See our google review for pictures. We were asked to leave a review for our experience with Lancasters on the day we picked up the keys. I did not feel like I could without retaliation while the tenancy was active. We primarily dealt with Daniel White and the agency's managing director, Kevin Crossfield. We had a viewing where we were verbally informed the works on the house would be completed. They were not by the time we picked the keys up. Photos attached: incomplete works, visible debris, carpet still covered in plastic to protect from works, ladder left behind in a room, food rubbish still left in the fridge etc. The property needed hours of deep-clean by ourselves. On raising concerns, we were initially met with an understanding of the situation and an assurance to fix this quickly. Nearly a month later of constant inspections for remedial work, constant emails, many phone calls of escalation, and formal complaint we managed to get into a position to be able to live in the house. We were told we couldn't cancel the tenancy as it is a fixed tenancy and so it was too late. We were then told it was our fault for wanting to move in on the date we wanted. We were also told we knew what the property looked like on viewing despite clear assurance the works would be completed prior. We were also blamed for being unreasonable that the property had only minor issues, despite the pictures attached. A whole month of rent felt wasteful. We were also repeatedly informed that as agents they were only able to act on what the landlords can authorise, which is understandable but they were continuing to take commission from our rent hence also responsible. Further problems with the house through the tenancy included: a delayed response to replacing an internal smoke alarm (1 month), a completely missed expired gas certificate where we were contacted nearly a month after the expiration to set a date at which point we had a response a month later to this. At this point we decided to move out and not continue to be involved further. Any further evidence to this review would be available as they have all been neatly organised.

We rented through the Penistone branch of Lancasters and found the experience very stressful overall. At the start of the tenancy, we requested an inventory, but this was not provided. As no inventory was given, we documented the condition of the property ourselves, which provided some reassurance regarding the deposit. However, from a landlord’s perspective, this represents a lack of basic process and exposes both tenants and landlords to unnecessary risk. When we moved in, the property was not in a suitable condition. There were areas where wallpaper had been stripped, plaster was missing from the walls, and rubble had been left on the floor. In addition, the property was advertised as unfurnished, but items such as a single bed and a freezer had been left behind. We also experienced delays with essential repairs. The boiler was leaking and repeatedly losing pressure, and it took approximately two months for this to be resolved. In the meantime, we had to manage the issue ourselves, which we did not feel should have been necessary as tenants. There was also an issue with an extractor fan which we were initially told would be an easy fix, but this was never resolved during our tenancy. Communication was difficult throughout. It was challenging to get responses, and the only way we were able to make progress was by escalating matters to management. Even then, responses were unhelpful and did not adequately address our concerns. It was only after raising the issues with a regulatory body that action was taken to bring the property to a liveable standard. Having previously been a landlord, I understand the importance of proper documentation, communication, and ensuring a property is fit to live in from the outset. Unfortunately, this was not our experience. We hope this feedback is taken constructively to improve standards for future tenants.

A Mixed Experience, but Improvements Made We’ve rented through Lancaster Property Services twice now, and while the overall experience has been positive, there are some areas that need improvement, particularly in communication. During our first rental, we encountered several issues. For example, we were informed that the property was council tax banded, but it turned out it wasn’t. Additionally, there were network issues that we had to resolve on our own. These challenges were frustrating, and we felt the communication from Lancaster’s could have been clearer and more accurate. Despite this, we decided to return to Lancaster’s when we found a new apartment we absolutely loved. Signing for the new property was a much smoother experience. The staff who greeted us were lovely, and their apprentice was as helpful as ever. Special mention to Kieran, who made the process efficient and straightforward, he really is a credit to their team. However, the experience wasn’t without its hiccups. A particular staff member confronted my partner regarding a review he had previously written, asking why it hadn’t been deleted after he requested its removal. This interaction felt unprofessional and detracted from what could have been a fully positive experience. While we tried to explain that the review wasn’t written with negative intent but as constructive feedback, the staff member dismissed our concerns, attributing the original issues to factors “out of their control.” To Lancaster’s credit, when we brought up the council tax issue again during this process, Kieran actively stepped in and contacted the council to get it resolved. It was reassuring to see that improvements were made once we raised these concerns repeatedly. Overall, this time around, Lancaster’s showed noticeable improvement in their service. With better communication and a more consistent approach, they have the potential to be truly exceptional.

Renting through Lancasters Penistone has been an extremely negative experience. The 1-star rating is an aggregate across the following categories: Answering Questions: Frequently non-responsive to questions such as 'X is broken. Can you confirm whether this is the landlord's responsibility to repair?' Customer Relations: They ask you to send emails which then go unanswered for weeks, in many cases months, often tell you 'Leave it with me' but then never follow up. Timeliness of Repairs: 3+ weeks to fix an electric shower that had no hot water (in February), 7 months to even attempt scheduling a gas repair; being told other repairs will be done but somehow never are, and Value for Money: see preceding comments. Unlike many other letting agents these days, Lancasters Penistone do not have an online maintenance/repairs portal. They insist on you putting everything in writing, but rarely do so themselves. This adds to the disorganised and inconsistent communications: they might call you via WhatsApp, or you might get a missed call from the office landline but no one leaves a voicemail. Then you'll get a text from anonymous who tells you Lancasters gave them your contact info and can they come to look at the repair you requested on the inventory when you moved in 7 months ago. I was hopeful things had improved under the new management, but it appears the initial good show was merely lip service. I could never have imagined how utterly demoralising trying to conduct business with this firm has been!

Left us living in mouldy damp property, with bugs, beetles and worms coming from the attic. Lost lots of our furniture. Never found a proper solution while I lived there. Rent was £725. Would NEVER advise to rent a property from Lancasters again. Luckily moved out after a year but feel sorry for whoever took the property next.

I have taken a good look over the file before writing this response and am slightly confused as to why you have wrote this review over 9 months after the end of your tenancy. There are multiple things about the review I would like to discuss and try to resolve, I did try to call you last week regarding this but am yet to receive a call back to discuss which is concerning. If you are happy to write one star reviews on small businesses Google pages which can affect them extremely negatively, then I would recommend you contact us directly so we can discuss the issue and hopefully explain our side and why it can be extremely difficult for Managing agents and the issues we can encounter sometimes when wanting to get work complete at properties. Alternatively, if you would not like to have a conversation I would urge you remove this review as there has been multiple chances for us to have a chat either during your tenancy or throughout the 9 month period between now and the end of your tenancy. My partner and I fell in love with a property we saw in Barnsley town centre. The listing on Rightmove was accurate, and we appreciated the quick turnaround for a viewing, which matched our pace. During the viewing, everything went well, reaffirming our desire to rent the property. However, we felt that key information was missing from the listing and was not provided during the viewing. When I asked for clarification, the responses were brief, lacking detail, and often ended with “I’ll have to ask the landlord.” This occurred several times over multiple days. From the outset, I made it clear that I needed an active internet connection from the day we moved in, as my work requires a reliable connection 24/7. I asked whether there was an existing line or if I needed to arrange for an ISP. Lancasters assured me that there was a line and that it would be active on our move-in day. When it came time to sign the tenancy, Kieran, our assigned estate agent, was a pleasure to work with, though the duration of the tenancy was never mentioned until I brought it up, which felt unprofessional. After signing, I again asked about the internet, having been told previously that the line was active. Dan then came over and informed me that I needed to supply my own router, something that should have been communicated much earlier, given the importance of this for my work. This last-minute revelation was frustrating. Dan also mentioned that our landlord lived in the flat, which turned out to be completely untrue. On move-in day, I discovered a wireless access point already installed, indicating that the landlord had considered this issue. This was not explained to me beforehand, which led to unnecessary stress and over £100 spent on networking hardware. I called the office to ask for the access point password and Dan refused to provide the landlord’s contact details, assuring me that he would ask the landlord to contact me. No such call was made. I ended up finding the landlord’s contact information myself, as he is a business owner. Once I spoke to him directly, everything was resolved smoothly. The landlord mentioned that Lancasters had failed to inform him of our move-in date, otherwise, he would have arranged for the property to be cleaned. In conclusion, I would not recommend Lancasters due to poor communication and unnecessary complications. Moving is already stressful, and their handling added extra, avoidable pressure.

Lancasters have been fantastic from start to finish! James showed us the property and he was really friendly, chatty and answered all our questions about the property. We made an offer then we dealt with Pat, she was also lovely! They kept us informed throughout and the service they provide is amazing. We met with Alex at the estate agents to collect the keys and he was nice and wished us well with the property. All around amazing service, definitely recommend 🤩

Team were so helpful and anything that hasn’t been perfect has been fixed and I’m going off only being a tenant two weeks with them in the busiest time of the year! Really lovely team! Being in my early 20s and having a dog that I adore and people that questioned me about being able to rent with him but with Lancaster’s I found a perfect home not just for me but my furbaby because of these lovely letting agents who made it possible for me and my dog to sit back and relax in our home! I had a very good experience with Lancasters, they were so helpful with everything, helping me find a removals company when i was let down at nearly the last minute. With skip hire, helping me find someone to help with removal of goods from property I wasn’t taking with me. They were so friendly and kind at a time that was so stressful for me. Many thanks to the Penistone team - in particular Debbie - for expertly and diligently managing the sale of my late mother’s bungalow following her sad passing earlier this year. I live outside the area - the team managed everything on my behalf, handling many viewings before the right buyer came along for the sale, then managing all the solicitors in the chain to get to exchange and completion last Friday. Debbie kept me informed throughout, nothing was ever too much trouble. The sale was also an emotional one for me, which Debbie recognised and metaphorically held my hand during the sales process. All in all, Lancasters provided a first rate service - Thank You and I would not hesitate to recommend their services for your own property sale.
