We have recently completed the sale of our apartment in Plymouth and could think of no other better company to use than Lang Town & Country. I cannot speak highly enough of their professional team, their help and advice. They handled all of the viewings and gave prompt feedback so that we knew if the viewers were interested. Once the sale was secured we were contacted by Darcie from Sales progression who worked tirelessly to keep us updated and answered all of our questions. I don't think I've ever been as well informed about the sale of a property. Special mention to Phil who actually sold us the apartment 5 years earlier and who we trusted implicitly. I highly recommend using Lang Town & Country for buying or selling.

Christine Ingram is a fantastic professional and she is a credit to both Lang Town and Country as a company and also to the profession of letting agency in general. She's incredibly knowledgeable, intelligent and caring as a person, and if I were to be letting out a property myself in the future, she is exactly the type of person that I would want representing my property. My experience with Lang Town & Country has been both stressful & traumatic. Considering I entered into a tenancy contract which had been advertised as a long term let, only to be told 4 months in that the Landlord was selling the property. I was given 8 weeks to move out. Understandably this is out of Langtown & Country's hands. However, they chose to make the end-of-tenancy process extremely difficult. I spent an entire weekend cleaning the property only to be told a few weeks later that they intended on deducting £390 from my deposit for various different things. I contested the charges & they agreed these were unfair (Interesting that they would have happily deducted even more money had I not disputed this). However, they still attempted to deduct £180 on a cleaning fee with the main point of contention being "dust". After many emails back & forth, I concluded that we would not find a solution and I took my dispute to the Tenancy Deposit Scheme and won the case. Below is a direct quote from the impartial TDS officer. "A landlord is not entitled to betterment and must allow for fair wear and tear, although the latter does not apply to cleaning. The check-out report has been completed on the 3 June 2024; The information that I have been provided with states that the tenancy ended on the 9 May 2024. As the check-out report was completed almost a month after the tenancy ended and the invoice forwarded shows a clean done a few weeks after that, I no longer find them to be a reliable report of the standard of cleanliness of the property at the end of the tenancy. Based on the evidence, I am unable to make an award to the landlord." Be cautious if you decide to rent through Lang Town & Country. In a rental market where honest tenants, who pay their rent on time, are already burdened with high costs, it’s expected that letting agents provide fair service and support. Unfortunately, this was not my experience. Lang Town & Country attempted to unfairly charge additional fees, even after asking me to leave just four months into what was marketed as a long-term let. Instead of offering protection and transparency, they seemed more focused on extracting as much money as possible.

We’ve just purchased our first property through Langtown & Country and from the first viewing we were very happy. The team are professional and friendly at all times and communication was excellent throughout our process. Towards the end of our purchase there were some unexpected hiccups which Gemma tried her absolute best to get sorted and complete before our deadline - which we did! This was my first ever experience with a sale of house, and all rather daunting but the whole experience has been so straightforward. Gemma was my negotiator, very calm approach and reassuring and knowledgeable, when ever I had to ask for assistance nothing was too much trouble. Gemma and Abigail kept me in the picture at all times and Gemma guided me through the tricky processes of a house sale, a few issues arrose but quickly delt with as a result a completion in 3 months. If you have any doughts using Lang Town & Country then don't, ok there not a big outlet but they make up for it by using a major platform in selling your property and pack a punch just as much as the big corporate agents do but with a more personal touch I feel. I have used LANG TOWN & COUNTRY as the management company of both my rental properties in Plymouth since 2016, and I can safely say that they have exceeded all my expectations. I trust them completely and I would not change to another company even if the conditions were cheaper. Claire is the most professional property manager you could ever find. She knows the Plymouth market very well, and has an instinct for finding the right responsible tenants, and getting all the paperwork done with the least possible delay. Becky, Christine & Nicky are all very efficient in maintaining the property and solving issues as soon as they happen. Landlords have access to a very comprehensive database of all tenant and maintenance history, certificates and service updates as they come up. Really optimum personalised service, always friendly and willing to work hard for both tenant and landlord. I cannot fault them.

A massive thank you to Tracey, Andy and Becky at Lang Town and Country (Mannamead)!! The three of them were very professional, approachable and understanding from the beginning till the completion of our purchase. The process hasn’t been easy but a lot of reassurance and support were provided to us at all time. Communication from Becky (sales progress) has been excellent over the last 4 months. A follow up email to track the sales was sent at least every other day to our solicitor and us to ensure that the sales are on the right track to be completed. We happened to have to leave the country for three weeks over the period of sales and Becky always had that in mind when she had to email us (by saying she understands that we are not in the country etc - small things matter!!) and kept us posted with the sales throughout the time. The same goes to Andy and Tracey who have shown us a lot of kindness and reassurance from the very beginning, which meant the world to us as first time buyers. We had to made several visits (including late evenings) to the property to ensure that the property is what we want and both of them have always accommodated our schedule and gave us enough time and space to view the place. Before the completion, Andy even removed a piece of unwanted furniture from the property personally and took it to the skip for us! Overall, an extremely pleasant experience with Langtown. Highly recommended.

I would highly recommend Langtown and Co for anybody looking for a good agency to rent through. At the beginning and throughout the tenancy they have been very helpful, easily contactable and quick to reply to any queries/questions. Some advice I have for people renting, in order to have the most positive experience is communication with the agency, so that whatever issues there may be, they can be sorted promptly. Another is, anything relating to agreements or plans should be done via email. As with any tenancy, you should make sure you and the agency both have the pics/videos of the property as soon as you move in, so that you know what state the property should be in for when you move out. I would highly suggest liaising with Langtown prior to exiting the tenancy in order to be explicitly aware of what will be expected upon moving out. The standards for cleanliness are extremely high, which is a double edged sword, but no issue as long as you are aware. Also, make sure you find out where all the Elec/gas/water meters are right at the beginning of the tenancy. Saves time and effort down the line. Some suggestions for you guys at Langtown: Everything from the beginning of the tenancy and throughout was amazing. For end of tenancies though, based on my own experience, I would highly recommend sending a checklist as soon as someone sends in their notice so that they have something to work with in terms of cleaning and what they need to focus on or report before leaving, and suggest to the tenants that they use professional cleaning services and provide the invoice. Essentially, to manage expectations and make the leaving process amicable and quick and also as seamless as possible. Other than this, all the agents at Langtown that I have had contact with in the tenancy were extremely professional in their email correspondence and were truly cooperative. I happened to be evicted due to the landlady wanting to sell the house, which made everything a little bit more stressful, however this is not a reflection on the agency. All in all, my experience has been rather positive. Massive thanks to Claire and Christine!
