GoogleI approached Smeaton to sell my property. Firstly, my original estimate valuation was at £150k which was great so I started the process. I was then called to say the house was worth £30k lower than the original valuation. Came as a big shock but finally came to an agreement to meet half way (approx £130k) and the house sold in a day (Still think the original valuation was more correct)
Then the problems happen, one to highlight; the solicitor is roughly a 0.2 miles down the road from Seaton, It took the agent 3 weeks to post the memorandum of sale? I was contacted by the agent daily as he had really lost control and the solicitors were also confused. (Even blaming the solicitors for loosing the memorandum.
With no chain and a first time buyer the process should have been extremely straight forward. IT TOOK 6 MONTHS!!!!
From the comments, Smeaton might be good at rental properties but I would never go through the stress and have to take time off work to do a job that I thought Smeaton homes could do again.
Kristabell really was the only one to actually helped in any sort of way.

Dear Mr White,
I have looked into the issues mentioned and I can see that it was not actually a local solicitor that had been used for the purchaser it had been an online one, There was actually 1 week for the solicitor to receive the Memo as the purchaser had tried to decide which solicitor to use, we had been advised that the solicitor had not been picked up or received, we always e mail and post any memo of sale out.
The sale had been agreed 8th August and completed 30th October.
Valuation is always verified by a surveyor.
I can see your property came through Net an agent also.

GoogleGiving 1 star is being generous as I had a very unpleasant experience with smeaton homes. I was treated like I was worthless by a lady from the sales department, Sam? Sarah? Sue? Would not recommend to anyone . Lied through their teeth and I was left very distraught. I have since been to another estate agents that were more than welcoming and bent over backwards to assist in any way they could. We will never be returning to smeaton homes and have encouraged friends not to waste their time with them too.

On the day of viewing the letting agent was late and so the current tenants let us in to view. They told us it was completely unfurnished, even with emailing the agents to confirm this they did not respond until 2 day before we moved in and then they still didn't know.
They do not give 24 hours notice to visit property for maintenance. Paid my deposit nearly 2 months ago and still awaiting TDS confirmation and reference numbers yet alone receiving a copy of the inventory.
Very unreliable and untrustworthy as if moving isn't stressful enough being made to feel like them taking hundreds of our pounds in fees to move into a property is an inconvenience to them is going to be detramenting to the company.
