GoogleIn the minefield of a house move and all the unfamiliar rigours and regulations and uncertainty of all aspects of it, for me, a mere pipefitter, and utterly out of my comfort zone of this sector, I decided to pick Bob Gutteridge's in Wolstanton, as they were local and I'd seen their boards outside of many houses.
I held a view that all estate agents were essentially " in it for themselves", at their core, and hoped I'd just picked a reasonable one.
Well, I was wrong. Not only were Steve, and all the team their exceptionally reasonable, he and they were truly excellent, and to my surprise, not " in it for themselves" , they were there for me. I was their customer, and they absolutely had " my" best interests at heart. From the advertisement right through to the bidding, negotiation with idiotic surveyors, and through to the completion. They were utterly magnificent. Argued for me, when surveyors instructed by my buyers, were being completely ridiculous and " trying it on". Steve and the team fought for me and my house, I was really massively pleasantly surprised at the work they put in. It wasn't just the advert, they held my hand throughout the entire experience, with regular updates, advice, liaising with my solicitor, and the buyers side too.
They were fantastic, they really were
If you're looking around for an estate agent yourself to sell your property, and maybe like I " was", a bit sceptical about them all..... Then let me just say, these guys at Gutteridge's DO care, they EARN their money, they really do and I cannot speak highly enough of them. AND.. Will absolutely definitely use them in the future, in a future move.

GoogleSteve seemed very quick to communicate when pushing for completion, sometimes quite rude and kurt. Everything was pushed and rushed when there were issues that had been ignored. Once we had exchanged we didn't hear a single thing, left messages and still haven't heard anything back. No matter how many times we contacted to speak to Steve to arrange electrical work (which he said would be easy to get done), being told many times that "I'll send him an email" and we have heard nothing. Dears Mrs Perry,
Thank you for leaving a review. In response I can confirm that I did indeed communicate with your family in relation to the matter, as the agent it is our job to progress the sale and as we have already discussed, this sale was not completed in a timely manner due to various delays caused by your solicitor, which were not issues over looked by us, but enquiries that should of been dealt with months in advance. The sale was agreed on 8th September 2020 and took 8 months to complete which took place on 19th April 2021, on a vacant possession with no chain, which is totally unacceptable. With relation to the electrical works, as you will be aware prior to completion all relevant paperwork was sent over to your solicitor with the contact details for the electrician who attended the property and quoted for the remedial works and therefore should be a simple matter of contacting him to arrange for the works to be conducted.
Obviously if I appeared at times to be rude and curt, I apologise for this and certainly never intended to do so. Hopefully you can understand from the above that due to the delays in this sale, it caused my clients added stress and financial pressures, which could of been avoided and as such as the agent is my job to progress this matter through to financial completion.

Dear Mr Smith,
Thank you for your feedback, however I have conducted my own investigation into this matter and feel that a few things need to be cleared up from your review. Firstly, I can confirm that no offer is accepted until we have conducted our due diligence as to the purchasers buying position, which includes proof of funding, mortgage decision in principle and of course anti-money laundering checks which are mandatory for estate agents. Further to this I can confirm that at 10:41 am this morning the member of my team you were in contact with did indeed send the e-mail as to which I have seen and prepared add to this review as confirmation for the public. Included within this e-mail it again states that we cannot mark the property under offer until the due diligence and evidence of buying position has been confirmed.
I can confirm that on the same day another offer came forward for the property and as such is a legal requirement for us to inform our clients of this. At this point the client confirmed that they would be happy to proceed with the other offer instead of yours. From discussion with my member of staff, at no point did they ask if you would like to "beat the offer" and merely asked if you were able to increase your offer. As the agent we are not able to accept anyone's offer and this falls in the hands of the vendors of the property to make the decision. Unfortunately, on this occasion my clients decided to proceed with someone else, which they are entitled to do so and confirmed that they (The Client's) did not want to get into a bidding war.
I understand that this is frustrating, and my clients decided not to proceed with your offer, however I do believe based on the information provided and recorded on our system that your review is somewhat misleading as to the actual circumstances as to why your offer was not agreed subject to contract.

GoogleWould strongly advise not to use this company.
In short, they are unhelpful and exceptionally slow.
One month ago, we passed on our details and our tenants agreed access to our property. After three weeks of no contact and the old tenants about to move, I emailed to chase up.
I was then told, they had decided to wait until the tenants had left as when they attended to take photos there were boxes everywhere.
After checking with the tenant, there were a few boxes which could have easily been moved for photos to be taken.
It was very kind of Steve to take his time and agreed (amongst himself) to wait a month to even consider doing his job and advertising the property. Of course, it is us that has to cover expenses and the mortgage whilst he has done nothing.
We also had to deal with a rude staff member who couldn’t be less helpful if she tried, and another turning up an hour late to an appointment with no apology.
To make it even worse, after 3 weeks of waiting, and the tenants moving out. We thought Bob Gutteridge would be keen to get in and get pictures taken for advertising. We even made sure we were around for the week to allow them access and to make the property as clean as possible.
After turning up late, a staff member said she couldn’t take photos (no idea why), only Steve could do this. When asked when he could attend we were told it wouldn’t be this week as he was fully booked - despite knowing tenants would be out by then.
So after a month of wasted time and money, we advertised with a different and competent company.
Letting out property can be stressful, please avoid this poorly run company and go with someone else.
