I dealt with JLL in relation to a UKPC parking charge issued at The Broadwalk Centre, where JLL/Centre Management were asked to review the matter as a goodwill/proportionality issue. The charge was £100, reduced to £60 if paid quickly, for what appears to me to be a minor bay-alignment issue. There was no damage, obstruction or safety issue identified. Centre Management confirmed that they can request cancellation of parking charges in some circumstances, but JLL declined to intervene and referred the matter back to UKPC’s appeal process. I understand that parking rules need to be enforced, but in my view this was a poor use of discretion. JLL’s response felt focused on whether the charge could technically be issued, rather than whether a £100 demand was proportionate for a minor parking-position issue involving a genuine visitor. This experience has left me with a poor impression of how JLL handles customer-facing property management issues where private parking enforcement is involved.

I had a really good experience with RMA Properties. I lived in one of their properties for around a year and was very happy with the service. They were professional, helpful and easy to communicate with whenever I needed assistance. Everything was handled well, and I would definitely recommend RMA Properties to anyone looking for a reliable letting agency.

It's my third year with RMA now and so far the experience has been amazing! Even though I've had my shares of miscommunication in the past, my new property manager-Emily has been excellent. Recently we had an issue with our washing machine which was dealt promptly and in an efficient and professional manner. Emily has surely raised the bar high. Looking forward to more good times with RMA.

DO NOT RENT FROM RMA!!! Over the last year I've had the displeasure of renting under RMA properties. From before move-in the process was consistently made complicated by lack of care from the staff - and this did not end upon arrival. Once moved in, we realised the house was in terrible condition, broken appliances, beds, lights, mould growing in sinks, walls actually crumbling apart. Despite numerous emails and alerts to RMA about this it took almost our entire tenancy to fix the majority of these issues, some of which were never solved. Now, as we're moving out, we are being criticised heavily for the state of the house which is to no fault of our own as we have been trying to tell them all year. At the same time Robin and Karina have been asking for us to leave good reviews mentioning them personally, so here it is. For your own sanity do NOT choose to go with RMA, you will regret it.

AVOID AT ALL COSTS! This company is perhaps one of the worst I have ever had the misfortune of dealing with. From the incompetence of their work to the unethical way in which they conduct it, I am surprised and appalled that they are still in business. The price of their properties may seem like a good deal compared to others in the area, especially for students, but the suffering that comes with trying to deal with their blatant ignorance, greed, and lack of will to do their jobs make any other option a far better one. Their poor replies and lack of professionalism are shameful, too; we had the misfortune of having at least half a dozen emails completely ignored by Karina. The condition the properties they offer are in is frankly embarrassing. If you have ANY other option for a place to live, do NOT choose RMA.

Another example of an agency ripping off students for their deposits. Parents beware - when signing up to a tenancy for your child, the agency washes their hands of liability of other tenants (ie if one person has wrecked their room and leaves in a state, all are liable) and charges extortionate rates for cleaning, even if you have evidence of poor cleaning on move in. My advice is don’t accept a property on move in unless immaculately cleaned, and agree the ‘rules’ with the other parents for damage liability - as no protection is afforded by the agency it seems. No wonder the renters rights laws had to be changed……..

This was my first time renting a property through an agent, and I had an excellent experience with RMA. From the initial home viewing with Holly, who was friendly and informative, to the seamless handover and support from Silas Singh, the Letting Administrator, everything was handled efficiently and professionally. Silas was especially helpful and responsive throughout the process, which made the whole experience stress-free. I was also really impressed with the cleanliness of the property when I moved in, it was spotless and clearly well-prepared for new tenants. A big thank you to the RMA team for making my first rental experience such a positive one!

Our experience with RMA Properties was extremely disappointing, and I would strongly advise others to avoid using this agency. From the very beginning of our tenancy, the property was not cleaned to a professional standard, despite this being expected before new tenants moved in. It immediately gave the impression that little care had been taken to prepare the property. Communication throughout our tenancy was consistently poor. Our property manager left the company, but RMA failed to inform us or assign us a new point of contact. As a result, multiple emails went unanswered and were not forwarded to anyone else, leaving us without support for long periods. We also had major issues with the sofas in the property, which were unusable. Despite this, it took nearly two months of constant chasing before they were finally replaced. During this process, RMA repeatedly insisted that one of us had to be at the property because they claimed they had lost our spare key. We rearranged our schedules and missed multiple university lectures to accommodate this, only to later discover they had not lost the key at all. On numerous occasions, we felt that RMA prioritised the landlord's interests over ours, despite us being paying customers. We were often made to feel as though our concerns were an inconvenience rather than legitimate issues that deserved attention. The overall maintenance of the property was also poor. It was obvious that little to no upkeep had been carried out between tenancies, leaving us to deal with problems that should have been addressed before we moved in. Towards the end of our tenancy, as final-year students, we finished university a couple of months before our tenancy ended. We spoke with our property manager about finding replacement tenants to take over the remainder of the tenancy, which we were told was permitted under our contract. We found suitable replacements within a few weeks, but RMA took so long to process their applications due to their poor communication and delays that the landlord ultimately rejected them. We were then informed this was because of the new Renters' Rights legislation. This information was never communicated to us beforehand, and had we known, we would not have wasted our time finding replacements or waiting for RMA to process them. Overall, our experience was frustrating from start to finish. Poor communication, lack of professionalism, slow responses, inadequate property maintenance, and a clear lack of consideration for tenants made what should have been a straightforward tenancy unnecessarily stressful. I would not recommend RMA Properties to anyone looking for a reliable and professional letting agency.

DO NOT USE THIS COMPANY!! Read the older comments. Truly incompetent & extremely poor communication. Had multiple of with this company giving us extremely last minute short notice and missing names on documents for tenancy even after correction multiple times for the past year. After several emails regarding issues, they took weeks, sometimes months at a time to reply. Most of the people working here are extremely unprofessional. Absolutely atrocious and a waste of time. Stay clear

I have dealt with RMA properties for over 20 years and leased a commercial premisses through them and I can honestly say they have always been exceptional and professional with me at every point........ after 25 years I decided I did not want to renew the lease and RMA understood and helped me leave the property as easily as possible....... on a personal note they are a great family to deal with ...... Lack of proper checks before students moved in to property. Bins not emptied. Shower broken and not fixed. Slow to respond to emails. Contractor does not respond to calls or text messages . Daughter left without working Shower for four days and counting. Broke cupboard when daughter moved in. And all other issues. Happy to collect rent and do very little work

I’ve noticed a few negative reviews here, but based on my personal experience over the past three years, they don’t reflect the level of service I’ve received. In many cases, concerns seem to arise from deposit deductions due to damages, which is a standard and fair process followed by most letting agencies. From my side, everything has always been handled with complete transparency and professionalism. There are no hidden charges, and all terms are clearly explained from the beginning. As long as expectations are met, the process is smooth and straightforward.

I'm quite surprised by the negative reviews as my experience so far has been nothing short of excellent (moved into their property recently). Emily, who is responsible for this property, is very friendly, responds to questions and requests immediately, and is super helpful in general. Quite a few things were not ideal and they got addressed right away. In fact, things got fixed of which I wasn't even aware that they were broken. So far, I'm super happy with RMA!

Great experience, fast responses, and reliable agents

My friend and I moved into our student housing on Juene Street last year through RMA Properties and have had a great experience so far. Our inquiries and issues are always solved quickly and efficiently by the landlord and the RMA agent, Farhan. We had new sofas brought, a new fridge, new hob and and always been treated kindly and responded to very quickly. Overall, we had a great experience so far living here and we have also decided to renew our contract and live in this house next year as well.

An absolute disgrace, Rma will try and defraud you and steal your deposit. Silas Singh lied about having cleaning and repairs done tried to deduct £800 after I paid for a cleaner for a house that was a state when I moved in. He refused to even let me start the deposit dispute process so it took me nearly 4 months to get my deposit back. There are many other reviews stating the same. Avoid Rma at all costs.

Before renting, I looked at these reviews and thought - well, I’m an experienced renter, if everything goes well, I’d have nothing to worry about. If you feel this way, PLEASE reconsider and save yourself the trouble. RMA does not value your time, take care of their properties, or have any semblance of competence. Worst of all, they WILL try to exploit you and take as much of your deposit as possible. After our agent (Emma Kearney) completely fumbled the replacement or a broken appliance, she ignored us for months until we moved out, at which point Silas Singh said they’d take £750 out of our deposit for it. Even trying to sort this out with the DPS is excruciating, as RMA takes a week to reply to any email that isn’t them asking you for money. In the end, the DPS resolved that we’d only pay £50! My advice to potential tenants is to seek out an agency less incompetent, negligent, and exploitative than RMA, i.e. any other agency in town. My advice to former tenants is to seek out the DPS and Property Ombudsman for compensation, as they were established to protect renters from this exact type of estate agent.
