GoogleZebraLets needs to take accountability for its landlords as they charge extortionate money for houses they frankly can’t be bothered to repair or look after their tenants.
Rented with zebra lets for a year and it was not a great experience. From moving in the house hadn’t been cleaned (there was a full hoover after hoovering the carpets), handles were missing on the fridges with a sagging floorboards in one bedroom that a cupboard had been moved over to hide it.
While usually ZebraLets would respond to maintenance calls quickly, there was next to no effort from the landlord to fix anything in a timely manner, and no communication to zebra lets about what he had done. One issue of a broken fire door - a fire risk, was left open for over 50 days and then ‘resolved’ despite no maintenance being done on it - it remained broken for the duration of the tenancy. Furthermore, even when there was a hole in the kitchen ceiling (reported early in the tenancy, maintenance man of the landlord blamed it on us), which was associated with multiple leaks through the wall and black mould, nothing was done. Even when, at the end of the year long tenancy plaster was falling through with every rain the landlord described it as a ‘cosmetic issue’ despite being able to see the sky through it.
Our garden wall wasn’t built despite in august 2022 they promised it would be done ‘next week’. Builders started in the spring but then left the wall incomplete for the remainder of the tenancy.
These were just a few of the issues my house faced and while promises were made, nothing was followed through. Do not rent !!!

GoogleOne of the worst letting agencies I’ve had to deal with. Moved into the property to find broken furniture and damage throughout the property including large holes in the wall which were never repaired. Property needed constant maintenance even though we were told it wouldn’t need any before moving. Roof developed a large leak which we reported immediately as an emergency repair, but we were told it would take two weeks for someone to get there. A few days later the ceiling collapsed and nearly hit one of the tenants. Landlord and contractors would turn up whenever they liked, even though we repeatedly asked to be given proper warning. Contractors would enter rooms without knocking, sometimes whilst people were sleeping or getting changed, and the landlord at one point threatened us. Most of the work that needed doing was left unfinished by the time we moved out. All of this reported to ZebraLets but most of our emails were ignored. Left the property in a much better state than when we found it but still didn’t receive the full deposit.

We appreciate that issues such as leaks or maintenance concerns can be very disruptive, and we understand how frustrating delays can feel. In this instance, the repairs were managed by the landlord’s appointed contractors, and we passed on all reported issues promptly.
Unfortunately, factors such as contractor availability and weather conditions can occasionally affect repair times, but we do always aim to ensure updates are provided as soon as they are available.
Regarding access and communication, we agree that visits should always be arranged with appropriate notice and respect for tenant privacy. We must re-iterate that we made every effort to remind the landlord’s contractors of this throughout the tenancy.
With respect to the deposit, all deductions are processed in line with the independent deposit protection scheme. Tenants are always entitled to raise a dispute if they disagree with the outcome, although in this case, no dispute was lodged.

Awful scammers and never do anything. Rude to work with and just overall very disappointing. So many problems with the house and they blamed us for all of them.
ALL GOOD REVIEWS ARE FAKE!! - Find it very odd that the reviews are either very very negative 0-1 stars or 5 stars amazing reviews. Seems very dodgy to me.
Had a leak in our kitchen literally water pouring on our electrics and had to call them 4 times (they answered every time and said they could come round) for them actually to come??
Then they stole all of our deposit too because the house wasn't clean. We moved out on 31st July and new tenants moved in same day. Then they carried out the inspection a week later and blamed all the stuff on us. Taking them to court currently.
Mattresses were dirty on arrival (even took photos to prove this) and this was somehow our fault.
The leaks in the kitchen were also somehow our fault too when the plumber said the plumbing and pipework was all dodgy.
The scuff marks and dirt on the walls (we had photos to prove it was like this on arrival) were never painted over but we had to pay for their painting at the end. After reading through government records we aren't legally responsible for this level of damage (even if it was us) but according to Zebra Lets and the landlord we were.
Overall we felt like the landlord caused so many issues for us but Zebra Lets never helped us or defended us they just made the issues worse. We went through a agency to help make things easier for us but overall it make things a million times worse.

Hi Natasha, you did not have your deposit stolen. Your group was given every opportunity to respond to the landlords proposed deductions which you rightfully took. There was a disagreement between your group and the landlord which resulted in the deposit decision being made by a 3rd party independent adjudicator from the Deposit Protection Service. As previously mentioned we do not benefit, financially or otherwise, from any deposit deduction.
Maintenance issues occur at properties and we, as agents, we can only be asked that we are judged by our response. We are happy with our response to maintenance requests during your tenancy and do not feel that your group was treated in any way other than with courtesy and respect.
Overall, we’re disappointed with your review and experience. We’re sorry that you are upset by what has occurred and would be open to discuss this with you further.

GoogleDO NOT RENT WITH ZEBRA LETS!!
Be aware of renting along ALLINGTON AVENUE.
Landlord let our conservatory leak for over half the year during winter months directly onto our fridge/ freezer, washing machine etc. We had to escalate this to the council and EVENTUALLY he temporarily botched the issue, which is only awaiting further damage.
They will allow landlords to completely take advantage of you.
Had to go through a lengthy process to get our full deposit back, luckily this was protected on DPS.
They evidently DO NOT CARE about their clients and completely stiff students because in their eyes we seem to have no rights (which would NOT happen if this was regular renters).

GoogleI stayed with Zebra Lets in my last year of university, I had given them a 3* rating at the beginning of the tenancy, highlighting the things they’d done right and what could have been improved. I no longer believe the service provided warrants a 3* rating.
The service provided was sub-standard, upon moving in, all of the rooms smelt bad, the carpets were dirty, the walls were chipped and had holes in, and the table, which they claimed they would replace, also had graffiti on it. The bathroom had disgusting stains and the fridge had green mould and smelt bad. The lock for one of the rooms did not work, and the spare keys lockbox did not work as expected. The tap water handle was also partially broken, it broke during a house viewing, and they would later try to convince us, that it was just a “feature”.
Furthermore, the lettings agency waited until our moving in before trying to fix (some of) the issues. Upon finishing our tenancy, rather than providing a deadline for the return of keys, they called me up on a Monday morning (3 days later) threatening to fine me if I did not come into the office with them in half an hour. They would later forget that all of the keys were handed in and would try to deduct it from our deposit, upon informing them of this error, their response was, “As a gesture of goodwill, the landlord will remove the charge for the keys” rather than apologising. When asked to confirm whether or not this had been checked off their inventory, they ignored the email, the only email they’ve ever ignored btw.
Finally, we were happy to pay for damages caused by us during the tenancy, however, the landlord would try to price gouge us by requesting ~£560, this is bad conduct, and legally, the onus is not on the tenants to disprove claims, it is on the landlord to evidence damages. Upon substantial back and forth with video evidence, they reduced it by £260, Zebra will claim they have nothing to gain from price gouging, this is misleading, zebralets is responsible for summing damages at the end of the tenancy, which they did not do competently.

When your group showed interest in the property we provided several documents for you and your group to review. Included in the initial email was a template tenancy agreement which outlines the terms and conditions set out in lease for your group to review prior to committing to the property. Set out in the agreement is a clause referring to the Guarantor being a person who is acceptable to the Landlord at the Landlords absolute discretion. We have discussed this prior to your review so we’re surprised to see this has been highlighted.
As previously discussed, your Guarantor has been deemed acceptable by the Landlord and, due to their circumstances, the Landlord merely requested further documentation from them. A concession was made by the Landlord regarding your guarantor and your group was given the opportunity not to proceed with the property should you of had a change of mind.
In the pursuit of improvement, we will review our processes moving forward following your suggestions.

GoogleAt the start of the year we rented a place from top 365 that turned out to be uninhabitable, according to the council. At that point in time we had nowhere else to go. We looked around with a lot of different estate agents and zebra lets were the only agency who understood the predicament we were in and tried their utmost to help. I was a previous tenant for Zebra Lets in my second year and this year has confirmed that I shouldn’t have left them. All the staff in Zebra Lets are extremely helpful, professional and made us feel comfortable. They were always prompt in helping us with queries and made life very easy in our home. Googleplease please to any second/third years thinking of getting a house with your friends and settling for a deteriorating zebralets property, PLEASE don’t do it. you’re better off going back to student accoms, these people are slimy, apathetic, dishonest thieves. they cut corners to make as much money off of you and couldn’t care whether you live or die.
the house was in awful condition and they refused to fix anything, we didn’t have a working oven for months, the toilet seat and showers broke multiple times, the couches were filthy and cracked. the only thing they did install were new automatic lights, but of course they cut corners with that too because they turn off every five seconds (not exaggerating, i counted). the paint was literally crumbling off and there was decades worth of dirt built up in the kitchen, and they had the nerve to take pictures of it and put it on the document for our deposit like we caused it, along with three pieces of fluff and took over £200 for cleaning. the area itself might as well be the slums, it’s cheap bc you get what you pay for. i walked past a landfill every day to get to my front door.
the viewings were literally every day at one point, sometimes they wouldn’t give notice which doesn’t feel nice when you’re getting ready for uni and have strangers waiting outside your door for you to finish getting changed or when you have a deadline in 3 minutes, because they refuse to go away even if you tell them no. the viewing staff was also rude and would make snide comments about our rooms, which only added to the experience of feeling like a zoo animal.
READ the contracts bc they’re counting on students not being bothered or not understanding them to take advantage of you. we all thought we paid our £250 deposit already and found out after that it was advanced rent and we still owed £250 each, when they worded the contract to look like we already paid it. they take off 10% of the money you pay for bills and keep it, which you won’t realise until after the tenancy when there’s not enough money to settle the bills even though you paid them more than enough. i don’t understand how they can live with themselves purposely taking advantage of students who are struggling financially as is, but whatever makes them money. DON’T live here. if you can afford it, live in the university accommodations.

I’d like to address some of the concerns you raised:
Maintenance Issues: We understand how frustrating it can be to experience maintenance problems. The oven was reported on 22nd September and was repaired by 2nd October. During this time, the property did have a working hob and combination microwave. As for the toilet seat and shower repairs, while we aim to resolve all maintenance issues promptly, there were delays in January and February, which were not up to our usual standards. We apologise for any inconvenience caused and are reviewing our processes to prevent such delays in the future.
Deposit Deductions: It’s important to clarify that Zebralets does not profit from any deposit deductions. All deductions are made by the landlord, and in this instance, the proposed deductions were accepted by the tenants at the first opportunity. Tenants always have the right to dispute and negotiate deductions, and we encourage this if there are any concerns.
Advance Rent and Administration Fees: The advance rent payment is a common practice and is clearly outlined during viewings and in the tenancy agreement. The payment structure, including the £250.00 deposit due upon the first term’s rent, is highlighted in bold on the second page of the agreement. Additionally, the administration fee for managing utilities is transparent and specified in the utility management agreement, ensuring all charges are clear upfront.
Viewings: We understand that viewings can be disruptive. Our goal is to provide notice for all viewings, but we acknowledge that there may have been instances where this did not happen, and we apologise for any discomfort this caused. We will look into this internally to ensure better communication moving forward.

GoogleAbsolutely horrible service, do not go with this company unless you want them to give you unclear information to ultimately leave you with no house and no support. Im a student at the university of Nottingham and I have had to deal with the unprofessionalism from this company for months, different people emailed me requiring different things. I would offer to go to their office and they would refuse to see me until I had to just unexpectedly show up one day.
At all times I have been polite and understanding and tried my best to provide them with anything they needed from me. At the end they gave the house to another group of people. We had a really high chance of not being able to find a house for the next academic year due to their incompetence. Luckily after many tears and stress looking for places we were able to find a place somewhere else with another company.
Im being serious do not go with them.

The several people you refer to include the viewing agent, the office manager, directors of the company and our legal team, all these people were working hard to try and facilitate your application over the course of several months. We spent time on the phone, over email and in person with you, offering advice and support, to try and resolve this situation. At no point were we impolite or refused to deal with you.
The landlord of the property decided to go with another group (we act on the landlords instructions) after taking the property off the market for your group for at least 2 months. Your failure to provide the required documentation, required by the Government, left ourselves and the landlord insecure in our ability to complete the tenancy paperwork and, as such, we were unable to proceed with your application.
We’re delighted you have managed to find accommodation. We did not wish for this situation to end in disappointment for you and your friends after the difficulties experienced.

GoogleThis would’ve been a fine review if not for a few things that became a trend: consistently not providing 24 hours notice before a house viewing, even though ZebraLets AND the UK government provides each tenant with a “How to Rent” guide where this is clearly outlined as a requirement. If this is a simple error in the system, fine, but still needed addressing. Staff that come to conduct these viewings can be incredibly rude, sometimes not bothering to knock and just unlocking the front door (this is just basic respect, would you not want the same when someone comes to your house?), or quickly becoming rude when you tell them you haven’t been given proper notice.
