GoogleThe ramen here is simple but delicious. The broth had just the right balance of flavours, and the noodles were cooked perfectly. It’s not overly fancy, but it’s consistently good, which makes it a reliable option whenever I’m craving something warm and comforting. And the sashimi is great too!

GoogleThis company is absolutely disgusting. We rented for a year and when we entered the property it was a state and stank, hadn't been cleaned and was quite honestly, barely liveable. Towards the end of our tenancy, we asked an agent in person to file a complaint about something, they did not and used it against us when it came to giving our deposit back. When it came to giving the deposit back it took us 5 months to get it back and the emails we sent them of proof we hadnt done what they said were ignored and we were sent the same incoherent, basic response each time. DO NOT RENT/BUY FROM THIS COMPANY!!!!!!!!!!

GoogleStudents avoid like the plague.. be prepared to fight for your deposit. Take pictures of everything in the rental property, Kings are horrifically pedantic and will try to squeeze you for as much of your deposit. Kings did not follow their own contract with regard to deductions and took far too long to respond to any emails. We requested maintenance on the property within a couple of months of moving in, which was ignored repeatedly. For example, we asked for the extractor fan in the bathroom to be fixed, but it was never fixed. Then Kings blamed us for the damp/mould in the bathroom at the end of our tenancy. Honestly, a joke of a company

GoogleStudents say goodbye to your deposit In the three years that we have lived out of student accommodation, Kings Estate Agents are by far the worst company we have ever decided to rent with. They are unprofessional and un responsive, taking weeks at a time to respond to the simplest email, further more when we called to enquire about issues with the property we essentially got told not my monkey not my zoo. We requested maintenance on the property on several occasions which was never fixed and when the contract ended we were blamed for the issues wrong with the property, even Stevie Wonder could see there were issues with the property prior to moving in. STUDENTS! Take photos of everything and we mean literally everything, they will pick up on a tiny spec of dust and dictate you must pay for a full end of tenancy deep clean out of your deposit After 3 months of fighting King's through the deposit protection scheme, we eventually won the majority Kings estate agents do not follow contractual obligations and acted illegally on several occasions, e.g. letting them selves into our home without 24hrs notice, they then begin to be petty and requested viewings 1 minute before the 24 hour mark. Kings estate agents rely on the fact students are broke and would need a full deposit to pay for future deposits and rental payments, by any means do not cave to their deductions... you will win

GooglePlease avoid this estate agents. An Extremely negative experience throughout our tenancy. A lack of replies to emails, extremely long waiting times for any response for any concern. They broke the tenancy agreement on their end, taking far too long to inform us of deductions from our deposit, which did not seem to be justified and seemed extremely unfair. The property was extremely dirty when we moved in, with various bags of rubbish left from the previous tenants. One of these consisted of an old dirty toilet seat left on the dining table. At the end of tenancy we left the property extremely clean, especially compared to when we moved in. After moving out we had to chase our deposit up. This was an extremely stressful experience, which ended with them taking deductions that do not appear to be justified. This company is greedy and will keep as much of your deposit as they can get away with. Please take your own inventory photos before moving into your property and at the end of tenancy or just avoid this company all together!!

GoogleThe most unprofessional estate agents I have ever been with. They never respond to your emails, throughout the year we contacted them to fix issues with our property, sent them emails detailing everything that was wrong and just didnt bother to respond. They would come to the property without informing us and when they did they wouldnt even bother to shut the door when they were showing people around. Kings estate agents is the worst, and by the other reviews I'm not the only one who feels like this. Prepare to fight for your deposit at the end of the tenancy because they bring up an inventory reviewed many years prior and try to pin the issues of the property on you and most likely get away with it when the tennants are not experienced dealing with these type of scammers

GoogleWe personally have not had a great experience. Staff seem to not really be sure about a lot going on, including past emails, laws, when things are happening etc. They are super friendly and lovely, just this company seems to need more training or more staff. There's long waits for replying on emails, when I phone I'm being told to wait for replies so they have a paper trail, the replies don't actually answer the emails and are filled with errors

GoogleReally lovely intimate sushi restaurant with a good selection. Particularly liked the decor with the table partition curtains and lights. The service was brilliant; every waitress was so polite, friendly and helpful. The food itself was good but not excellent though very reasonably priced so I would return.

GoogleReally impressed with Sakura, the prices gave gone up a bit from my last visit; but more importantly, the food was superb. The sashimi just melted in my mouth, perfect. A table of 8 all enjoyed the food Worth a visit if you want good Asian food

GoogleVery stressful living with Kings Estates. For a long period we started having viewings every single week, 5 months before our tenancy contract ended. At the start they didn't even give 24 hours notice. When I called to complain about that, the man on the phone told me that they would come exactly 24 hours from the time of that call, even though they hadn't had a viewing booked at that time, just out of spite I guess. On two of these occasions we also had viewings without any notice given at all. After that, one time I called back to tell them that I wouldn't be able to accept a certain viewing in the morning, as I was working on an assignment and I couldn't be interrupted, and the woman tried forcing me to accept it, just because they gave 24 hours notice that time.

GoogleI'm sure these must be fake reviews. They never invite you to the inventory before or after moving in. Emailed them with issues they missed out on their inventory like hole in walls and they said not to worry as it wouldn't affect my deposit. Never missed rent and around three years later when I hand in my notice, they try to deduct money from my depost for the same holes I was told not to worry about. I had to prove it as I luckily saved the emails. So they came back to me and pivoted their angle and now charging me for other things that were pre existing. Sent me photos of the property with no dates and not resembling anything near what the property looked like when I moved in. Currently waiting for the results of the dispute with the deposit scheme. Scammers beware renters!

GooglePortions are rather large, loved the chicken sushi and spicy beef ramen! Prices are very fair, staff were lovely and gave free ice cream on your birthday. The vibe is very cute and cosy. Well be back ☺️

GoogleI viewed couples of houses with Bipen- he was incredibly informative as well as honest about the houses and their assets. I often find some agents don’t share important facts that may not help them make a sale but finally!! After months and months of searching, Bipen has helped me find my ideal home. GoogleWould never use this shower again. Repeatedly told them about dark mould problem on their inspections and nothing was done and they never mentioned it again. However, when it was time to get deposit back I was hit with extortionate costs for decorating etc caused by the mould. When chasing up what was left of the deposit I was fobbed off and lied to and emails ignored. Eventually got partial deposit back as I think they got fed up of me chasing it.
