Matt assumed main responsibility for pursuing the actual sale. Updates were provided at least on a weekly basis and suggested reviewing of the property valuation based on interest. The deposit was protected now they are having to seek legal advice. Stay away from 150 Ansley road. Do not rent it! Our records show that the tenancy ended in February 2026 and that currently you are in dispute with the landlord regarding a number of end of lease matters. The landlord is entitled to make a claim against your deposit and should you disagree with the claim made by the landlord you are able to challenge it. This process takes time and we are obliged to let the process take its course.

Dear Mr Jones,
Further to your recent correspondence regarding the release of your tenancy deposit, I write to clarify the current position.
As the deposit is protected with MyDeposits, we as agents are unable to unilaterally release the deposit without agreement and instruction from both parties, or alternatively through the formal dispute resolution process provided by the tenancy deposit scheme. During a telephone conversation last week, you were advised that, in the absence of landlord agreement or engagement, the appropriate course of action would be to raise a formal dispute directly through the MyDeposits scheme.
Following the end of your tenancy, we made numerous attempts to contact the landlord regarding the deposit return. Unfortunately, despite repeated efforts, we were unable to obtain instructions from the landlord until Monday of this week.
The landlord has now confirmed that they intend to raise a claim against the entirety of the deposit and have provided their reasons for doing so.
Under the Housing Act 2004 and the rules of the MyDeposits scheme, the 10-day timescale for repayment of a deposit only begins once agreement has been reached between all parties regarding the amount to be returned. In this case, as there is no agreement between the parties, that timescale has not been triggered.
As previously advised, if you disagree with the landlord’s proposed deductions, you will now need to raise a formal dispute directly through the MyDeposits Alternative Dispute Resolution service. This is the appropriate mechanism for resolving disputes where agreement cannot be reached.

Once a dispute has been raised, MyDeposits will contact both parties and request the relevant supporting evidence before an independent adjudicator reviews the matter and issues a binding decision.
For the avoidance of doubt, we are unable to release the deposit funds without either:
*agreement from both parties; or
* direction from the tenancy deposit scheme following the dispute process.
