Amazing Estate Agent

Throughout my home buying process, Ryder and Duttons Team has been absolutely impeccable. My main point of contact throughout the process was Geraldine who not only kept me updated regularly via email but also called me to check in and was amazing at responding to any queries I had. She chased on my behalf, brought forward any concerns I had to the seller and resolved any problems extremely quickly and efficiently. I’d also like to mention Dylan who facilitated the multiple viewings I had. He was polite, friendly and knowledgeable. Huge thanks to everyone that has supported this process, would highly recommend.

I would like to thank Branch Coordinator Laura Chadderton at Ryder And Dutton Oldham for making our experience great.We moved to Ryder And Dutton after marketing our property for over a year with another agency and were placed with Laura and immediately we knew we were in safe hands. Laura committed to selling our property and her professionalism and expertise was immediately apparent. She organised a the diary for viewings and kept all parties informed at all times. Laura maintained a dedication to selling the house even when we lost thr first buyer which was very reassuring and we completed with the second buyer today. She has gone above and beyond to make the sale as seamless as possible and has kept us updated on the progress of the sale even if she was on leave . The absolute best experience

I recently sold my property with Ryder & Dutton, Heywood branch. It was a very positive experience from start to finish. Starting with Fran Whittle who came out to do do the initial valuation with her obvious experience and knowledge of the local market, which is the most important aspect of selling. She also did the photographs and write up and it was listed online within just a few days. From that point on I dealt with Megan D’Angelillo at the local branch who was just excellent in every aspect of her position. She moved to another branch shortly after and Jenna Henley took over, who was also excellent, extremely efficient, professional and with great communication. They have perfected their process and they execute so well, both individually and as a Team. I received multiple, daily emails about viewings which happened immediately the house was listed, which they also handled for me. I had multiple offers within the first week and Jenna was on the ball at all times until we accepted an offer that we were very happy with. Once we agreed with the buyer, the transaction went as quickly as their bank would allow. Jenna kept me informed every step of the way, I never had to call once to ask for updates, she preempted any question before I even asked. It’s rare to get such service, I cannot recommend them highly enough. It becomes very apparent that using your local estate agent who has known the local area for so many years is a must for viewings and communication. I also used a solicitor they are not connected to but are familiar with due to their long, established network of local vendors, which made communication flow much better than if I’d introduced a random, unknown solicitor. This just added to the efficiency of their process to completion. I had no issues at all. Had there been any I would rather have a highly experienced local company on my side than a random online company who have no connection or attachment to the area. I can recommend Ryder & Dutton without hesitation, it was a pleasure to deal with them. Big thanks to Fran, Megan and Jenna, and Catherine who communicated with me also, you were all totally awesome!

Still the Best

We had a number of challenges in selling my late parents house, not least that we all live in Australia. However initially Tony in getting the property on the market and then Amy as our negotiator were both extremely helpful and Amy was excellent at following up with all parties and communicating updates. I sold my house recently through Ryder Dutton after the excellent service I'd previously had from them as a purchaser, I was not disappointed. From the first approach until the day of completion they were great, friendly, efficient & knowledgable. Fiona amd Freya were brilliant at helping me consider offers & in negotiating and I sold at a price I was happy with.The chain to complete was long and therefore complicated, Fiona went above and beyond to keep things moving and to ensure the completion date happened (despite some lack lustre solicitors for various parties). Wonderful team to work with. 16 viewings booked in a day and the house sold within a week at the asking price. We did the viewings ourselves over the weekend.Leanne came out initially and got the spec for the particulars and price right, the photos they took were really good and Martha was so efficient in taking the bookings, supported by the team calling me every 30 minutes. What's more, R&D were also acting for all those making an offer on our house so knew where they were in the process of selling their house.

Carmel was totally amazing

Carmel was totally amazing. At the end of the sale we had many problems and she stood firm and made things happen. Never phased in spite of numerous setbacks mainly caused by our buyers and their solicitors. We, our solicitor, Carmel and the man who we were buying off worked tirelessly to make the exchange of contracts and then completion happen in spite of the problems we faced.Ove the years Ryder and Dutton have been my go to estate agents. Hopefully this will be our last ever move but if there was to be another ther would only be one agent we would go for!

Best to Avoid this Estate Agency..

I was served section 21 notice just just after 6 months of renting the property, they claimed the owner wanted to sell and I offered to buy. They then came back to me that the Landlord is no more interested in selling and a family member was moving in. I eventually moved out. Alas, time to pay my deposit came, the agency and the landlord came up with various excuses to avoid paying back my deposit. By the way I am a very compliant tenant, paid on time, even emailed to ask them what my balance is before I moved out and paid every penny. I did not trash the property and the property was handed back the way we met it. I have a decent amount to purchase a property, emailed 2 of their sales team members already but will never even go near them as I am so disappointed in them right now.I am so so disappointed that they are trying to avoid to pay back my deposit with all tricks in the book. This is my money and I want it back fully.

Do your research

The whole experience has been saved by one member of staff Jenny.. Without jenny we would have moved estate agents and gone with someone else. We didn't have the best experience over all due to our buyer. However going forward , There needs to be an outline of what order the whole process happens and who deals with what . Viewings need to be confirmed, too many no shows these should be confirmed before hand to save unnecessary disruption on peoples lives and for the agent. There should be a pack to explain what a solicitor actually does and what the agents do. Jenny was finding out information before the solicitor she has been our saviour it needs to be outlined at what point the solicitor should be contacted and if it's purely down to the agent to sort everything, its easy to think you are the only customers they are dealing with but comunication is key, there were times we would send emails then all of a sudden we get one back with an update . Fridays seem to be the email day, everything seems to appear friday before close for the weekend so then another two days of not hearing anything ,we would not reccomend Holden smith (recommend by Ryder and dutton) do your research and check the past reviews. never again ! Too many directors and not enough knowledge on people skills / communication , looking at the reviews we were not the only ones having a bad experience with them . Jenny has basically done the solicitors job for them, every email sent from holden smith was actually done initially by the agent . this is our second house purchase its the most stressful life changing experience we have ever had ,we will not be doing it again. We all are experts at our jobs with out knowing it , selling and buying a house is not something everyone does daily , giving someone an overall good experience should be key. Explaining the following , who does what ? Time frames, We have constantly contacted jenny for updates. Make a day weekly for communication, saves a million emails backwards and forwards . pick a day and ensure all office understand the process your needs and expectations . Don't be loyal to local not always the best way .
