicitor this morning to advise them of the process to order the Legal Pack.
Once again, our sincere apologies for the time it has taken but I can assure you that Martin & Co have done everything we could possibly do to speed up this transaction for you. The rest of the sale is in the hands of the Solicitors.
I hope it all goes smoothly from here on. If there is anything else you may need then please let us know so we can try and sort it out quickly for you.

I have rented through Martin and Co prestwich for 4 years. I have to have the service from Barbara was exceptional. She dealt with maintenance issues from when I moved in and did the house inspection. She was lovely polite and really cared. She was always quick to reply even if she hadn’t got a response from the landlord. She would always chase up anything and get back to us. She also came and did our final handover of the keys even though it was not her role. Again she was very pleasant and lovely to deal with. Her customer service she goes above and beyond and I can’t thank her enough for making moving out such a nice easy experience especially being in the process of buying and doing up my own house. Barbra is an incredible asset to the Prestwich team and anyone who gets to deal with her will get first class service.
